I'm selling my condo in Pattaya. Does anybody have an example of a sales contract which would be acceptable by the Land Office for property transfer, and by my Thai bank to allow me to send the money back to the UK? I presume this would have to be in Thai language but I'd also like an English translation please.

I did go through this many years ago and at that time somebody gave me a standard contract, which I sadly don't have a copy of (and maybe it's changed anyway by now).

I'd be grateful for any advice thanks.

it does not need to be in Thai. what it needs is two parties and witnesses.

when presented at the land office, the officer will ask both parties (or their representatives) to sit in front of the officer and sign some things. the land office creates its own sale agreement and puts in the numbers the two parties (or their agents) tell them to put down. sign. then with their document signed... it goes to tax window for taxes to be paid. then they make new chanote and it is done.

there is more, obviously. but it illustrates basics and the role of the  sale agreement which is between two parties and does not become part of land office files.

Gee gee777, if only I'd known I would have saved it for you. Sadly I have already sold it and you must know how rare condos for sale are in the Pattaya, Jomtien area. If you see another snap it up quick, they are selling like bad bananas. Maybe best to offer a few hundred K's over the asking price to make sure you get it.  Chok Dee!
