They may stamp your passport with "x days overstay on public holidays", that's what I got 5 years ago in the same situation. No other penalties tho.
Thank you so much ????

My 45-day visa exemption expires on April 15th. Today is the last day that the immigration office is open. Unfortunately, I am confined to bed due to the haze.
Will I encounter any issues if I attempt to extend my visa on April 18th when they reopen?

800 THB every year for keeping my money in their bank and 10-15 THB every time I make a withdrawal from an ATM not in the "free withdrawals" area... perhaps time to contact the RTP?

People are so dense about this topic.
I've flown in with a return scheduled 6 months later. Occasionally the airline requires a return/onward ticket within a shorter time period. If that happens, I leave the counter, book a flight on Expedia where you have 24 hours to cancel for most flights(indicated when you select a flight), and return to the counter and proceed. After I'm through there and at the gate, I cancel the Expedia flight. No costs, no problem. And if immigration asks, you now have the canceled Expedia ticket to show.
I do show up to the airport an hour earlier to allow enough time to do this if necessary.
Does Expedia still offer refundable tickets? For instance, is it possible to book a budget flight such as AirAsia on Expedia and obtain a refund, or are there specific airlines that provide refunds?

A friend of mine started a outback nice view and country side restaurant and the neighbors thought it was a good time to start pig farming.
Pig farmers probably complained about the noise and the smell from the restaurant? ????????????

Neighbors and their habits are the most important issue when buying land in Thailand.
Spot on! The reason for looking for a new house. Noisy inconsiderate neighbours left right and centre...

Impecunious, fussy old ladies will constantly be clutching their pearls and retiring to their fainting couches in Thailand. They should not bother even visiting, which might lead to more whinging posts here.
Guess you are new here then????????????

No but my home is 90% financed by SCB bank.
Any problems (with her or the house) and I can just walk away.
My neighbours built right up to the property line against local and Moobaan rules.
Then they put a gutter overhanging the wall, I told them to move the gutter or I'd pull it down. They moved the gutter and never talked to me again. Didn't care about the wall.
Clever! How did you structure the deal with SCB? 10% is yours I guess?

Locally, not CM, but agree, they gone up considerably since we looked 8-9 yrs ago, bought 7 yrs ago, and last year.
1 rai for the area, Prachuap Khiri Khan, not Hua Hin and not East side of Hwy #4/Phetkasem, and initially about ฿400k a rai +/-, which I didn't want, too large.
We bought 1/4 rai (100 tw) for ฿76k. seven yrs ago. Last year, bought lot across from ours, same, ฿250k, which I thought was silly, but wife wants a garden. End of last year, 2 more lots, same size, on our small dead end soi sold, ฿450k, and corner lot for ฿600k.
Oops, as I probably could have bought all for <฿100k each, seven yrs ago.
We bought a parcel of land, 6 rai for ฿720k (120 ea), 16 kms outside Udon Thani, and outside a small village, middle of nowhere, in 2010. Divided up into 6 one rai lots. Sold them 2019/20/22 for ฿500 (4) & ฿650k (2) each.
If you can find land well below market price, or better, at land office appraised price, then buy it. 7 of the last 8 lots we bought, were at land office appraised price. Only the one across from our present house was not.
Same with the very first lot I bought, back in 2000, ฿50k for 1 rai, at land office appraised price, again, 16 kms outside Udon Thani, and not rice land, and didn't need backfill.
Thank you very much for the detailed response :), how and where can I find out the land office appraised prices? what is the land office called in Thai?

Change of plan, now when we move to Chiang Mai and buy a house, my wife wants her younger sister to move in with us. She will hopefully be going to a University in CM. When I asked if she will be contributing towards her keep I thought WW3 was going to break out. She does come across as a lazy person. So to cut a long story short I am not looking at buying a house now as I would not be able to keep calm if her sister got a part time job and went out clubbing every night and I may be stuck at home unable financially to go out myself.
Have not told my wife yet but I think now we are looking for a rental and give my wife time to build up a business before we buy.
You are too nice!

Stilts. (Or don't but at all which would be best advice. Note that Flooding on the whole keeps getting worse here).
And see if there is scope for creating some sloping channels for water run off a2ay ftom the hoysr.
Do not assume lack of neighbors/privacy makes the land valuable. Often the reverse is true in Thailand. Thais do not like to live far from other houses...and will consider far to be anything not in clear earshot.
Is there a way to Check the long term flood risk for an area in Thailand?

3 million baht per rai is nothing when compared to prices in Bangkok or Patong, Phuket.
When many people want to buy something and there isn't that much of it, prices go up.
Out in the sticks in CM, 15-20km from city centre

Not a bad investment. Cash or mortgage? Looks a bit risky when as foreigners we can't buy land and have to use a proxy

He's heard....without knowledge of what is and what isn't.
No where near B3 mil per rai in CM.
Though, I will say that over the last couple of decades the price of common land has really gone outta site.
Less the commercial variety.
No where near B3 mil per rai in CM >> so what's the going rate? Still can't find anything 15-20km from the city for less than 3 mil THB /rai

I've heard that the cheapest land in the area is around 3 million baht per rai. Can anyone explain why this is the case?
Are there any factors contributing to the high cost of land in Chiang Mai?
Are there any areas or neighborhoods within the city that are more affordable for land purchases?
Any insights or information would be greatly appreciated.

Whatever your family wants is not important. They only do this when its suspicious (just like in my country). But what is suspicious about someone dying in his sleep on a sofa under a blanket in his underewear. Unless clear signs of poisoning or violence there is no need.
At least that is how it goes in my country.. but it s more what is the rule in Thailand. I doubt that every body gets an autopsy.
Are you Thai?

The e system they are talking about is for extending a visa exempt entry or a Tourist Visa for 30 days. Nothing to do with extensions of stay based on marriage or retirement.
Do you have the URL? Didn't realise you could extend a TV without a visit to immigration

An METV gives you up to 9 month stay.
For 6 months border bounces with extensions give 60 days messy but you are able to obtain 2 per calendar year.
Tourist visa with extension would give approx 3 months and then you could do visa run.
My choice is Saigon but many go to Laos.
To some extent depends where you are based in Thailand.
Obviously at 45 yrs best option is PE (Elite visa) 5 years easy peasy but pricey.
For British PPS Do they do METV in Saigon/Laos? Or is it only SETV?
Heard that the online METV application process is pretty onerous and you have to apply from the UK?
