  1. Pattaya Beach construction update

North end to Soi 3 Beach is accessable
    with brick work mostly done.

Soi 3 to Soi 5 Brick work going
    fast.

Soi 5 to Hard Rock has heavy construction. Some trails to beach
    but limited.
Some trails have planks over work area. Bus loads of tourst are
    walking the plank.

Hard Rock to Walking Street full access with some prep
    being done.

  2. Its been many years since I had a geology class so looking for ref material I found:

    http://en.wikipedia.org/wiki/Coastal_erosion

and sorting through this material to find beach erosion info:

    http://en.wikipedia.org/wiki/Beach_morphodynamics

    http://en.wikipedia.org/wiki/Modern_recession_of_beaches

So nature takes its course and the beach is eroding for now. As soon as the dynamics change it will deposit sand back. This has happened thousands of times in this beach history. The bed rock maybe 20 feet down from the beach surface has been erroded when the beach was further inland.

KohLarn was at one time attached to the mainland and erosion has made it into an isand.

The rate of this erosion is what is important. The city can only try to slow this process. Money number 1. Sandbags temp fix for small jobs. Rock cheap fix overall. Expensive to bring in that much sand.

  3. Pattaya Beach construction update

North end to Soi 2 Beach is accessable. More brick laid, sea wall and large beach drains work in some places.

Soi 2 to Twin Palm Resort has heavy construction. Some trails to beach but limited

Twin Palm Resort to Walking Street full access with some prep being done.

  4. As I try to understand this buy off plan this is what I have been told.

The developer is using this money for borrowing to finish the project. The further along the project is before purchase then the more expense for the unit.

So if not enough (off plan)purchases then the bank does not make the loan and the projects fails. Then the developer is holding this deposit and then can return or do a runner.

  5. I conversed with a Vietnam vet(American) on the beach about his experience. During the Viet War Pattaya Beach was a clean beautiful pairofdice. Today he visits again after 45 years. He was very upset. The buildings and ruining of the beach etc. Mostly the number of people and bus after bus.

He said he will never come back. He has set off to find a better beach.

  6. where are the beach chairs and the dirt on the beach?

    Good question. Some possibilities are:

1, Did not show beach chairs and dirt(sand) for artistic privilege on pic.

    2. Did not show beach chairs and dirt(sand) because the beach is eroding and there will not be room for beach chairs in a few years. Nature takes its course. If Thais do something about this eroding problem.

    A. Cheap method is to put large rock along sea wall. (already done some places on Jomtien Beach, same city as Pattaya).

    B. Expensive fix is to bring in sand by barge during high tide and top it off by truck. So the beach could become any size.

  7. Thanks ChangFai, I remember seeing that somewhere awhile back. After some study you might be correct on Beach/Klang location as you could make out the wide beach area and B/K Soi and Soi 7.

However look how close the Shrine is to the road. If they were locating it to B/K maybe they would locate away from the road etc. The tree looks to be the same as tree at Soi 6/1 and that area is a wide spot also.

Looks like big plans for all the Beach Rd to have large buildings etc.

  8. The Shrine at 6/1 Beach is next. If they were going to move it they would have started before now. Maybe use the demo equip to move or load on a truck. My bet is the next working day it will be destroyed..

Probaly not enough room to just move a few feet out of the way.

  9. Today the price for lounge chairs are B30 per day for everyone on Pattaya Beach. Thais would pay B10 more per day no problem. So I Guess quality tourist might pay B200 per day. If your paying B6000 at the Hilton then B200 is not such a leap.

This is Pattaya Beach, if you want cheap then go on down the road. Its free in most places.

The crime problem should decrease. Entrance/exit will be controlled. Some of the money generated could go toward security. I even have high hopes for the Jet Ski bunch.

The vendors would make thier money from food/drink.

There are no real parks in Pattaya, just the beach. What makes you think they arent going to change this ?

  10. Remember I am just dreaming....

    Guzz

"Fee on 200 bath for walking the sidewalk and access to the Beach, come on, it's not realistic, all beaches in Thailand are public."

If you take a trip to Samet(the island) you get charged B200(tourist) when you get off the boat. If you go to Koh Chang(the Island) Waterfall area B200(tourist). Both of these fees are Park Fees.

"If I had to pay that for my 3-5 times pr week walking there I will find somewhere else to go"

If they build a bunch more hotels on the beach then they will have all the tourist that beach can handle. And you can pay the beach fee or go to some Soi business where you can pay a bill. You gonna buy a drink or rent that seat ?

  11. I did say in post 279 that I was Just Dreaming so to recap what I tried to say:

Widen Walking Street by taking out the beach side business or build an elevaded road(not many tall buildings on that side). Then build a new road from the current elevaded road all the way to Sukhumvit.

This would complete very wide one way roads through the beach area to move massive amount of traffic.

Also as long as I am Just Dreaming:

A pedestrian fense could be added along beach side of road on the curb. Entry points every so often so fees could be collected. Anybody on that sidewalk or beach would pay standard fees of B200 tourist and B40 Thai. This would allow access to the chairs on the sand etc. The Thais already do this business model to Samet and Koh Chang. This is not a fishing village any longer, its a city.

See me at my table on Soi 13/1 PS Guest Horse

  12. Just Dreaming

    They could leave Walking Street as is except;

Have a ramp start about Royal Garden and go to Walking Street. Have columns supporting an elevated road above all business on beach side of WS. The columns could go in the tailor, jewelry etc shops and have a double lanes above. This would allow shade in the day time and make WS rain proof.

Most traffic could be funneled off beach road, then Walking Street Bali Pier elevated road, then on to existing elevated Rd then on to a new road all the way to Sukhumvit.

This would allow for maybe three times the traffic we have now.

Come on down to PS Guest Horse and we can discuss in detail.

  13. If you want to see what kind of wear and tear on these brick will be then go down to Walking Street and see for yourself. Its the same brick with same support under. WS has street traffic and foot traffic. The beach will only have foot traffic. WS brick was laid about 6 years ago.

Grid lock is a major problem in Pattaya. Beach Rd is the worst so now lets see if this helps.

For years the rumor is that the beach side of Walking Street will be torn down for street widening.

Maybe widening and/or elevated road same as Bali Pier to 3rd Rd will happen.

  14. Some of you guys are getting your facts wrong etc. So to get all this straight I would suggest you come on down and discuss beach issues. There are a constant stream of people comming in who know all about everything on the beach. I am here every day having a beer(have grey hair) on the ground floor so come on in and sit down. The place on Soi 13/1 (a few meters from beach) is called PS Guest Horse and is open 24 hr.

  15. Pics from today show 3 color bricks used at far north start of project. Not much done but something to look at and get some idea.

Maybe 20 meters brick laid with 100 more ready for bricks. The grading for road/sidewalk is already down to Soi 5. Sure there are trees and other things being uprooted all down the beach but still have good access in those areas.

  16. Pictures from today show the first landscape area at far north end which is very narrow. The concrete has been laid for the walkway and bricks have been delivered to site to be overlaid. The concrete rectangle bricks are all grey or all marine blue painted (same as Walking Street was?)

Note the location of palm trees that do not allow for a straight sidewalk at this location.

I did not get the feeling that there will be proper drainage of the sidewalk and will have pools of standing water after rain.
