I think during the earthquake our condo suffered a few tiny little crack to the walls … all superficial and he covered it up with wallpaper !!! lol these are mostly in kitchen area and would mean removing the kitchen fittings and then re-drilling them Back in.

Honestly it’s only a few very tiny little cracks that we are told are superficial.

However apparently the condo themselves are doing the repairs around the condo and have set a deadline to have the work done by early May.

Now this would Involve removing kitchen cupboards and then carrying out repairs. It’s going to be dust, and just general annoyance.

We have already had many things go wrong in this condo that we are just sick of workmen coming in and out. And just when we think we can relax (in a condo that we really like) we now have more upheaval.

I have seen in other rooms they have 4/5 work even in there, plenty of dust.

My agreement says I have rite to peace and no alterations, but is ambivalent regarding insurance repairs that were needed before we moved in.

We don’t mind the cracks as they don’t affect us. I can see why landlord would want them done as the condo insurance will do it for him for free.

What can I do here ? I don’t want these works done and more upheaval, but I want a good relationship with my landlord.

You are renting, if you were owner wouldn't you want it repaired? Your other choice is move!

Cash ISA, was 3.85% but dropped to 3.6% with the last rate drop. Trading21.

    800k x3. 6% = 28,800

Thanks for the information, nice going I see the difference compare to where I have my money. Personally as I noted to each his own but for me here I have enough to worry about rather that run around jump throughs their hoops I do that enough already. I want this money which is way over the 800,000 to be accessible to my wife as soon as my number is up.

Why, through the years I hear get a Will and Trust, but from two cases of expat I knew prior to their death had one yet with it seem useless still one has to go through probate and that takes time for my Thai wife that seems worrying to her. In one case, an expat Thai wife died, she had a Will and Trust, yet when he try to execute even after a court order everywhere he went to her hometown, the judge gave him a hard time, he had to hire another lawyer to process everything when he got the order came back to Pattaya went to land office, they couldn't care less what the order was these offices are in their own world.

With that said , I feel that is the same way with banks here, each branch has their own thing!

So I keep what is necessary in the account for Immigration when my number is up she walks in take what she needs or use the ATM card. The amount more than enough to tie her over until the rest comes from overseas. Sure the difference as you noted is great but I don't want or trust the banks or government here and have money back home in C.D.'s and Mutual Funds accounts that last 5 five years plus gotten returns in the 15% range to more than make up what I might get here.

Thanks for sharing but here it is a mine field of mistrust. For those who don't share my feeling your option is a good one!

Absolutely get that & I wouldn’t want that option to close (few of my very good mates would be <deleted>’d if it did) but I think those of us who do keep the 800k in the bank get a bit tired of the people telling us how stupid we are & how we can make more money doing something different .

True, what is the difference! Is the interest so great that it generates such a massive return. What we talking 10% for a time deposit?🤣

Use "Cardless" withdrawals at the ATM (my account was opened in Bangkok but doing this means I don't pay ATM fees in Pattaya).

No idea what the 1,550 THB fee is for, only thing I pay for is 300 THB for a new ATM card every 2-3 years.

    [Bangkok Bank]

I'm talking about Krungthai bank not BB!

I don't use cardless because I read there is a flaw which leave the account open if someone in the know comes along can get into your account. True or not I do things the old fashion way LOL

  5. Prior to the scandal M, was charging 12,000 if you use their money, 7-8, if you use your own! Right now I believe the price has gone up to 14,000 to use their money.

Their bank of choice prior to May last year was BB, today I believe the bank being used easily is Krungthai, I've not heard M being able to use other bank like Kungsri.

My cousin has an account there it is a real rip off, as for fees, they charge you to withdraw your own money at their ATM, 20 baht each time then 2 months ago they charge him 1550 baht a year for the mobile application on his phone

Of course this is in Pattaya.

Running around to get paperwork? Really.

    - I need to go to the Amphur to get a K.2. We do it during a regular outing to get groceries. Takes about 10 minutes.
    - We need to go to a photoshop to get picture printing. Like the K.2, we do this on a normal shopping day.
    Takes about 5 minutes.
    - Then a trip to the bank at Big C where we do some of our shopping. I have to update all of my bank books for the US annual FBAR report which I do during that trip to the bank.
The trip the bank takes maybe 15 minutes and then do some shopping while we're there.

    - I've got a scanner/printer and do all my own copies.

Trust me - I'm not "running around for days" to get paperwork.

Some folks make this sound like some horror show to get a extension based on marriage. Trust me, it is not.

Glad you can narrow it down to such a short time frame for us to believe for sure it won't be that short at immigration, the wait for them to visit etc etc.

  7. To each his own I say, plus getting 30,000 baht interest on a 800,000 baht balance I think someone better do their math again on this one!

I married here but use the 800,000 method for as long as I can remember, never did the marriage since it was easy prior to just go to the Embassy and get a letter when they stop I used the bank book.

My brother on the other hand, going on 22 years living here year after year I hear the same stuff in March when he does the process again. After all these years he has been running around for days getting the paperwork in order total this year JOMTIEN 23 pages of nonsense!

For two years they stopped coming to his house but his year they had his wife scan some code on the desk, that they will communicate through this code, when they decide to make a visit they will notify her when that happens he has to run to the bank and update his bank book.

This year told him he must untouch the 400,000 baht 4 months after his date, and must be intact 4 months prior to application! On top this year they wanted the I.D. of his two youngest kids, of course he had to bring the house book with him this is on top of yearly going to the Ampur to get a document they are still married.

I heard this during Breakfast this morning it never gets tiring does it, said the IO, noted to him and his wife the reason for all this stuff is because of the Chinese, he being on American Chinese born and raise is treated as 22 years upstanding as far as they know LOL, like he is some communist MF who came yesterday.

This mess is because of one bank BB located on Sukhumvit, and Klang, Pattaya handling out saving account to tourist like candy for large commission under the table! The own goddamn doing like always.

Being the brother I am, I going to loan him 800,000 baht slowly up his account not to raise a red flag to his account by next year time. The guy had an heart attack in May of last year this government is NUTS! they need to all look in the mirror and see where the problems is! 😂

  8. I'm not into war, the article is correct but why not go back further and point out what countries in Europe, England did before America was born.

Then let's look at the problem with Iran, blame is put on U.S. yet everyone is standing behind U.S. hoping this time we can end these nuts after if we can't find a solution other countries might want to look in the mirror and face the reality no one else really want to help just want someone else to do the dirty work and bitch later.

I say tough to fight a surgical war a political one at that personal just bomb the hell out of them and take the oil pay everyone back for their efforts!🤣

This won't be of much help however..

The first ever townhouse I purchased for my Thai partner I had to sign a form at land office that basically stated I had no interest/entitlement to the property.

I supplied my pp and signed where directed.

Think what triggered it was the cashier cheques were from my bank my name

This situation is not the same as what the ops is noting.

Same with me when I purchase house and land when married. I have no interest in owning anything anchor to Thailand personally and gladly signed.

Prior she was already the owner of ten rai upcountry since has inherited another ten while married I've never been in the land office signing anything. I happily say outside waiting have a nice tall glass of ice coffee 🤣

Wonder what ops is thinking he owns anything?🤔

Laws are pretty similar what is obtained prior to marriage isn't yours unless during marriage you co-mingo money you brought money invested to devolope the land. Even if you did if you were to divorce and wanted half good luck with that!

I was in there yesterday and it was pretty busy as you say. I find there are too many tables and they are packed a bit tight for walking around in there. I am not a fan of the thump thump bang music coming continuously from the kids play area from about 9.30 am too. Yes, many groups of falang use it as a socializing place and enjoy the cool AC. Many start with food and drink but stay longer than they consume, I always have at least a coffee, there must be about 10 places selling that! Glad the irritating crane games have been moved out.

Did you take a look upstairs at Big-C, not even recognizable.

Need to look harder, they are still there just before the Lucky Sushi, against the glass wall, there are also second floor near the back escalator.

You are referring to money in bank method.

The OP is concerning issues with extension marriage.I

I fully understand the topic, but many of his problem if I can add is to save enough money to get away from the marriage and just do the 800,000 which is what I have done. The marriage has too many nonsense requirement year after year which just gives a system with a power based abusing that power. There is enough problems with the 800,000 that can arise with the ops needing to travel so far my opinion save up and move away from the Marriage.

We all know how immigration can be!, while things went very smoothly last year, the previous year when i transferred my visa to a new passport it was 5 hour nightmare, a simple 10 min job became an ordeal.

So when i mentioned this to Thai friends, they said why did you not take a gift? i laughed but they were serious, so you think i should take a fruit basket this time trying to imagine myself in immiigration with a massive fruit basket, mmmm we meant a small gift like a pen will help.

Any way i am still mulling it over, but in a few months if you see someone sitting in immigration with a fruit basket you know who it is.

That is a red flag! I go with my usual Chinese red envelope must smaller!🤑

  13. Chuckie is back!

My intent wasn't to get anyone upset!

I'm not making anymore assumption than the next person! But I'm a bit curious! Curious that when my number is up whatever I'm doing where I'm doing it, whatever race I might be that if someone is curious ask the necessary questions that my death was in fact an accident.

I did wonder and ask was the guy on the beach walking (sand) or on the boardway, (since the body is covered rightfully so) I also curious as to what the wife was wearing curious to me because how one is dressed walking and playing in the water. I would assume if he was swimming would be in a bathing suit since he is cover I'm can only assume right?

Now what makes me curious since so much isn't clear the guy was 79 years old bravo those who can but how many on this board know of 79 year old guys swimming?

The note that he was separated whatever that means with his wife I would assume before anyone goes swimming or do anything they would make sure the other half or whoever they came with know where they were going or doing before they do it!

I can only assume maybe the guy had some mental issue like dimentia or the big A or maybe being separated was they were both swimming when they got separated?

NeverthelessI do hope while he was alive live a great life and went on his own terms. R.i.P.
