Looking for good contractor to build a 2-bedroom house in Phetchabun (Isaan)

GF wants to build a house in Phetchabun.

Looking for a good contractor.

Also an idea on cost of a standard 2-bedroom 100sqm house with above average (but not luxury) fixtures, doors, windows, tiles, bathroom? How about 200k Baht for manpower and supervision + we buy everything else ourselves?

What are the important negotiating points?

I know I am asking for too much, but any info would be highly appreciated.

Can't help you, I built my house ten years ago, so the prices would mean nothing now. However Phetchabum isn't considered part of Isaan, you might get better responses in the Northern Thailand Forum. Sorry I see there is no Northern Thailand Forum,and since Phetchabum is right beside Khon Kaen, perhaps this is the best place to be.

how much land has your gf.got,you will need at least 60-70 sq.wha.

when you say a 2bed.house do you mean a bungalow.

a 2bed.2bath.1living area,1kitchen,space for 2cars,about 100-110sq.meters.

a good contractor to build going on prices around korat you would be looking at 1-1.25million bht.all in.

The land is quite lagre, more than enough. Yes, I mean a single-storey Bungalow, but a small one, only one shared bathroom. And no need for covered garage. I was hoping this can be done for 700-800k. But perhaps I am out of touch. We probably need to seek quotes from several contractors to get a better idea. Any suggestions (can PM if you prefer).

If you're looking to build a bungalow/house/mansion for 7-800k, no doubt you'll find someone who says they can do it. We just built a 450sf, single bedroom (15'x15), single bathroom (shower, toilet, sink), extra large roofed porch and tiny kitchen (included in the 450sf), with insulated steel roof, good electrics, inverter air con, insulated blocks, very nice bed, small sofa, nice Index clothes cabinet, all tiled, painted with very good quality paint, insulation in the ceiling, real wood door on the bedroom, hot water heater for just shy of $12k.

Taper back on the thickness of the steel roof, scrap the insulated blocks and insulated ceiling, scrap the ac, nice bed, nice wood door, buy crappy paint, and give the workers minimum wage versus 500 a day and I could easily do the same size building for several thousand dollars less.

Look at the DIY building a house forum .... or similar wording.

You won't get a 'contractor' to do a build of that size - and certainly not at that price.

If you are driven by budget your only option is to look at local labour and buy materials yourself.

I built a 96 sqm, under roof, one bed bungalow (with 32 sqm being balacony) + 4 4 4 roofed sala + 56 sqm store room for a million Baht.

I then extended it to put on a proper kitchen, a dining room (about + 35 sqm) and halved the balcont to make a second bedroom - another 500k Baht.

This was using an experienced builder (read handyman cum farmer) and of local labourers and women to do the donkey work.

Paid the builder 400 Baht a day as he had his own tools and I liked him. Labourers 300 Baht a day and the women got 250 Baht. Electrician and other subbed workers got between 350/500 day.

Number one rule - if you only want to pay (rural) Thai prices then only expect rural Thai standards.

i am happy with what I got because I knew what I was paying for - make sure you will be.

Oh - and don't try and supervise too much. Let them make their mistakes (and they will) and let them put them right. The secret being to discover faults as soon as possible.

Understand what the builder is ordering - if he says he needs 200 roof tiles, do the maths and check because you may only need 170! Same with sand, rock and cement. Also find the best (price and location) supplier.

Let your GF find the builder - she or her family will know someone. Avoid using family.

Be aware of one quick story - farang in a village build a house for his GF. Another girl in the village got a Falang and asked the local builder to build a house for her. "What design would you loke" he asked.

She replied "I don't care as long as it costs more than the other house!"

as jip99 says if you know what your doing and will be on site buy it all yourself and look for a builder and view his work.tell him exactly what you want and not what he wants to do.but if like me you suffer with hbp.and stress stay away.my build was 5million and if I had been on site with most of the so called I can do it workers it would never have finished.we bought a lot of materials when we have added to the house after the build,eg.front garage extended,guttering allround,from inderpendant retailers who will or should give you a better price than going to franchise company's.
