I just bought a condo at Nirun and want to change over from paying the electric bill to Nirun to paying directly to the electric company. Does anyone know what the process is? I've heard I must go to Naklua to the electricity office there, but I'm not sure.

If anyone could prep me for this and save me some time, I'd appreciate it.

Make sure you have adequate fuse installed for your needs 5 amp and running 2 pcs etc etc will blow or reset often as i found out but got a outside guy to put bigger in as i felt electric company wanted to much, oh and tip here maintenence guys pretty good and will fix taps etc for tip jar money on the whole not a bad stay inspite of what others say even though they know nothing of the place.

As a last comment you want something done many a helper availiable within whether it be visa/extension or wiring a simple plug,

high usage ac 2 puters fridge microwave tv etc on safe side get min 15 fuse you should be good as i am

nirun cheapo charlies so 5 amp fuse you can betcha you pay electric company to fit their fuse funnily enough which is already fitted and then they adjust the tarrif easy as biting a bullet in half with false teeth try it, but no need you will find out sooner or later

You will have to pay a deposit of 2,000 Baht....refundable when and if you sell on and the A/C is changed into a different name. For that reason hold onto your receipt, you will need it to reclain your 2,000 Baht.

P.S...if you do happen to lose the receipt all is not lost (as I was told) everybody insisted, including Estate Agents that I hadn't a snowballs chance in hell of getting my 2,000 Bt. back without the receipt, so being the type I am, I wouldn't accept that and wanted to hear it from the people themselves so I went to the Naklua branch office (armed with my passport) and told them I had lost my receipt. No problem, took a copy of my passport and gave me a slip of paper to bring to Banglamung Police station , which is located right beside them. They in turn gave me a form to fill out at a cost of 20 Bt. and the Electric company had already told me that after a wait of two months I should bring the form into them and I will be refunded the 2000 Bt (it's as good to me as it is to them).

You cannot change fuse yourself as the meters are locked in steel cages but u can get a broomstick in if it trip needs resetting hehe tricks of the trade my friend and the reason for mentioned payments are that anyone can work outside of the buildings and not allowed intside, nirun staff have to do the inside checking etc normally say for line checking for internet men check line to building and nirun has to get a man to check inside and almost always he has to come from bangkok lol.

You will learn that anything done within the buildings itself like replacing bath with shower or similar nirun takes it upon oneself to sanction by payment in lieu of work.

Now i'm not a greedy man by any means but my genius on this subject is worth a beer or 3 enjoy.

Why would that mean there would be "a lot there?" If they all paid on time would that mean there'd be fewer people paying their bills?

No Blue Book. Just bring your Passport and your Chanote.

You will need 1 copy of each page of the Chanote. You can make the copies on place.

If they pay in time, they usually make in in one of hundred of 7/11 or other payment places.

don't know about the Pattaya elec office but the Sattahip office requires a letter from condo management saying you want to change.

I'll go to the condo office today first to make sure I have everything I need. I hope they're open today (and I hope the electricity office is too).

Good idea--but I'll be renting the place out so I don't want to do this.

A chanote does not give a legal address, a chanote is issued by the Land Office and is the same as a deed in the West.

The local Amphur issues the Blue Book which designates the actual legal address of the condo and that is why is it is called a " house" book

They ask for the Chanote as it's the only document that can prove you are the owner of this condo unit.

The Blue Book for a farang owned condo unit is a useless document as there is nowhere your name in it.

You have to have both in many cases. The chanote to prove ownership and the blue book to show address (yellow book is also acceptable but less common). But like everything here there is always a difference depending on where you are located and your servicing company requirements

They said I need the blue book at the Nirun office. We'll see when I get to the electric office. They're not open today, I assume.
