Do land prices appreciate or depreciate? Nonthaburi Region.
I don't think land will depreciate (unless you over-pay), as it's a finite asset. But with the restrictions on foreigners buying land, prices only tend to increase in line with inflation in Thailand, unless there are special external factors such as a new BTS line, or electricity and water arriving at rural land. So if you don't see any likely external factors, you may as well keep the money in an account that pays decent interest until you need to buy.

We all know the next PM will be Anutin after all the fake democracy charade is over. Pheu Thai's Srettha and the old guard Prawit may take the PM's seat for a spin around the block, but Anutin will be the next long-term driver. MFP was a nice fantasy, but unfortunately they were never really in the running.

They do sell a kit. It has a 'Solar pump' housed in a metal frame, together with a panel, battery and controller. It wasn't right for my needs, as I need a more powerful submersible pump for a deep well, but it would be OK for irrigation if you're not trying to pump the water from a deep well.

If there's a Thaiwatsadu in range, they are worth a visit. They sell a range of solar panels, controllers, inverters, timers and pumps.

I prefer deodorant only to antiperspirant .... I think trying to stop sweat is a challenge in Thailand (and possibly inadvisable?), but stopping odour is my key aim. Boots currently have a clearance offer on Ted Baker deodorant.

Lower (numbers) Sukhumvit .... so Chidlom/Ploenchit/Nana. Central Embassy branch is good, as mentioned earlier - helpful staff, not too busy. Soi 33 branch is the main one for special services, such as certification of inward funds for condo purchases, but it tends to be very busy.

I wonder how many similar warehouses there are in in other regions? Anyone who's been to Bangsean at night, for example, will have heard the continuous fireworks until dawn. They are sold by a 'beach vendor mafia', who I doubt will have safe or licenced warehouse for the fireworks.

There can be many reason for a perceived lower crime rate in Thailand, and perhaps the generally honest behaviour of most of the population could be a factor? But the effectiveness of the police is certainly not a factor, as their uselessness is legendary. But that's not a Thailand specific issue, the UK police are equally useless, as highlighted by news reports today showing 95% of reported crimes in UK go unsolved

Honda HR-V 2023 alternatives
I've also been looking at the Subaru, but I have no direct experience of the brand. The Forester looks like excellent value .... it's a class above the HR-V being closer to a CR-V in size, it's very well equipped and has four wheel drive. Prices start at 1.2M.

Central Department Store in the Central Mall. I know Central Chidlom in Bangkok have them, so I guess Central Pattaya should also have them. They also have an App so may be able to order on-line?

Helmet XXL where to buy?
Paddock are on Lazada, and currently have O'Neil helmets on sale. Happy with my O'Neil Sierra after a year of use. It's a Falang shape 'oval' rather than the Asian round head shape.
