    Yes, 90% TCCA is the problem, but it is even worse then you say: its composition brings down the pools pH to levels below 4 and TA to 0...

    Thais do not care about this connection...

     

    But: even in Thailand there are other chlorines out there, use TCCA and a chlorine high in pH together and u never need to adjust pH and have a forever lasting grout...

    If all these are in place and a salt chlorinator is in place then you can expect to  get at least 5 yr out of the grout. With good water balance you may get longer. That means ph 7.2 - 7.6, T/A 80 - 120, keep you chlorine levels 1.5 - 3 ppm.

     

    You will be lucky to get 10 yrs out of the pump & salt chlorinator. Chlorinators don't like the constant humidity. Best brand is Australian made PuraPool. Don't store any chemicals other than salt in the pump room.

    I know pools with the grout outlasting 25 years (and counting), FC, pH and TA always in the right range of course... 5 years (or less) for the grout is IMHO the typical bad maintenance Thai pool survival time with highly acidic water

    Actually this is not true. You need to apply for a work permit if you want to start working in Thailand even if you are married to a Thai national. You need to hire four people if you want to be self employed and start your own business in order to get a work permit for yourself.

  4. Would the government shut down a building mixed residential / commercial in case certain safety standards are not be met such as no water hoses in fire cabinets or no water at all available in fire cabinets and many other issues? I mean I never heard of such a case in Thailand.

     

    In the building we have an apartment such issues are to be found just everywhere. Unfortunately the district office responsible doesn't care if a foreigner is complaining about such issues. 

     

    But when it was mentioned in the Line group of Co-owners that the government would be informed a committee member replied then the government would set a deadline to fix the issues within 30 or 60 days and if the deadline would not be met they would shut down the building and let the people move out.

     

    Question is if he just want to scare people from taking action. What is for sure that the committee would not start to take action to solve the problems.

     

    Furthermore it would be interesting to know if anyone can recommend a real estate experienced attorney...

  5. Yes you are right. Such issues should be taken care of by the management respectively be talked over in an annual general meeting.

    In this building it seems only the foreigners care.

    They do not even have an annual general meeting anymore. Repeated complaints to the land Department, even supported by some Thai co-owners do not yield any results. Unfortunately one of the committee members has connections to the boss of the Land Department.

    Most co-owners with Thai passports believe whatever they are told. You can show them a picture of a missing fire hose In a particular floor and they point out that the management says that there is a fire hose. They are fine with being cheated on, even worse, they like it.

    that's why you need to know CA as well which should ideally be between 30-60... With the normally used TCCA chlorine CA will be build up over time rendering chlorine useless if to high...

    Total hardness should be know as well as Total Alkalinity (which is of help to keep pH stable if in the right range)

    This test kit does not even show you how much free chlorine is left to fight pollution/bacteria/algae.

     

    Test strips that are very inexpensive give me at least a clue about how much free chlorine is left in the water. The total chlorine from the recommended test kit is completely useless since total chlorine includes the used up and thus useless bound to dirt/bacteria/viruses chlorine.

     

    In addition I bought a digital pH meter which after calibration is really very accurate. It was just a few hundred baht...

  8. I have an important question about the system in Thai courts. How does it work in criminal cases? Let's say someone is accusing you to have damaged something. The police could not find any evidence against you. So the police is not taking any action since there would be no point.
    Now, in Thailand anyone can take action in court if the police does not do it if claimant thinks they have enough evidence against you.
    How much time does a defendant have to present their point of view? What kind of evidence is allowed? Videos, photos?
    Maybe some additional information might help: in this particular case the claimant is clearly in violation of Thai law. This system to fight fires in a condominium building is not properly working. Some floors there's no water at all since the valves to open the water were not tested in decades. So even a strong man using all his power cannot turn on the water, can not open the valve.
    In some floors are no water hoses. in some floors there are no nozzles. Especially in the floors with no water nozzles there's not enough pressure to fight a fire.
    So knowing all these facts and sending a report to the district office the building is located in did not yield any result, the district office doesn't care.
    The buildings management got self confident saying: "You see even the district office says everything is 100% fine." 
    They reported back to the residents that everything is working and everything is just fine. In order to prove them wrong a video was taken in one floor showing that nothing is working properly.
    Now the management says the damage already existent in this particular floor the video was taken in is new. It was caused by the residents who took the video.
    As mentioned before they got the police involved. But the could not find evidence that the residents who took the video caused the damage.
    As a result and in order to save face they filed criminal charges now by themselves.
    They also say the damages are 30,000 baht.
     
    Anyone with experience in Thai courts?

  9. Here is the situation: for five years I stay on Non-O, multiple entry, based on marriage. Very convenient since I travel out of Thailand frequently. Okay, in January we tried to apply for an extension of stay but one stamp on a paper from the revenue department was missing. So they only gave an extension of stay for two months. My current Extension of stay expires March 13. I fly out of Thailand tomorrow coming back March 3. I again fly out to Germany March 12 (Of course I will have the confirmation of the flight on hand to show to a potentially concerned immigration officer)

    So actually I do not really want to apply for a reentry permit since it is a 1000 baht, not that much but still a waste of money, especially if not necessary. In my opinion it should not be a problem to get a visa exemption stamp, am I right?  I mean with all these reports about people getting problems I thought it's a good idea to ask for opinions ????

    Now, if I take a huge loan and buy a new car and house I am better off as well. For now. Look at the debt Trump amasses. During his campaign the stupid cheered to him when he announced he would get rid of the debt. They believed him when he said his tax cut would bring more money in than it would cost. All bs so far... He inherited a booming economy and again the not so smart including him connect it to him, from the first month of being president.... Just that should ring a bell, but yeah...

    we fly out of thailand at least 6 times spread all over the year, so why waste 1 day at immigration for an extension of stay? Not the same as a border run, yes but still...

    is all this really working? Yes it is. We have another purifier from Xiamoi with a built in digital PM 2.5 meter. If you turn off the Xiamoi purifier, switch on the Hatari purifier and let it run for 30 minutes and after checking again with the Xiamoi purifier you will notice a significant reduction in PM 2.5 particles.

    Ever looked at one of the linked maps showing real-time pollution? Phuket right now is 42 and this is in Phuket town. So what you say is definitely not true. 

  14. Of course you cannot see dust particles coming out of your AC. They are just too small. And this is what makes them dangerous.

     

    Anyway your AC does only filter out the dangerous particles if it has this functionality. An ordinary AC does not filter out PM 2.5 dust particles.

     

    In our bedroom we have a Samsung air-conditioner which filters out PM 2.5 dust particles.

     

    In the other rooms we have the Hatari purifiers. They are the cheapest yet most effective. We check with a digital meter for PM 2.5 dust particles to make sure.

    If you know...  If you run just your air con in purifier mode right now, but don't run any separate air purifier units, what kind of room PM2.5 levels can the air con unit get down to..by itself?

     

     

     

    Our Samsung AC is just as good as any 2.5 air purifier. Within about 30 minutes pm 2.5 is brought down to about just below 20 (from 70). Note that not every samsung model has a built in pm25 purification system. It is printed on the model if it has one.

     

    In our lobby/living room we have the Hatari purifiers, found them to be the cheapest option. Works also very well.

     

    We check using a Xiamoi Purifier with PM 2.5 digital meter to see the actual numbers.
