Speak to Khun Add at Modus they have single desk office space for around 10k a month. It's the building that the huge led sign hangs off at the junction of Thepprasit and Thrapraya

My old place in Naklua had a decent sized boiler room in the basement. Not sure if that's what you are looking for though.
