Help with housing

My partner and I are looking to move up north from BKK. We are looking to rent a house but all the online ads seem well over-priced and no one replies to emails. We're thinking of going up and renting a bike to drive around for ourselves, but ideally we'd like to have some places to see already set.

We're looking for a free-standing home, fully or partially furnished. Bedroom and bathroom numbers don't matter much. Ideally a motorbike ride from the city... Ideally no more than 5000-6000 baht.

General consensus seems to be get a Thai friend and drive around and look for "For Rent" signs, and negotiate directly with the owner.

Also visit the place at several times of the day and week to make sure there aren't any chronic noise problems.

5000-6000 does not get you anything close to the city that is livable.

Maybe an apartment but only the studio kind.

6k gets you a new 2 room apartment just off Chang Kian Road.

Bedroom, living room, kitchen.

or 2 bedroom house with garden about 10Km from the center.

Or a place in Chiang Mai land ..... but swimming home during rainy season sucks!

I paid 12,500 for a huge 2 story house inside the moat for years ... loved it there.
