  1. Interesting question, as an example I know a farang who bought a 2 year lease on a bar with 6 rooms above for 1.2 million baht, without getting a *Proper* law firm to checkout the deed and financial situation of the Landlord.

    He found out after 4 months that the Bank has for-closed on the Landlord, but have granted him the extention of stay, in other words he is out when the lease expires and he can not sell the business as on going concern!

    So what's he doing now, drowning his sorrows every day and telling all his(few) customers his sad story.

    Moral of the story: Do some serious fact finding with a good Law firm.

  2. The problem with getting many views is you will get so confused, you’ll be frozen. So much misinformation out there. Go into a bar and ask 10 different people about setting up a company. You’re going to get 10 different answers. Can you seperate the correct advice from the overall answers?  

    The successful business owner is not going to share his positive views. Why should he? More competition for his business!

    Sunbelt,  that is the most logical and sensible comment I have read on this forum in over 6 months.

    Without question one should definiately take at least 3 months to adjust to life in LOS.

    A friend of mine transfered 4 million baht to Bangkok Bank with the idea of buying a business in Pattaya, only to find out that after 3 months he could not cope with the constant heat 24 / 7 .   Previously he had only experienced LOS on a 2 week holiday, so this might not apply to everyone but it raises just one issue what you could be faced with.

  4. The most simple way is when you are at the port to collect tour personal goods, just locate one of the many shipping agencies around that area and pay them to get your goods through.

    This may be a little expensive but as always in LOS they know people who know!

    So with respect to everyone's veiws and advice I believe this is your best option under your circumstances, and it is a well tried and provened way of avoiding the stress and hassel.

  5. My conclusion is you have already "reached" your conclusion and seem prepared to "mosey" along as things are.

    Answer to the question about Farangs owning Bars:

    If you do a survey about the bar owners previous employment in their own country you will find that most are from manual labor occupations, mainly connected to the Building industries, so hence they have little or no Business experience and most have never done a business plan in their life.

    So without much experience of what they can go into legally in Thailand they choose the Bar scene.  Infact that is about the most easiest occupation to get into for a Frang and certainly the attractive.

    Costs involved:

    Although most go for a Bar that has already failed (becauseof lack of planning) they develop a false sence of "But I know waht he did wrong".

    Buying a bar lease on a 3 year agreement costs are depended upon the area and what condition it is in ect.

    A friend's recent example was as follow's with 4 rooms to let:

    The lease (3 years)                    600,000 baht.

    Rent                                         20,000 baht   (month)

    Staff wages  1 cashier & 5 girls      20,000 baht  (month)

    Electric/ water & cleaner               15,000 baht  (month)

    Pool table & machines                     5,000 baht  (month)

    Additional bits & pieces                   5,000 baht  (month)

    Insurance                                    10,000 baht  (month)

    Total Monthly                              75,000 baht   (month)

    Income:                

    Rooms 50% occupancy                  15,000 baht   (month)

    Bar Fines for girls                          15,000 baht   (month)

    Arrange Airport collections ect         10,000 baht   (month)

    Total  Income                              40,000 baht    (month)

    Beer & Spirts puchase income is based on him buying bottles at 25 baht and selling them at 65 baht profit of 40 baht with his shortfall of 30,000 baht he must sell 750 bottles a month equates to 25 aday to break even, he assumes spirt drinkers are few and far between.

    His biggest profit earner is sodt drinks, cokes and orange juice which he buys at 5 baht and sells for 60 baht.

    So conclusion, working 7 days a week he must have a minimum of 50% occupancy from his rooms and sell 25 beers aday just to pay the bills.

    Wonder why most find it attractive?

  6. But I must say I think the Rolex bit is crap (pardon the expression). I know quite a few TG cabin crew and ground staff. I have never seen a Rolex (genuine or fake) in their posession.

    Howard,  Fortunatly we at the Forum do accept apoligies on words used, suh as as yours.

    The reason why? Because most people such as you only read one sentance in a paragrath, hence not able to understand the statement made.

    I merely said ( for your benifit ) no dis-respect to everyone eles who understood my comment, just check how many TG cabin crew wear Rolex watches, not saying they all do, but could it be a reflextion on the type of person they want to employ.

  7. Picture the scene:  Put before a Jury on this case.

    Two farangs drunk (ok guilty without charge there) get in a cab late at night and show insultive behaivior to a Thai cab driver, yes feet on his seat is insultive in Thailand.

    Later in the journey one throws up in his "means of earning a living" anyone out there with very young kids knows how long it takes to rid the stench of vomit in a car!

    A request for compensation is ridiculed by the farangs and they had insult to injury by banging on his cab (more damage he thinks) as he intends to drive away and leave the confrontation.

    By now he is angry and gets out with a knife with defence in mind as these 2 farangs drunk and much bigger than him to see what further damage they have caused, one pushes him in the chest, and from my fighting days that was a means to get the first blow in!

    His mood,anger and facing yet another threat (getting his head bashed in) stab's one and then when the other comes to his aid stab's him too.

    As always Cab drivers do not have insurance or even drivers licences in Bangkok so he flee's the scene as 90% do after an incident.

    That is the evidence put towards a jury.

    My opion of the outcome of the verdict will be self-defence.

  8. Incidentally the DNA test either needs permission from the mother or obtained through the judical system, which means employing a very expensive lawyer or waiting a few years for the case to be heard in court.

    If your friend is happy with the news and wants to take on the responsibilty of this child wether it be his or not, I take my hat off to the guy and hope he makes a caring and supportive father, you do not need to be the biological father to achieve that.

  9. Mai Chai,  the IMF made reccomendations to the Ministry on what conditions within it's financial structure would gain reputable regonition within the IMF Board of Advisors.

    In other "words" let farangs invest in property and invest in small business's and the IMF loan would have certain restrictions lifted in the Thai Goverment's favour.

    So the Thai Goverment at the time (being anti-farang) met the proposals/reccommendations half-way and implemented laws of only condo's purchases and land leases, even then they were optismistic that they would be able to pay off the loan advance of the term, hence agreeing to the certain conditions if they did.

    Five years later and the powers want to remind the country just how self efficent they are now, and do not need to rely upon minimal income from farangs, just how wrong are they going to be!

Some very valid points reference your situation, for me after trying most of them over a period of the last 2 years, I have completely given up with the hope of achieveing the visa for my good lady.......alternative........I'm going to live in Thailand in September, sold everything I have in material terms, and are taking every penny with me, Going to speak with Sunbelt and buy a business and build a new house.

    I sincerely believe it is the best option as it is easier for the farang to make money go further in Thailand than the Uk and if everything fails....well you can always start again from scatch.

    I have seen many people, mainly friends who have been successful at the visa application after months even years of trying and applying over and over again, only to see their loved ones end up very quickly miserable and lonely in the Uk especailly with the long winters and lack of thai information in newspapers and on TV.

    I know not everyone wants to up-root and emmigrate but please be aware of the tasks later that will inevitably face you if you are successful at getting the visa, not forgetting the double flight fairs (you & her) at least 3 times a year just so see can see her family, they very much attached.

  11. Too much!

    I do not and never have owned cats, and although I respect the feelings world-wide for "cat lovers", I fail to understand how anyone would want to make a frightened animal travel in unfamilar circumstances and surroundings for 11 hours enduring the noise and temperatures of an aircraft.

    Why not buy when you arrive and place your own cats with a trusted neighbour/friend/family member and save them the pain of the above.

  12. In my experience of the CSA they can't be bothered to investigate! Follow you to Thailand - no chance.

    Wolf, when I said you could not be more wrong I was referring to the powers of the CSA with respect that they have the powers to get the court to issue the formal notice "Contempt of Court" after they have recorded 3 formal warnings of non-complience of letters.

    "Comtempt of Court" is a criminal office and has international judical powers which includes Thailand as they have a reciprocal extriditional agreemant with the UK.

    Again I am quoting "What Powers" the CSA have so please do not under estimate that they will one day make an example of these powers.

       Anyway the topic of conversation I've had when doing "self-service" is amazing, it's like this forum without the winer's and mourners not forgetting the exercise of "stretching your legs" and "constant arm movement".

  14. Next time you fly TG check how many Cabin crew are wearing Rolex watch's (and not the type from Patong market) and I think I would agree with Bob that they are from very priviliaged back grounds, sure as h*ll the wage dosn't stretch to afford one.

    As for service I usually stand at the back of the aircraft near the galley and just help my self when I want a cold beer, never get any complaints from the cabin crew doing that, maybe some of want to try my self-service idea.

  15. Mr Thaksin has the believe that all the 3000 tourists aday that arrive in Thailand on average who spend approx 35,000 baht each during their 2 week stay, and the BOI approved investors are sufficient to sustain the income of the "Tourist" related exspected income.

    The threat of educated small business men of minor investments are unneccessory to his long term plans of total power over his country, not forgetting he is a billionare in western terms, imagine that in Thai related terms!

  16. Nothing wrong with a 65 year old Traffic Warden with BAD EYE SIGHT, it's the one's with good eye sight who would snub the average farang, who goes in search of a "Bar Girl" in LOS.

    But to be serious, these girls act on instinct not a forum for farang's with up-dated PC's and they have no say in this subject..........wow would it not be fun to hear they point of veiw on some of the loser's who cry wolf on this subject!

    Again my hat goes off to the Bar Girls who are in the driving seat of the Tourist Farang.

    Your concern is very understandable and alot of very intelligent farang with a similar commitment like yours so although the small investor (not BOI Approved) will be able to continue as they are for a couple of years at least, my personal believe is "Plan B" is worth taking into consideration.

    When I originally planned my investment into Thailand I was convinviced that one needed a "Plan B" as a security against what could happen, although I did not think it would come for at least another 10 years.

    This may be hind-sight but to not to be aware is not to be in control in my veiw, let us all have this subjuct of conversation in 5 years time not 5 months time.

  18. On reflection I don't believe he will make any financial penelities against the farangs immediately (he's already achieved that with the new visa charges) but will make it more frustrating with the documentation required for small investors.

    Further I believe he only wants to encourage BOI investers ie: 40 million baht plus, but if the sqeeze becomes not worth the pain, then watch neighbouring countries open up, anyone speak Loas?
