  1. All the countries you listed are quite manageable depending on your age and financial circumstances.

    They each have different pros and cons as to which is the best choice for you. Language,

    healthcare, companionship, infrastructure are all quite different in each country so it depends

    what you value most. in regard to a 1 year visa and being able to transfer money. Not really a

    big issue.

    No need for the CO to worry about his career, it is over.     The TM is only valid if presented at Immigration with a valid rental contract, a signed copy of the landlord's ID-Card and a signed copy of the landlord's Housebook.
    All 3 documents need to match the landlord's ID and the rentner(s) ID.
    Last year, my landlord send her son to renew the rental contract and he was denied becuase he was not on the Housebook.

    Depending on the Immigration office, there is always a possibility of different interpretations of the laws.

    Some Immigration offices ask on top of these documents some pictures (NOT SELFIES) of the rentner standing at the OUTSIDE of the house and some pictures of the rentner IN the house.

    Is all this an approach to discourage foreigners to rent houses instead of buying buying houses/condos?

    I am confused by your reply. First you say YES

    Then the rest of you answer explains a NO answer.

    Nothing has changed in his rental contract, landlords ID-card etc....

    Jomtien Immigration told me I did not have to submit a new TM 30

    if I did not move. There was no expiration date on it. I never changed

    addresses in Thailand just took a few trips out of the country so I never

    submitted a new TM 30. No issues so far.

  4. I encourage you to spend reading this forum for the next couple of months, then living

    in Thailand 6 months before making any large financial commitments to Thailand.

    All the information you need and exceptionally helpful people here. Of course a few

    wingers and chicken little's. That said everyone has varied good and bad experiences

    and you can learn from all of them. One thing is for certain. All you need to know can

    be found here on this site. Either already written about or people can answer your

    question. Best of luck and enjoy Thailand.

  5. I tend to be a creature of habit and stay in the same places. When I e-mail a hotel I have stayed at before

    about a reservation/deposit the have always  told me it was not necessary as I was a welcome, returning

    customer. For condos I have rented and am returning to I have the address but once I did not have it

    quite fully correct. It looked good to me with the name, city, street etcetera but was missing the Moo and

    numbers. I was questioned about the full correct address at the counter but that is all I could give the girl.

    After about 90 seconds going back and forth she wanting a complete address I insisting she had enough

    she sent me on my way. I would suggest everyone provide a full address. Weather it is correct

    or not is not important. That said you may as well copy it down from the hotel/condo website. They can get

    quite particular at immigration from time to time.

    I have used the Toronto consulate for Single and Triple entry tourist visas since 2008. 6-8 visas

    and I have never been asked for any airline ticket booking information. I usually fly in on

    a one-way ticket. May just a hit and miss requirement.

  7. September will come quickly. Pay your penance and don't

    overstay again. I am not being judgmental. It is just if the

    information you are trying to hide is recorded on your passport

    chip you could be in for an unpleasant return flight home. Some

    passports are not chipped so they may be able to get away with

    your deception but the risk reward is too high in my opinion

    when with a little patience it will be water under the bridge.

  8. Get married in the country where you intend to reside. Be prepared to stay there until

    permanent visas are sorted out. I have had family and friends around the world

    Canada, USA, Switzerland experience great difficulty getting their spouse home

    after getting married in a foreign country and then applying to immigrate. 3-6 years

    to process there applications. If she knows nothing about the marriage proposal/wedding

    when she enters the country, she is not lying to immigration. :coffee1:
