Hi all,

From what I've understood I can only get the retirement Visa if you are over 50 so that leaves me with the option of the "business visa". What products is it that you have to buy for 10 mil baht to get this. Can I do a mix of bonds, stocks, real estate, fixed deposits e.g? Also if you bring your partner (not married) will I be able to sign some kind of paper declaring I will provide for her?

I'm not looking to do the visa runs or ED, just invest and retire. I've seen some sites offering "income packages" where they create a company, buy you some condos and rent them out so you get income that way, but I'd much rather rent apartment/villa and stuff my money into a mixed asset allocation.

Any input would be much appreciated.

Yes, the investment option allows a mix.

No, only when married (not same sex) can your partner be a dependent of you. You partner will need his own reason to qualify, such as studying in Thailand.

The non-immigrant visa categry "ED" continues to be available.

Can I do a mix of bonds, stocks, real estate, fixed deposits e.g?

Not really. You can invest:

1. In fixed term deposit with a term of one year or greater with a government bank such as Krung Thai.

2. In government bonds. (I seem to recall that these have to be bought directly - not in the secondary market - but can't find where this is stated.)

3. In a combination of 1 and 2.

4. In a single property costing more than 10 million Baht.

5. Or rent a property for 3 years or more with a total rental cost of 10 million Baht. (Not sure how the calculation is done, nor have I heard of anyone going down this route. I'm pretty sure it doesn't mean sign a rental contract for 30 years and pay 28,000 Baht/month.)

2.5 In the case of investment: Each permission shall be granted for no more than one year.

B. Investment of no less than Baht 10 million: The alien:

(1) Must have been granted a non-immigrant visa (NON-IM).

(2) Must have evidence of transferring funds into Thailand of no less than Baht 10 million.

(3) Must have evidence of investing in the purchase or rental of a condominium unit for a period of no less than 3 years issued by a relevant agency or government, at a purchase or rental price of no less than Baht 10 million; or

(4) Must have evidence of investing in the form of a fixed deposit of no less than Baht 10 million with a bank which is registered in Thailand and has Thai nationals holding more than 50 percent of its shares; or

(5) Must have evidence of investing in the purchase of government or state enterprise bonds of no less than Baht 10 million; or

(6) Must have evidence of making an investment as set out in Criteria (3), (4), or (5) with a total value of not less than Baht 10 million.
