  1. Any particular reason why an international drivers license wouldn't work? You should be able to get one in BKK on any type of visa and you are allowed to drive in Thailand with it....

You have to be the holder of your current, valid homeland license to get an International Permit. I think you will find that you are unable to drive in Thailand using the International Permit alone or at all.

  2. In industry circles we call this a sale and leaseback. Its more commonly found in commercial property, no legal issues with it at all.

Now assuming that you can find an investor that will accept your rental terms, there should be no problems so long as the contract is drafted well. You will of course have to ensure that any creditors are paid.

The important issues to cover are the usual lease terms, the buy back clause, and the first right of refusal.

There are no hard and fast rules as to what should be done, but investors usually prefer a long lease term of 10 years plus (remember a registered lease protects your interests too). The required returns will depend on the investors' perception of risk. 12% sounds about right to me given the value of the asset, although some may accept a little less.

Its usually preferable for the tenant to set the price in buy back clause, or a mechanism for computing the price. How and when that can be executed will be another key point.

The right of first refusal is also important, but one thing you must understand that once it is exercised, its gone. So draft accordingly.

The age of miracles ....... :)

  3. A tourist Visa is a 60 day visa that you get at the embassies in Lao. At the present they are free. I thank you are confusing the 30 day upon arrival stamp as a visa which it is not and will not be excepted for a driving license.

I got a mulptiple entry tourist visa from laos for free and got my driving license with this visa.

I only found out you couldn't obtain a license with this visa after I got it. :)

The legal requirement is for the applicant to be the holder of a Non-Immigrant visa and to have a residential address confirmed by his Embassy or Immigration.

  4. First of all, they are not "medallions," they are amulets.

Secondly, to ridicule someone's beliefs, because it is different from their own and clearly you misunderstand much about the differences, is usually not well thought of.

Lastly, you are demeaning to both voters and the Prime Minister, in addition to aforementioned Buddhists in general.

Please tell me what purpose they serve?

might be similar to the effects of crucifixes worn by Christians ?

  5. For people with permissions to stay that expire after they return to Thailand, get a reentry permit at Thai immigration.

For you, whose permission to stay expires DURING your trip in Canada, you must get a new annual extension in Thailand before you travel. While typically Thai immigration offices welcome new extension applications 30 days before expiry, they usually will welcome earlier applications with a good reason. Proof of travel is considered a good reason.

    :)

  6. I mailed the 1 cubic foot box out yesterday from the U.S. to Ubon via USPS... no registering was available as I said earlier. They did however have insurance, so I guess that's my safety-net if it doesn't arrive. It was only 4$ to insure $200 worth of goods, so I hope the claims department really gives it to me....

I'm sure it will arrive with a duty claim for the whole $200 us + vat ++++

I hope you're just joking? Is there really a duty claim the receiver has to pay?

    'fraid so.

  7. ^USPS doesn't offer any 'registered' option like you guys were describing, all they have is insurance which costs roughly 25% the worth of the package (insane). FedEx charges 200$ for a 5-pound package to Thailand, but they use Fedex employees the whole way... moreover they told me that the Barbie doll I'm sending needs to be checked by the Ministry of whatever to make sure it's safe. What the f-ck!? So you're telling me there's no way to send packages from the U.S. to most populous country in Southeast Asia? :)

Probably being checked by the Thai Customs Service and they will bill the collector.

  8. The article is pure speculation. He seems to be fairly savvy in his investing and my guess is he has limited exposure. I would tend to think he has money squirreled away safely and investment would be in S.E. Asia where he knows the landscape better and has more power and influence--or friends who have power and influence--over the outcome of his investment.

Money wise, he seems to be a little risk-aversive.

He was the 'brains' behind the Elite Card. :)

  9. (6) In case of marriage with a Thai lady,

That is the key difference - the 400k requirement does not apply to you. So yes it is easier. PR is not automatic but the path can be shorter - although paperwork will still be required and how easy this is will vary from area to area (if they know what the rules are).

Would urge you to read/post in the ladies forum as expect some have experience but will not see your posting here.

    Correct as ever Lop. :)

  10. I was a missionary in Thailand a few years ago. I'm apologize if me or my friends ever did anything that upset you.

I want to share with everyone what I believe: All of us are spiritual children of a loving God. He wants us to be happy and has called prophets in our day to give us direction. These prophets testify of Jesus Christ and his ability to help us overcome sin and death.

I would be happy to try to answer any questions... or you can chat with a missionary on the official mormon website.

Feel free to peddle the 'word' but not in ThaiVisa.

Having been born and raised in Salt Lake City, Utah (pretty much "Mormon Central") I can state that most of the above posters have no idea nor concept what the Latter Day Saints (Mormon Church) is about.... The Mormon Church is a basic Christien religion with the exception that they believe the Book of Mormon was a history of what was happening on the American Continent while the Bible is a history of what happened on the European...

Yes they are missionaries and their "Mission" is to expose the local populace to the word of God as stated in both the Bible and the Book of Mormon... There is no "Planting their seeds" in local women, they are total supported financially by their families and local churches from home, take no local funds nor donations and if you take the time to speak with and get to know them, they are a really nice bunch of people, although very conservative in their beliefs and practices...

I would suggest that some of the above posters should stop showing their ignorance by stating ridiculous rumors or hearsay about things of which you have no knowledge... I am not sure, but I think that you will find that the Mormon Church is one of the wealthiest organized religions in the world today...

    Pianoman

However did they become so wealthy ?
