Its possible for Thais to gift children property with a transfer fee of 0.5%. As a Foreigner you may not have the same rights as Thai nationals. Also, you would be transferring to a Thai National so he would loose the foreign ownership element. Land office in Pattaya will confirm what you can do

Our son has dual nationality, Thai/American.     I am hoping I can give the condo to him as a foreigner so he can maintain the foreign ownership status.

Surprised no one has mentioned Uncle Sam's Steak House, or Lucy's Tiger Den

Or Rick Menards place or Max's or Bobby Dees hotdog stand or Mizu Kitchen or many others.    I first went there in 1967 but hate to say I am having a hard time trying to remember the names of the earlier places.

  3. Just recently I have been having trouble focusing, for instance I will be driving and if I glance down to check my speed, clock etc it takes several seconds to focus on the gauge as well as my computer keyboard whereas last week I had no problem with this.    Can anyone recommend  a doctor/optomologist  at either Rutnin or Bumrugrad and approximate what they would charge for this service.    I am 75 and up until now no vision problems except for reading glasses.    Thanks for any suggestions.

And because you personally don't know anyone who "actually lost their house" then it goes without saying that no farang has ever lost their house here? I think there's one blogger/vlogger that was inspired to 'educate' others after his own personal matrimonial trainwreck... or maybe it was his alleged friend's misfortune? Either way, they're out there.

I look at it this way. There's probably a handful of foreigners that have lost the house, shop, apartments, farm or whatever 'shared' landholding they had through marriage to a local. When they come up empty handed, they tend to slink off back home rather than stick around and draw the criticism and ridicule of fellow, holier-than-thou farangs who have cleverly avoided such happenstance through proxy ownership and other legally questionable constructs... and keeping their cock in their pants.

Please try to get a life my friend.     I just said that in my long time here, since 1967,  I personally  never knew anyone that had lost their house but also I am sure that this has happened, I just didn't know anyone who had this misfortune.

I’m not saying it has never happened but is it really that common.

During my many years coming here and knowing many foreigners who have married I’ve yet to see a case first hand where this has occurred.

Couples have split yes but not in this way.

I agree.    I have been here many years too,   and I have never known anyone who actually lost their house.

Yes. It will make it easier for you to get some transactions done, like purchasing a new vehicle or opening a new bank account on your name, or getting a Thai driving license, without having to worry about obtaining a certificate of residence each time. You might also enjoy better treatment at ticket boots of tourist sites or other attractions that apply a dual pricing policy. This however depends very much on discretion of each site. With the yellow book you can get also a Thai ID card to be carried in your wallet; remember to ask for it in case. If you fulfil all requirements for getting your yellow book I wouldn't hesitate if I were you, unless the municipality concerned clearly shows willingness to profit of the situation to extort extra money from you. In fact once you fulfil all requirements it should be issued for free or almost free. I'm talking out of recent experience: I just got mine 4 months ago for free.

I was told that if you have this document you do not have to file the TM30 or do the 90 day reporting.    Do you know if this is true?

  8. Try stopping by the Tamar Bakery and Restaurant, Tel 081 4373202.     I eat lunch there occasionally and I always see young female expats in the shop.    I think they are volunteers working on assorted projects.     They are located on Third Road near the intersection with Pattaya South road.

  9. OK,  this morning I went to Chang Wattana Imm and filed the TM 30 and here are the document that were required

    1.    Copy of my passport data page

    2.    Copy of my visa

    3.    Copy of the TM 6

    4.    Copy of wife's ID card

    5.    Copy of house deed

    6.    Copy of house registration (blue) book

    7.    Note from my wife to Immigration authorizing me to file the TM 30 on her behalf.

Wife signed items 4,5,6, and 7.     My wife is the house owner so document requirements my be different if you are renting.

    I was charged B 800.
