Land Price in Buntharik, Ubon

Hi

Long story, usual Thai stuff.

I am Australian and have Thai ex-girlfriend, I met her after divorce from first wife and know her almost ten years, know her parents, brother, brother in laws and sisters quite well, have been to her village many times etc etc. She has been to Australia a few times and knows some of my family etc, we get on well and have always kept in touch and I always see her at least a few days when I go back to Thailand, she looks after me and my friends, helps with purchases and hotels etc.

Eventually, after it became too hard with her and Australian visa and age of my children in Australia and usual Thai girl things we broke up (but always kept in touch) and eventually I meet and marry an Australian girl. New wife has been with me to Thailand quite a few times and met the ex and they get on famously etc etc. Everything no problem. New wife always wanted to retire to Cambodia, but after seeing Thailand, absolutely loves it.

So now Thai ex says she want to buy some land in her village to build house on (I can easily afford) and there is 2.5 rai next to her parents place for 500,000 baht that I know and like, big mango trees, close to the small shops, across from temple etc etc. I say ok, but I want lease on half and will build a house there for escape sometimes (there is internet and I can work from anywhere with internet for months at a time sometimes).

But when she go to negotiate she say they put up the price almost double, so she now wants to buy different land, 5 minutes out of village, looks like farm being redeveloped. She say her brother and sisters think is good land and good place, but right now I am in Australia and can't go and look.

So my question is what is is expected current price for such land near small village in Buntharik?

I know there is no precise answer, just looking for reasonable range.

I don't know the area, but if the property is close to a district town, then the original price you quoted for was ฿200,000 per rai, probably a cheap price, double that would probably still be cheap, if close to a town of any size, if a small village, probably around the ฿100,000 level. These prices assume full title on the land.

Do nothing until you see the land in question, during wet season. Check out the neighbours within 5 klms of the land. Check with the lands office for any history on the chanote, check the type of chanote and check the boundaries. Do not trust any woman to buy unseen, she has family interests at play here.
