Te fact she's not a bar girl is a leg up already. and from what you've said about your real estate venture it sounds like a great opportunity. If you've done your homework (which from what i gathered you have) i think this will turn out very well for you. Not many people know that by starting your company and being a sole share holder, your going to be 100% safe even if things don't work out with your new partner. My partner and i looked into it recently, you need to talk to a good legit lawyer who can actual explain the finer details, but majority of buildings, condos, malls and etc aren't thai owned. Most are from the US, UK and Aus with also a lot through out northern asia and europe. Bank Loans for it on the other hand is very tricky so you'll need most if not all of the cost up front. I'm also not sure how good the contractors are here and how tight they are with deadlines. The whole point of it is to start a PTY LTD which is just a hollow shell to get around the loop holes of foreigners owning land here. Once that is started a certain number of shares are made up and are normally valued at the start up money you put in,Eg: if you put in 100,000,000 baht then you would have 100,000,000 shares. These shares are owned by you personally and you would appoint yourself as director. Thus meaning you own and run the company and own all the assets within the company. This is pretty standard in nearly every country around the world, as it is seen as a major tax loop hole and to protect yourself legally if something was to go wrong. The idea of starting a company is very easy, but as for making the company profitable through such things as property ventures in Thailand i wouldn't know the actual risks involved. You can start a PTY LTD in like 2 weeks or less, you just need a lawyer to draw up the paper work, sign it pay for the shares that you have indicated to be created (which i don't know what the minimum is in Thailand), then the money of the shares that you have paid for goes into your company bank account and ready for use. Funny I thought you had to have Thai shareholders, which the scammer lawyers suggest getting around by using illegal front-men "nominees" for a fee. And I'm sure registering for the stock exchange isn't part of the process for 99.9999999%. But if one company eg: your property development side becomes very profitable and you want to expand to say share trading or etc, then it would be safer to start a separate company so the new one does not risk the profitable one. Worst case scenario is your company owes the banks and creditors a bucket load of money and so you would declare that company bankrupt whilst all your assets in the other company can not be touched since it is not under you personally, even though technically it your still very well off. This is how the rich stay rich through so many failed new ventures. Double check it mate, but pay extra and use a brand name firm, i'm pretty dam_n sure that no thai share holder is needed. I'm not sure but you could always look at registering a company back in your home company and see if you can buy land that way. And by registering your company, it still doesn't make it a public company. I'm not sure about decades for the major properties, but i do know a lot of international companies are buying land to build condos at the moment. My Aunty got me to google a letter that was sent to her recently from a german company that was making offers to buy land. From what i gathered in broken english from google translate, they offered her around 70, 000 euros for the house and land, i'm guess it might have something to do with the bts expansion since apparently her house is along the expansion plans 1 Link to comment Share on other sites More sharing options...

After 6 years I went back to Thailand as I really love it then , I meet another lady that was 4nearly 4 years ago and we are so happy and for once You first came to Thailand 8 years ago, yet your story spans more than 10 years I'm a little confused with the story also. You mentioned that you got sick and spent a long time in Hospital and the money ran out and your (then) wife ran away. Where does the money come from to finace the land purchase which you have done already and would have to been paid in Cash? NEVER build a house until you've been married AT LEAST 5 years. And you are talking about building 30 frigging houses - this has to be a joke, no one could be that stupid, surely.
