First Charge On Property

Hi, does anyone know how to check who has a first charge to a property? Can we find out from the Land Office? Can we also find out from Land Office who has lodged a caveat on the property?

My concern is after I buy a condo and name transferred to me, there is also someone claiming a

stake in my condo.

Guys, can you help me out here? I do not want to go through a lawyer.

Property registrations are public records, but I would advise someone you trust who is fluent in Thai to check the records if you don't want a lawyer. Caveats are not normal, popular in Australia, but liens are quite common.

Yes, enquire at local Land Office. There is no guarantee that the transfer made by the Land Office is free of encumberances. You need to ensure a detailed check on the records is made yourself!Including that the unit is owned by the proposed vendor. Caveat Emptor! I have no connection to any Law Firm, however where Condo acquisition is proposed, I feel for the money involved it is worth employing a firm such as Sunbelt to check on everything.
