  1. Call it what u will marriage extension HUA  HIN, I went about 2  weeks  ago and handed in all the required  paperwork, all ok, today  phone  call to say can I go back to the bank and get an updated statement  as its been requested I  guess from BKK.

Apparently I have "too  much money"  in my account..well that was one reason  given today.

I brought  in a few  million in October and previous to that this  account only had  just over 400k in to keep em happy.

    Who  knows what they think?

Maybe this is to see if Ive withdrawn it between my visit  two weeks  ago and now?

If you transfer money from abroad and need proof for that then get the sertificate from the bank for each transfer. Get it as soon as possible and they will give you that without charging fee. I seen many angry farang that is refused at immigration and they dont seem to understand that the immigration want REAL PROOF of that the money come from abroad.

So everyone, i recommend you to go and get this sertificate from your bank after every transfer!

I am going back next week but just renewed the extension last week so asked about the TM30 and TM28 at Phetchabun. The wife owns the house so they gave her a TM30 to lodge on return but nothing about a TM28. We will be staying in Bangkok overnight on return.

On my previous trip to Oz no TM30 or TM28 were lodged. Had a home inspection shortly after but nothing said about either form missing. So I am totally confused as to what, legally, should be done.

Tell em youve  bought a  camper  van and stay in a  different province everyday.......wait for the confused deer  in the headlights  look

Each office is different and their rules change from year-to-year. In Chiang Mai, they want you to report only if you've left the country and now have a new departure card number, not after in-country travel.  Recently, they've become sticklers about the 24 hour rule and are even open on Saturdays, just to accept TM30 reports.

Our condo office does online filing and in the past the screen-print of their input was sufficient proof of my having a TM30 on-file at the time of application for the one-year retirement extension.  With my recent application, I had to trudge up to the third floor of the new CM immigration building (no elevator/lift in a brand new building) and secure an official TM30 receipt rather than submit the screen print from the condo office.  No fine because I was in full compliance, but the retirement extension officer downstairs wanted to see that official slip of paper with the immigration, not condo, stamp in my passport.  I think my condo's stamp is prettier.

Stamping on their heads would be even prettier  still..............and  more satisfying

Sorry,  but love the use of the word DUE.  laughing inside I was thinking 'imprisonment due to marriage'

Well this is a Wife who had no parents when I met  her so no crap from that sort of thing, one who has  supported and paid for me financially for the last 13  years,  after I set her  up with a condo rental business ( 4 rooms) she rents out and sells many rooms for other owners now, apart from being  too immersed in her work i dont have other other complaints.

Im 78 shes 30 met her in Pattaya she was only there on her "first day" shes  "different" built her a Mc  Mansion and  her Brother lives with us, nice guy they seem real  close............................that should get everyone excited and be true  to form

We had to submit the same extra paperwork you mentioned. We applied on Feb. 5 for extension at Tha Yang.  We were also required to provide two witnesses when we applied for the marriage extension.   Last year and again this year we were visited by Immigration police.  One of them told us that the Tha Yang office will be moving to a new building close to Khao Yoi perhaps towards the end of the year.  If this is true, a lot of Cha Am expats will be less than happy about the extra distance they will have to travel.  Me too.

had to  supply ID  card  ONLY of a  witness  no need for them to attend, witness  only had to attend in the FIRST year at Hua  Hin

Indeed. The 20 year option for 1 Million certainly is a decent alternative.
How many foreigners do build/buy a house that costs far more, but still they are not sure if they can live in Thailand for the next 20 years ?

For me, the 20 year TE is a part of the roof over my head, not need to be worried, no need to be fixed, no leakage...

Imagine a perfect car, one million more expensive yes, but it would never break down during the next 20 years of your life... would you pay that extra surplus for the peace of mind and the confidence that you don't have to worry about that ? No hidden costs, no extra repair bills, no breakdown, no accidents, no downtime, ... wouldn't you take that option ?

    My priority: peace of mind.

Unfortunately you should read their rules, they can withdraw or  change anything about it at any time.

Curious, what happens if you live past 80? If you don’t have whatever sum to meet the new requirements 20 years from now, you’re screwed.

Thailand is such a horrible long term investment. I’m amazed at how many struggle to stay here. I don’t see the point unless you have more money than you know what to do with, and in that case, why live in an unwelcoming third world country when you can live in a real country where you don’t have to worry about such things?

That said, the 20 year Elite is a much better deal than the 5 year. It’s what happens after the 20 years is up that would worry me. You’re absolutely invested at that point and possibly too old to start over if you don’t meet the requirements then, which will no doubt be ridiculous.

Which is why if I ever  needed an Elite id  wait  until I was about 68 as the chance of  living beyond 88 is probably slim
