55Jay
My issue is much smaller and the reverse of yours but I did run across "Crocodile" sealant product at Home Pro last week. Plan to repair my concrete fish pond leaks and give this Croc product a try on the entire surface. I want to keep water in, you want to keep it out. http://www.cera.co.th/en/products/repairing/
Farma
Next time you're driving around town look at all the flat concrete roofed buildings that look like the owners have covered the concrete roof with a large shaded patio area. Most of them had what started as a small seep they couldn't find.

VocalNeal
Steve, Is it a flat roof? Make sure the drainage is up to snuff. Get the boys from the black stuff to come around and pour bitumen around the edges and into any obvious surface cracks?
