And if you lease the apartment you probably also need permission from the owner to rent it out to others.

I think not so.... I bought a condo 18 months ago on the beach, it was to be our final home going into our old age (G/f of 10 yrs). Because I only had the money in Thailand I purchased it in her name temporarily until I got that bit sorted. When I got it sorted she refused to sell it back to me. As I have lived here 20 yrs. and learned a little about trusting people I took precautions. I had myself registered as a tenant/lease for 20 yrs. (reckoned I'd be dead when that expires at 88) in the Chanote (she cannot sell it without my signature and visa-versa). We have since split up. I am in the process now of locking up the condo and walking away from it... To be truthful, I find it too lonely living there alone at 70 yrs. of age and thinking of moving to Spain.

I consulted our "family" lawyer and asked her what are my rights....She said I can stay in the condo till the lease expires...or I can rent it out..."Up to Me"...as they say.

Because I can have a "black" heart...I have another reason for leaving it...The maintenance is 10,000 Bt. a year....which means she will have a nice bill of 180,000 Bt (18 yrs. left on lease) when she has full control of the condo.

I had another "brainstorm" though. If I can find a charitable organization ...say...for sick children...or similar...I will let them take over the condo for use as a "holiday home"...for week-end breaks etc,./ or whatever they can use it for.... Have actually started my search today.

PS...If any of you out there (no prophets of "doom and gloom"...or "drama queens" required) know of any worth while cause I would be very grateful for your input. All ideas welcomed....And...it would make this old guy very very happy indeed to have been given an opportunity to bring a little joy into a few lives.

Go back and start sleeping there.  Who said you moved out?  Then when she is not expecting it, get your things and leave.

My Ex. got my condo (long story)...and I did like you suggest....got us back together again, thought I'd get her to sign it back to me while we were on good terms again...problem was...things were going so well I didn't want to rock the boat too soon after so decided to leave it for a "respectable" amount of time...but before I knew it .. we were at each other's throaths again in no time...I left again....without even approaching the subject. Guess I have to laugh at the whole thing...better than crying anyway..555.

Then I must be the exception since I've never been asked for it when doing a 90 day report, including the previous two reports this year. I know it will be expected for my next extension of stay due in January although that too will be the first time I've needed it in over a decade of extensions based on retirement.

I was going to say the same as yourself...then I thought ..."hang on"...this could be like one of those trick questions. He said it (tm30) "had to have been submitted"...so, maybe I submitted one years ago and don't remember it.

  4. Can you not just have the 20,000 Bt. in your pocket.

I wanted to transfer 1MB to my Euro bank a/c from the TMB bank in Ban Chang recently. They wouldn't allow me to do it without a work permit. I told them I didn't need a work permit to transfer it from Europe in the first place and I have been on Retirement Ext. since coming to Thailand 20 years ago. No go...so I withdrew it in cash and went down the road with the money in an envelope to the Bangkok bank to lodge it in there (did it through them before, no problem). They wanted me to pay fees to lodge the money as I had opened my a/c originally in a Pattaya branch  (this is a different province, Ban Chang is in Rayong). So, I said "No thank you"...took my envelope back off them, walked back to my motorbike that I left outside the TMB...put it under the seat and drove down the road to Sattahip...(which is in Chonburi, as is Pattaya).

  5. "he was a smart man and hard working.  Interesting reading"

I am from Europe and only got to watch American TV after coming to Thailand.

One thing I couldn't help notice (specially during this political climate) is that there are no "working" people in that country....They are Always referred to as...the "Hard working" people.

Sorry, I know off topic...but was just reminded of it.

No matter what a Thai government hospital charged I would never use one.  I been to one with my wife  The doctor was an idiot.  I knew more than he did.

Wouldn't agree...I have been to Sirikit Hospital in Sattahip...Navy Hospital....great service and areas similar to a 5 star hotel.

Mind you, the price for a Farang was always more than a Thai national....but still very cheap.

  7. I have rented out many properties here. Or should I say....the agent that gets the customer (tennant) for me  rents it out. I'm totally "hands off". Never ever even meet the person living in the condos.

Nothing to do with "work permits" the thought of a work permit never entered my head.

I rented out my first property myself (101 m2 corner unit) to an Italian Lady and her "maid". She called me at 3AM on morning to come and unblock the toilet (blocked with sanitary towels).

Periodically after that she would call me to sweep the leaves off the balcony from overhanging trees.

From that first experience on I gladly gave an agent their 10% commission....(Money well spent).
