  3. Aren't there per transaction limits set by each bank for Promptpay? This was SCB. He says 15.8 million THB was transferred in 9 transactions, in a 10 minute period. That's possibly 1,755,555 THB per transaction. And anyone know of an app that's clever enough to take over your phone, freeze it, log into your bank account and transfer funds like that? Via a Line account? To a named Promptpay account? Bizarre.
  4. Crazy. This drink is almost pure sugar, or whatever the sweetener used is. I used to drink it kind of mid afternoon as a quick fix for heat exhaustion. The effects wear off after about 30 minutes. The only answer is to drink another one. One of the worst drinks in the world nutritionally. How can it possibly be ranked 7th in the world? On what basis? Another nonsense poll.

Who has the most clout?

  11. Am I going mad? What country/electoral commission, in the world, includes ineligible voters (non Thai nationals in this case) in an assessment of its voting population? Then, when challenged for so doing, takes it all the way to the Constitutional Court? Is it the "calculator for simple sums syndrome"? The EC even has a plan B in case the case goes against them. What, just count the Thais? How about just not including non Thai nationals? Mind boggling.
  12. I started off with a 3 year lease on land, but written into it was a clause stating the lessor would sell the land to my daughter within the term of the lease. Which he did. But as we later discovered, he was by no means obliged to do so because in another, similar case, he went to court to deny the lessee the right to buy, even though it was also a clause in the lease. The judge's emphatic opinion was that a lease cannot be construed as a contract to sell, nor make up any part of a sales contract. So lessee beware. That's why a usufruct, IMHO, is a much simpler legal instrument to secure some form of right to occupy. Leases may often entail clauses whereby the lessor is able to claim all sorts of expenses, upkeep charges, access rights etc etc. It's a nightmare. I showed the lease I was initially presented with to an American lawyer in an American/Thai law firm in Bangkok. Almost the whole document was redlined. One comment was "This is exactly what you don't want!". And his opinion didn't come cheap, either. So leases I think can present the lessee with a potential minefield of dubious clauses, all of which have to be thrashed out before signing. Of course, it's part of due diligence, and there is no escaping it. My daughter and I got a walk in usufruct at our land office. It's a standard procedure. The rules are written out in Thai law. Nobody is pulling a fast one. They have a huge library of downloadable sample documents, templates etc, which can be used on payment of I think very reasonable rates, and an invaluable library of English versions of Thai laws.   13. Ok, shut down all night life in Thailand. I don't care. I never use those facilities anyway, and I live in an area where there are no bars. It's entirely residential. But watch the devastation on the tourist industry. Som nam na if they can't sort it out. It'll be worse than COVID.
  14. I lived in Lengkee a while back and moved out because of the constant thud thud thud of bass., And the senseless shrieking around the pool table often til 4am. Even during COVID, lockdown and curfew. Complained to cop shop on Beach Road, but was told later on it was police owned. If they designated Walking St in Pattaya for instance an all night entertainment area, ok. You'd know what to avoid for residential purposes within a 400m radius, or more. Easier for police to monitor, and control as necessary (licensing, health and safety, fighting etc). Easier done in small chunks like that. Break it down into manageable "bites", not a massive nationwide blanket strategy.

So if public welfare and safety are the issues, how about checking the health and safety aspects of the bars' fire exits, inflammable materials etc etc. How many have died in recent months due to lapses in these areas? If he's responsible for public welfare and safety, thosed deaths should be laid at his door.
  16. Except maybe in the victim's blood. He'd been partying all night I think. The Uber driver mysteriously asked him to exit the vehicle. I wonder if there will be any follow ups on this?
  17. Make sure to check your name's spelt right on the chanote after the addition of the usufruct. My land office got it wrong and had to redo it, very grumpily. We didn't use a lawyer. I can imagine the sharp intake of breath in his office and something like "Must go to court. Could take many months. But no problem. I will take care for 100k."

  19. Life might be cheap, but I can guarantee medical/health insurance will not be. I too went for years with no cover. No problem. But there comes a time, like you say. But be wary of personal accident cover alone. Sure, it won't cost you an arm and a leg financially, but there again it might, quite literally, do just that. In my experience the cover for medical expenses with personal accident insurance is paltry.
