  1. thank you very much for everyone's input.

    We already issued letters to both, the management as well as the committee.

    We set a deadline to respond back to us. if they don't respond on time we will walk into the main management branch.

    We also already found out an engineers company who can look into this issue, price will be around 6000 baht.

    Actually the beam that is shown in the window is just some architectural decoration.

    And yes, the crack is wider at the top.

    The situation from outside is like that:

    From outside there can be clearly seen another crack going from the left to the right hand side, a few meters below the big window.

  3. If you have an apartment in Bangkok and have spent 5 Months there you are hardly a tourist. Try that in any western country with tourist visa rules and you would be denied also.

    at least in the European Union it is possible to buy property (including land of course) and therefore get a permit of stay. It is starting from Euro 70,000 ( less than 3 million baht) and enables you to stay in any Schengen country.

    So what you want to say, that buying property does not make it possible to stay in the Western country you want to stay, is simply wrong. Probably it's not possible for all Western countries but for many.

    I also don't see where the difference is between someone who is 51 with enough money and want to stay permanently in Thailand and the one who is 41 with enough money and want to stay permanently in Thailand.

    I know a rich Syrian family staying right now in Thailand and of course they don't want to go back to Syria at the moment.

    But no matter how much money they can show Thailand doesn't care at all about the well-being and denies any new visa to them. Only chance to get a new tourist visa for them would be to go back to the home country and ask for new visa in Damascus.

    At least if someone can show enough money they should let refugees stay.

    I know what you mean. But does that help if there's a grown clearly visible layer of algae on the tiles already?

    It also says "Also, keep the pool filter and pump running for at least 10 hours during and after you shock." I do not really have control over the pumps...

    maybe I try to order my girlfriend's nephew from time to time to come here after the "management" went home. They can't deny access to him and he need some pocket money… But, as he is a Thai, he does not really see where and what to work and at least I would have to order him every single step for what to do/to clean.

  6. We asked the management if we can order a pool cleaning company, we would even pay for it.

    They told us they would not allow such a company to clean the pool. They say the maintenance staff is doing the job very well.

    They simply don't get it, you can print even out a description in Thai language how to maintain a swimming pool. They say okay okay okay, we do we do we do. But they do not change anything, the algae grow as always before and the maintenance staff never use the tools to clean the tiles. It's a nightmare. I think their IQ is below 50…

  7. I want to buy the equipment to be able to clean the tiles of our public swimming pool in our condo by myself. I do not have the order or the approval of the management. So I do it completely by myself for my own benefit. Would that be considered as work, would I need a work permit? We had three algae blossoms this year and the next one is just ahead as allgaes start to grow on the tiles again. The maintenance staff don't want to clean the tiles and the management gives a dam_n shit... And as I love to enjoy my daily swim I need to take action by myself...

  8. If you have the time please first call the land department to find out if it is possible and what to do if you want to separate an apartment into two apartments. Maybe you can find out if that happened already to an apartment in our building.?


    And in several floors I already found several apartments where they put the new door.

    But we should not tell them because that would probably cause problems to the owners. And I don't see why we should make a problem to anyone.


    I am interested to buy an apartment in floor D. Then I want to build in another door to the floor on position two, same as in floor A, B and C.

    I asked the management if this is allowed and as I hate a surprise in the future I asked for a written permission.


    First the answer was that to build in a new door is no problem. For of written permission I would have to wait until the next manager meeting.


    After the manager meeting the buildings manager changed his opinion and said first I have to get at least 50% of the condo owners of the building to agree.


    So the owner of the condo in floor A who is living overseas and is not interested in anything related to the building need to agree.


    In the general meeting of all owners of the building less than 5% of the owners do show up.


    They say it's not their problem how I get these 50%.


    For me it's only worth to buy the condo if I can make this second door to the floor. It does not disturb the buildings structure and the neighbors don't care or even agree. And it would be on the same position as already many doors are on other floors.


    Actually on many apartments owners simply built in a new door to the floor. I guess without asking anyone. Just do it.


    So finally was it a wrong to ask for permission?

  9. these are not laws of the government. the government gives free hand to these committees but the rules they set are no laws made by the government nor are they in any way controlled by the government

    So nothing and no one can put any serious pressure on me if I break rules not made by the government. Especially if no one is disturbed, no one and nothing is damaged.

    It seems here some love to make a big fuss out of nothing. Actually this is why I moved away from Europe to escape these kind of people blindly and by switching off their brain wanting to follow any rule, independent if it makes sense or not...
