Udon Thani : new road planned ; threatens many homeowners with compulsory purchase?

UDON THANI: -- Homeowners in several new housing developments along the ring road of Udon Thani are threatened with compulsory purchase of their homes and land, if the city should decide to implement a years-old plan for a new road .

We were informed by an affected homeowner from the new housing estate 'Baan San Sa-Ran' on the events of recent weeks.

This is a summary of the events between April the 9th to the present day:

On the 12th of April, a village community meeting was held at the Baan San Sa-Ran at which the inhabitants of the village were informed that Udon Thani is planning to build a multi-lane road, which would run straight through the village.

At the meeting the attendees saw a plan that showed the future course of the new road, and were told the details of the procedure with regard to compensation or compulsory purchase of properties. After the construction start date, owners have 3 months to sell their property . If no buyer is found, they get an extension period of two months to negotiate with the government for indemnity. This article is very confusing. On face value this seems to be a simple case of "Eminent Domain" where the government pays the homeowners for their homes so the government can bulldoze the homes to build a road. Under "Eminent Domain" homeowners are under a "Compulsion" to sell their homes or more importantly their property to the government.

So this statement, "After the construction start date, owners have 3 months to sell their property. If no buyer is found,..." makes absolutely no sense at all. What buyer? Why would anyone buy a house that is slated to be destroyed for a new road. Finally the government is nothing more than a thief in the night by paying them only 800,000 for homes that cost 4M+ baht. "Eminent Domain" is bad enough because there is usually no fighting it, but being given a fraction of your home's value is outrageous. I wish the homeowners luck.

The only people who would consider buying these homes is a greasy insider who has some government connections. Buying for 30 cents on the dollar and mysteriously getting fully compensated for the original price in the end wouldn't be such a bad investment.

Stupid is as stupid does....

This does not apply to farangs...only to Thais...

Farangs are not on the title of the property ...and had no rights of ownership to begin with.

how do you suppose you are going to argue any case without a title.????

There were a couple of instances in Phuket which took several years to resolve. One was a 4 way road from Chalong to Rawai with a small stretch not more than 10m x 4m where the "supposed" owner of the land kept some water tanks until he got compensated for millions of Baht.

Maybe they are pushing this road now because the law will drop next year but they should at least pay market price although who then determines market price although in this instance everyone should be able to prove what they paid & that is what they get plus some interest on top.

Land does need to be expropriated for the "general good" but good for who, the public or some greedy moneygrubbers which is too often the case in this fair land.
