Very simply, the landlord wants to increase the rent based upon the perceived increase in value to the property due to your expenditure. Never mind whether this makes sense, what the landlord has signalled to you is that any further spending on your behalf is also going to get the same treatment ie request for further monies at rental agreement time. Therefore there is no further incentive for you to continue improving and maintaining the property to a desired standard. In short, it is time to move.

    Spot on!

Landlord saw the improvements and came up with the brilliant idea of a 20% increase ????

Start by forgetting the idea of a "fair" rent.  No one wants a fair rent.  Renters want to pay less and landlords want to collect more.  We had difficulties last year getting some changes for our apartment which we had been renting for nine years.  Landlord refused to agree to requested changes so we moved to another unit in the same building for 30% less rent.  Our former apartment is still unrented, of course, because foreigners are not coming to Thailand.

Thais think of property as a store of value more than as a source of income.  Strange, but that's how they see it.  And landlords consider themselves socially superior to renters.  So, sometimes they make stupid choices.

I am a landlord in the UK, I reduced the rent by 15% (while absorbing the increased management costs, letting fees etc)

Depends what you are paying now, is it super cheap. When was the last rent increase?

Before this proposed 20% hike >>

Currently paying 100% more compared to my immediate neighbour, 87% more compared to other neighbours.

last rent increase was 5 years ago.

also we have invested in improving the bathroom, roof, etc

  4. Hi all,
What is the average % rent increase in Thailand and in Chiang Mai?
Rather strange considering the demand is at an all time low, and there are many abandoned houses in the area.

The best option will be to move, but with the amount of furniture and other things that have accumulated over the years, it's a herculean task.

Is there a way to calculate rent increase per annum?
What would be a fair amount?
    TIA :)

I still enjoy living in Chiang Mai.

Had a lovely 7Km walk through the jungle up to the viewpoint on the way to Wat Doi Suthep, then back down through Wat Palaat.

Weather was nice, air was clean, the company was good ...... tired now.

Did notice the many 'for rent' signs along Nimman as I drove past.

Not sure there's much for sale, the owners of that road like to keep a tight hold.

    Is the trail(head) still "blocked"?

And government wonder why tourism and then hospitality biz collapsing, TAT setting denying and positive reports of figures, we dont know were from, to the media, I am in hospitality and many of my friends suffering the same collapse like from less 30 to less 50% occupation in July against last year... Who can survive to such sudden tsunami. Good luck to all of us in AUGUST or heavy damages will come up from September.

Is it an option to complain to the TAT and the government? They seem to take feedback rather seriously?

You can use train ticket for visa application in Kuala Lumpur Thai Consulate, but I wouldn’t recommend you to use train border in Padang Besar, I did it few weeks ago with single entry tourist visa, first officer refused to give me stamp and sent me to her boss, there was line with 4-5 foreigners and all of them didn’t pass that border, she only gave stamp to me but asked for paid return ticket to home country and 20k bath cash, condo contract, many other questions.

    Cheers John,

Is there another border other than Padang Besar?

I guess flying to BKK/DMK is still a no go?

Also why a paid return ticket to home country? not just out of Thailand?

Either Kuala Lumpur or Ho Chi Minh City would be appropriate choices (avoid Singapore). Note that, should your plans change again and you decide to stay past September, you will need to start taking greater care in how you continue remaining in Thailand on tourist entries.

Thanks BritTim, has the criteria from your previous post changed?

That would be accepted for the for trip into the country since they do not say it has to be a flight ticket . You can also get a train from KL ot the border. Same for the ticket out of the country.

A rental agreement in your name and a signed copy of the owners ID card would be accepted.

You assumed wrong since they do not ask for it. Perhaps the assume immigration would ask to see 20k baht when you enter the country.

    Thank you SO MUCH ubonjoe,
As always I am very grateful!

The 2nd one would be the one for you since the UK is not a listed country.

A listed country is one whose citizens can only apply for a visa in their home country.

    See: http://www.thaiembassy.org/kualalumpur/contents/images/text_editor/files/listed country 2018_2.pdf

    5. A copy of reservation/confirmation of transportation ticket to and from Thailand >> Can  a train ticket (from penang) be used? since the safer option is to cross the border overland?

    6. A copy of reservation/confirmation of accommodation for the whole stay in Thailand (If staying with a friend/relative, please submit his/her invitation letter and a copy of his/her identity card/passport.) >>  what if the rental agreement is in my name? can I use that?

I assumed they would require certified bank statements for SETV, but according to the checklist they need statements only for METV?

  11. Hi all,

I read the old topics related to this, but was just wondering what the current recommendations are?

Got a foreign object stuck in my eye ???? is Ram  (Dr Rachada) still OK? read some negative reviews about Sripat?

    TIA

I'm in CM, I have 3BB on a 30 day contract but I think that is only available to Thai nationals. I think the minimum contract for falangs is 3 months but they are cheap and reliable. The router needs to have a deposit, you get it back when you finish the contract and return the hardware...

How do you find these contracts? my Thai Gf always ends up with 12 month contracts (3BB branch @Computer plaza near Chang phuek gate ). Still using the ADAL package for about 700 thb, probably not very good value for money.
