  1. You should never touch the sinking fund except for irregular infrastructure repairs etc.

    Correct! That's exactly what we are doing. Using the sinking fund when it's legally possible and balance it up at the next AGM.

    Since we always have a few 'emergency' repairs we use the sinking fund. Without that, we could close the building.

    The developer would never accept a supplementary fee.

    To balance up the sinking fund, he's willing to do somehow.

  2. One more thing to mention.

    OP, you pay the common fee and the sinking fund for your own asset - your condominium!
    This only, if the committee or the management is not wasting money.

    You don't want the building to come down and your condominium loses value.

    Where I stay, we're living on a ridiculous low common fee, which is not even enough to maintain the building in a proper way.

    The developer, who is still the biggest co-owner rejects any attempts to increase the common fee. Without him, we don't even have a quorum to vote on it.

    That's why we need to use the sinking fund frequently, when legal possible. In the AGMs the attendant co-owners usually agree to re-balance the sinking fund by an extra payment.

    There used to be a very authentic southern Thai food restaurant, day time only. Going North on 3rd road from Klang. Left turn at the next traffic light in front of 7/11. A right turn and at the next left turn on your right hand side. It was closed since about 2 months and it reopened recently. No idea if it the new owner will still offer southern food, though. I'll try and report,

  5. There are a two restaurants, or better to say stands, 3rd road, going from Pattaya Klang southern direction. Between Soi 15 and 19.

    Signs are in Thai language only.

    They are opened at day time, not sure if they are in the evening, though.

  6. The same happened to me, two days ago.

    The license of the bar was checked and after that they asked the guests if they carry their passport with them. Nobody did.

    I asked them if a Thai driving license would be sufficient? No.

    A copy of my passport? Yes, please come.

    Some pictures of the officer and me, proudly holding the copy together in front of us were taken, they clapped me on the back and went off.

  7. We had a really good experience with QPM - in the beginning! A period from 3 to 2 years ago.

    After that, their first diligence was gone or maybe they just managed too many condominiums without having appropriate staff at that time.

    The staff, we were provided with changed to be a joke. From the housing manager to the 'technician', who wasn't able to do anything, but changing light bulbs. The district manager N. didn't show up anymore, daily business including accounting broke down.

    Hope, they were able to improve again.

    Howsoever, the management company before of them was even worse. Now we are quite happy with a single manager and our other staff, employed by the JP itself.
