Land registry

My Thai wife and myself have acquired a plot of land from her parents and plan to build a house on it, can anybody offer advice on what procedure we need to comply with for registration and obtaining planning permission etc. The land is near Amnat Charoen, and we plan to build in 2019 when I retire and hope to obtain a visa.

First of all you need to seperate youre plot of land out from youre wifes parents,so you can get youre own book and papers on the land.Then you wil find out if they have any dets on the land at the same time.If there is dets on the land,it must be payd of before it is posible for you to get a pice of it.I can take this step by step with you,so you dont get to much info in one time.It could be a timeconsuming prosess so prepare youreself. Thank you for that, the land is separate from theirs, as far as debt is concerned I will check but believe that it is clear. We are going out to Thailand next year to start the process. We have had a perimeter wall built and the land has been started to be compacted, as advised by my wife's family.

Wise words about debts. I got caught that way, in a previous relationship. My house was on land 'pawned off' 30 odd years ago so therefor virtually worthless.

Use a reputable lawyer and be very careful who you trust (including lawyers/family & Land registry).

I think the first step is to determine the title on the land, is it a full Chanotte or one of the lesser titles that doesn't yet allow for full and safe ownership. If Chanotte, the reverse side of the chanotte will reveal any encumbrances such as loans/mortgages etc, if blank, there are none and the land can be transferred at the Land Office.

Yes the chanote deed is ofcourse the first step to make sure of.Without it he could be in for a long struggle.It is not imposible,but it for sure take time and money under the table. I would advice to find a different plot with the right papers on if a chanotte dont exist.Dont need to end up in the same trapp so many have done already.

If the land is separate from theirs it sound like the right papers is in order already.Make sure so youre on the safe side.Youre next step then is to order electric to youre property.You can put the meter up where you want to on the land in the papers.There is no need to have it close to youre house-wall.In my case my meter is 80 meters from the house.I didnt want to pay the electric-company overprice.

If you want to build youre house away from nearest main-power line you also need to order poles.Big ones.In my case that was not something I could do outside the power company so all of that ended up to be 66K for 250 meter from the main line to my meter.From the meter to youre house is up to you how you solve later.I waited 6 months for a quote only on the price.Then my paciense was gone so I took a trip to the main office In Sakon Nahkon wich is my main district.I got the price the same day,and 2 weeks later all my poles where up and the meter in place.My local el-office is crap.

50 meters betveen poles is what you can calculate to have some idea if youre far of the main line.What you get first is something they call construction power.It is more expecive then normal and it can be changed when youre building is done.
