I'm 58-year-old male Brit on a 3 month non-immmigrant O visa. I have 800,000 in my current account plus proof of import of the money, all of which I needed for the initial 3 months at Chang Wattana. How long in advance of my 3 month visa expiry date do I need to return to Chang Wattana to apply for the 1 year extension?

Can owning a condo (plus yellow book) have any effect on visa applications?

You can apply up to 45 days before your current permission to stay ends. At that time the money must be there for 2 months, every next extension it needs to be there for 3 months.

You can do it up to 45 days early to the date your 90 days end. There is no minimum amount of time remaining rule.

Your 800k baht will need to be in the bank for 60 days when you apply.

I meant how long before the visa expires can I wait to, as in one must apply for a Non-Immigrant O 15 days before your previous visa runs out. Does "There is no minimum amount of time remaining rule." answer my question? Can I therfore go to Chang Wattana on the last day of my existing 3 month visa?

You can wait till the very date the permission to stay expires.

If that s wise is another thing, you might need an extra document etc and then have no time to get it. That is why the advise is to extend early. Extending early does not mean losing any days. The extension starts when the current permission to stay ends.

Don't leave it until the last minute (although technically you could), There's always a chance you'll need to go back for something or get held up in traffic or find mile-long queues at the office, so better to give yourself a time buffer just in case.

They start your extension from the date your current permission to stay ends, so there's no loss of days whenever you do it.

They might ask if you own or rent, but owning a condo doesn't give you any extra "points" when you apply.
