There is nothing to stop you having a 100% foreign owned business in Thailand and operating normally. If you want to own land in Thailand, other than a couple of exceptions then you need to have more than 50% Thai owned.

Your post is just one example of someone with very limited knowledge on company ownership etc starts spreading misinformation to other uninformed persons.

I believe what you say about 100% foreign owned is for Americans due to a treaty yes?

(Treaty of Amity and Economic Relations between the Kingdom of Thailand and the United States of America )

Land your saying 50% Thai owned then I think your talking about a condo not a house right?

  2. Can Chiang Mai become anymore prison like with their enforcement of baht grabbing rules.

Sad to see it all go so badly these last few years.

But it was expected as a larger & larger Falang population grew & willingly paid into the corrupt system thru backhanders via an agent or directly thru the IMM sister companies next door/upstairs

The CM Imm crew will never give up the extra income now from things like TM30 enforcement or residence certification etc etc

CM now the largest Falang Prison in Thailand

Glad we sold the CM condo & kept a home far to the north where Imm is as yet not infected

Try to remember fellow foreigners CM is not the only nice spot & you do not need to bend over & spell Run every time you

    visit an Thai immigration office

They did vote. It is just they were duped by the Reality TV Con Artist turned traitor.

The sad thing is that these voters refuse to say they made a bad choice and are willing to deal with any fallout to save face. TTDS. Traitor Trump Delusion Syndrome at its finest.

555 Is that what you think?

Who is the delusional one ?

Well I guess you have to convince yourself.

You will have a tough time explaining the re-election ?

But on the upside TV can start a new Survey asking the same question

Age is everything when considering Thailand but it's often omitted in posts. I've lived here for 13 years also but I came when I was only 23. I visit back home (Colorado USA) every year so I haven't lost all touch, but it's clear now that I'm in my mid 30's I'm cheating myself out of too much by living in Thailand (Chiang Mai in particular). I'm not prepared to move back yet but I'm making moves in that direction and trying to talk myself up because I know it's the right thing to do.

My personal top list of issues and please note these ONLY apply to people my age. If I was 50+ I would have an entirely different perspective.

    ---snipped to save space---

Good post & I can tell you as one who is 50+ & left in 2016 the only difference from your post for me is adding in the need for quality medical coverage at a fair price

It is there yes but like most "Thai Things" can change anytime for no apparent reason or logic.

But overall I feel exactly the same as you. You put it quite well

The downside things you brought up do not change when your 50 except maybe we are less likely to put up with them (because we had options)

The ones that don't have options are the bitter ones you see here from time to time

Now we visit 3 months a year & like it much better

Like you I cycle & appreciate the good drivers & clean air we have back here in the US

And if they get to a point where they simply can't afford to live here, I'm assuming they'll establish a new life elsewhere.

    There is the problem

If they simply cant afford to live in a cheap place like Thailand

You think they have airfare & restart money to another spot?

You think if they are broken health wise they can leave?

Whose problem do they then become?

I would not blame Thailand if they get much stricter on visa extension financial requirements,

especially proof of health insurance & exit/repatriation costs

Oh one more thing might be worthwhile checking is SSA, especially if you haven't worked in the US for a while. I'm only 59 so I got a ways to go you.
Sign up for an online account and check out what you qualify for. It's pretty shocking how the numbers pan out for an early payout. For me, basically claiming at 62, versus 66 halved the monthly payout

    That is odd,

Usually it is roughly 8% a year & for most about 25% less taking at 62 vs 66 & 4months

But if you do a proforma & use the average they use of 83 years  old average expire

You find not much difference in total collected

I made a spread sheet showing my amounts for 62, 66 & 70 years old to start taking & by 83 they were all within 20k hi vs low

I am always asked if I want the transfer in USD or Thai baht? Which provides the most?

    Always transfer onshore never offshore

So in your case transfer USD to be converted at better rates onshore in Thailand

And, of course, a reasonable person would expect even more special attention devoted to protocol regarding royalty

    ???

    Your kidding right?

The only folks who believe in "Royalty" are the ones brought up believing they are beneath the "royalty's" feet

This situation had no good possible outcome. If Trump bowed & groveled the insane whine of the Dem's would be that he was beneath the office same as the other side yelled when Obama bowed in Japan

considering that the average american monthly pension is around 1400 bucks,

that makes 50% americans above threshold and the other half below income threshold.

might be that the poorer half is over represented in thailand

    You know it ?

Do you  suppose  the IRS would go through all the necessary work to  accommodate the Thai government?

It would not accommodate the Thai Govt it would accommodate the IRS same as always

It would basically just be another 1099 form they received alerting them that these US citizens claim they had an income of xxxx per month

Simple cross check like IRS does for any 1099misc

They look & see yes this person does claim this US income = no problem

or they see this person claims less or zero income= IRS will move forward with tax + penalties etc

So a person claiming income for the sole purpose of evading Thai Imm extension requirements

Just shot themselves in both feet by swearing at a US consulate to have XXX income ?

besides that $50 rip off form from the U.S. Consulate you have to show where the money came from.  You must provide poof of that money.

This was a long time coming....It was only a matter of time.

It was a given half the claims of income were BS

I always thought it would be funny if CM Consulate forwarded all the sworn to have XXX income per month to the IRS for their confirmation ??

Would have had a few surprised barstools around town
