this looks a bit dicey to me. What exaclty are people going to invest in?

would hate for someone to troll on here spend a load of cash started from a local thai visa forum.

You might want to find a company that specialises in getting capital for companies.

Or sunbelt asia ( google them )

The question you have to answer is what recourse does an investor have if either the returns do not materialise or you refuse to pay or the investor wants their capital back?

If you are a farang either the property is already in a company name or wife's name. The ownership of the land would probably need to be pledged against promised returns with the risk the land being sold off to deliver such if the payments default. Either a bank or equivalent would hold the assets with your/wife's signature to liquidate the assets in the event of default, so there is no risk of you reneging. Still interested?

There are not many investors interested in putting money into someone else's project without any control of it. Ask yourself, if you you would want to do that. Some might be willing to buy you out, if you are in trouble, or lend you money at high interest rates with a sale or redemption charge on your title deeds, or on the basis that you transfer the land to the lender in advance and have a contractual right to repurchase if you can pay back the capital and interest, which doesn't usually happen.
