  1. The reason the plots have got smaller is exactly that . Let’s say grandpa had 100 rai and had 5 kids when he dies divide that 100 rai by 5 and then with every generation it keeps getting split . Maybe Thailand should be like Scotland where something like 95% of the land is owned by 20 people and the other 5% get to squabble over a council flat in possill park ?
  2. Land holds and increases in value simply because there is no property tax . It’s an asset that costs you nothing for it to just sit there. Land is massively over valued here but where else do the wealthy put their money ? anything worth buying is already in the hands of the wealthy already . There is hardly a queue around the street trying to buy rice paddy .
  3. This is what sets us apart then . I don’t even know where I want to be in 2 years but you can see 6-7 years into the future . As the OP said he wants market value on the rent ,only a goon would pay 7 years up front at market value . I guess mobility gets harder as you age so you might want to stay put .

  6. Personally I’d call farming a skill . It’s actually a travesty that those who produce our food are the poorest amongst us while some uniform wearing prat is staggeringly rich .
  7. I highly doubt anyone would sign a long term lease for a house . A year or two is normal but 6-7 years is unheard of. You might not want to hear this but at present market rates you might at best get 2.5million for a quick sell . Rental yields mean nothing while there is no tourists there .
  8. No you are very right . Condos and houses hardly ever go up in price . There is always new competition just around the corner being built as we speak . Land tends to appreciate nicely , you just can’t own it ????
  9. Your hard work . The add clearly said and you agreed , the add said it’s still the busiest restaurant in Pattaya but is only paying its bills and keeping up with maintenance . That is saying there is NO profit or the add would say it’s PROFITABLE.

  11. Read the add . Supposedly it’s still the busiest place in Pattaya and just paying the running costs . What do you think the profit margins are on each plate they sell ? At those prices you need to sell thousands a day . It’s a lot of work for very little return .
  12. Even in its busiest times it hardly makes money . Low prices mean you need a massive turnover of customers . Restaurants have very low profit margins even at the best of times .
  13. Yeah what they advertise for and what they sell for are two different things . It’s crazy how expensive land is there .

Already have the land and it’s been filled and has a wall around it Looking for a single floor open floor plan house 3 bedrooms 3 bathrooms doesn’t have to be high spec as for the most part it will be a holiday home . Do you think it can be done ? Maybe you have pictures of something similar that you have done ?
