The Yellow Book is issued by the Amphur, handy for proof of address

I understand that the Usufruct holder could lease the house / land to someone person
When the land dies the lease is still valid / upheld

Once your name is on the Chanote, the land cannot be sold with removing you
In other words, you wife would not be able to sell the land / house without your agreement

You should have the Usufruct for LIFE, not 30 years, I understand at the Land Office the details are entered onto the Chanote
If you an also include the right to transfer, which I think is called Superficies.
So you should have both

A TM30 should be filed at IMM Prom when you return from an overseas trip
The housemaster should file this, the rules state within 24 hours of arrival in Thailand

Today I did my 90 day reporting online for the first time, previously never worked

I used Windows 11, all Capitals, drop down menu's when applicable and slashes when inputting dates
Filed around 1000hrs ish, check my email at 1130hrs ish approved, went to the website and printed out the approvals

Look on the internet, there are many site which calculate the BTU's required
Basically, you input L X W X H
Some ask about windows, number of people, printer/computers
I still reckon 12000BTU is okay
Check it yourself on the net

With aircons, its about personal choice and cost!!!!!!!!!
