  1. We signed a 6 yr lease contract on building that is maybe 20 yrs old. 

     

    It is my understanding that if we do 'structural changes' then we might have to submit drawings/ plans to the relevant authority to get approval. Does anyone know in Thailand what this means exactly? Maybe you can give a url link of the building code for LOS. 

     

    We are planning to do the following work:

     

    - install 2 new gyprock / plaster walls (first the timber work structure and plaster them) with sliding glass doors

    - 1 double brick room (radiation proof). 

    - Maybe 2 new windows cut out of the brick wall. We think the prior owners took out windows in the spaces exactly where we want them. 

    - out the front of the building we might install a 4mm thick aluminum composite facade with our logo on it

     

    Does any of the this constitute 'structural changes'. 

     

    We had a 'designer' come in and quote 250,000 baht to draw plans up and submit - 45 day process. She was hell bent on saying that we would have to get approval but it makes sense for her as she is after the easy money. There is no way that I would be paying that sort of money for drawings. It was the builder that told us we would have to go through her to get his services.

     

    Im still learning the processes over here. But if you can comment on any of this it would be appreciated

  2. Lets face it... Ripple has a solid use-case. It's going after the Swift global payments system and many international banks are signed up for their global payments system. International transactions take seconds and low fees. 

     

    The latest news is that Ripple is working with 40 to 50 central banks globally. This is stark contrast to Bitcoin where govt's are negative towards it. 

     

    Ripple has just been added to the 'Western union' app. Expect many more companies to be doing this. 

     

    I believe Ripple has the potential to take over Bitcoin and be the n.o 1 crypto in terms of market capitalization. Invest small money now and become a millionaire within a few yrs.

    your comment is incorrect! Im a non U.S citizen and use New york based itBIT exchange. I can cash out via them and send funds to thailand. 

  4. I've had a few experiences with removalist guys in Thailand. A few yrs ago we hired one to move our stuff to the new house which had 2 levels. They would stop complaining about

    having to move stuff upstairs. All I could think was why are they working in this profession ...

     

    Most recently we called another company about moving from one province to another. They stated the price and we asked how many workers per truck. The guy told us it doesn't include

    moving it into the truck. We would have to do it ourselves and also at the destination. They would not take our stuff inside. What the f***k. I thought the guy must have been joking. Then my wife asked

    how much per worker if he brings some guys. 1000 baht per worker extra. 

     

    This country is more screwed up than I thought. I feel sometimes that the people are illogical and that I dont belong here....

    In the article OP says ''we had until April this year to make additional national insurance contributions at the old rate to ensure access to a British state pension, before the cost would almost double.''

     

    Im antipodean and worked 10yrs in the Uk and finished up there in 2006- best yrs of my life to be honest... I worked via limited companies most of the time but think that I was making N.I contributions. 

     

    I haven't been back since 2006 and live in Thailand now. Based on all this do I have any hope of getting a U.k state pension when reaching retirement age? Im fast approaching 50 yrs old

     

    Any advice is appreciated as I didn't understand the bulk of that article.

    Once you change locations there might be a short delay, a month if I recall correctly, before you can use your new hospital.

    The SS office should help you to get signed up to pay on your own, and getting you set up with a new hospital.  It was a fairly simple process.

    Are all medical emergencies and long term illnesses covered by this insurance? If so its a bargain...

    I would not know about the procedure.. but I would make sure you do it all correct as i said its good to have. Also make sure that you register at a hospital in your new place, your free healthcare starts there. 

    I agree with you that its worth paying the fee. Once this is done at that office and then I register at the nominated hospital are you saying that the 'free healthcare' starts right away (as long as the monthly debit from my bank acc keeps going)?

Ive worked 3 yrs in a teaching role for a government institution and will finish the contract very soon. It is my understanding that after the contract expires I can visit the SS office in my current province and notify them that Im moving to a new city. Then in the new province I have 6 months to subscribe to a scheme where I pay a monthly fee to have health cover at my nominated hospital. I want to join this scheme as I will not be taking another teaching contract (lucky me). 

     

    Has anyone done this recently? Do I simply take evidence of previous job etc and fill out a form at the new SS office. Are there any other requirements apart from taking my PPort?

     

    How much is the monthly fee?

    Note when someone says a 3 + 3 lease is “invalid” that is not intirely correct... The initial 3 years is valid but any subsequent terms referring to  beyond the 3 years are invalid...  so just sign a 3 year lease and then a new 3 year lease when that one terminates...

     

    You do not say where your business property is but if it is anything like Chiang Mai outside the city there are literally thousands of shophouse styled properties unrented/empty and more being built... The LAST thing a landlord would do is raise the rent or ask a tenant to leave in hopes of renting to someone else...

    This thread would imply that the lessor who registered at the land office is the 'possessor' and thus can sign the TM30

     

     

     

  10. I have been diagnosed with hemorrhoids close to my rear passage. When I stand in the shower and touch that area, it feels like a lump, small bubble. 

     

    I was given a few types of medicine (Diosomin). However the dr said I could go to the surgery dept in a few weeks if I wanted to and get it cut out. Has anyone ever done this?

     

    Will the  h  go away on its own or is surgery necessary? Its my first one...

    My only personal experience with a 3+3+3 year contract was that after 3 years the owner did not want to honor the contract because her son wanted to go live in the building. Business was just taking off and moving it was such a huge problem that it ended up being closed down. We 'trusted' it , meaning we took a gamble as before ti was rented out for 20 years. But as we found out, things can change rapidly.

    Lesson learned!

    If your business can be taken anywhere (maybe something like manufacturing) and is not really depended on location then a 3+3 can be a good option. Spend the absolute minimum on improvements to make it functional as that investment you will never see back.

     

    Its good advice your giving. The latest is that the landlord has agreed to register a 6 yr lease at the land dept on the basis that we pay the 1.1% fee. 

     

    I hope we are making the right decision re 6 yrs. Is it enough. This woman is mega rich and seems so nice and friendly. I think we have hit the jackpot bc the rent is normal thai  levels. She seems to be really jai dee.

    yes, thats the 'property tax'. the owner usually pays this but... sometimes they ask the tenants to pay it!

    yes for sure. I specifically asked her about this and she said no problem.

  16. We are thinking of taking a 6 yr lease on a business premises. The owner is really wealthy and has multiple properties in the city. 

     

    During the negotiations she came across as being really friendly but I can see that she is astute and very business savvy. The only thing that doesn't add up is that she didn't seem keen for us to register our lease at the land office. I know that this is the norm in all cases where the land is NOT on government land. I believe the building we want to rent has the normal chanonte title. When I asked her about this she said 'oh we have never done that before'. Then she said that last yr she rented one of her buildings to a doctor and he didn't register it. 

     

    Yesterday when looking around the property her worker told us that the family rented out the premises to workers but there were family issues or something. 

     

    If its not registered at the land office does it basically mean that our lease contract would not be legally enforceable? This building needs a bit of work and we would be improving inside. If its not registered anything could happen. 

     

    We will obviously take legal advice on this next week but if anyone has any experience with this it would be appreciated if you could comment.

  17. Years ago I applied for finance on my pickup and had a WP at the time. Ive since paid it off and finished the contract at work. They forwarded a speeding fine where I was doing 116 in a 90 zone. 500 baht fine

     

     

    We are moving to a new province soon. How does one change the address. I could change it to my in-laws address in the same province. Or is it better to do it in the new province. What would I need to provide to achieve this?
