  1. Well all that will happen is everyone will take a drive down to pattaya and spend their hard earned cash at Insomia or Marine disco instead.
    All night late night discos are essential for keeping punters OFF the streets. Lets not forget all the Sukumvit all night licensed street bars that obviously have been paying their bills on time.
    Hilary has for a long time had the police in her pocket but it seems now the Army want a piece of the pie too.

Thanks again for the reply - the thing is i ave since returned back and measured the unit. ive also asked them to supply me with NEW dimensions for the unit proving that its actually bigger. strangely enough they dont have any NEW drawings and are saying its the land office that did the remeasure not the condo... Now it wouldnt suprise me if a deal could lets say be struck with land offices between developers to inflate condos sizes just a smidge making it difficult to measure as its basically only 1cm of the external diameter. Ofcourse a few of you are saying that they had builds that were actually smaller, so i could just over thinking here, but this is Pattaya and laws hardly seem above money.

  3. never had any problems myself either getting my long term GF Visa to travel to the UK... i find it laughable that Visa companies ask for 30k plus just to fill out a few forms which takes me about 1 hour via the online UK embassy site.

    Note to others: she needs to have a stable job and lots of assets in Thailand, if she owns her own cars, chanotes for land, has her own business, supports some of her family members through school etc. Plus she dresses smart and knows how to hold her own, you should have no problems.... Also bank statements, you cant just dump a million baht in her account. they are not stupid.

    If you have an independant business like girlfriend then you wont have any worries. If however you have a freeloader with no assets no vehicles and no dreams of her own... dont bother...

    They basically want to see that they have no reason for staying in the UK and have more to gain from coming back.

    When asked why are you going to the UK? my GF always replies to go SHOPPING, i want a rolex and some Coach handbags, and maybe a trip to scotland this year.
    When asked has she got a sponser to support her in the UK, she replies NO and dont need one, i have enough money to fund my own travel. I will just visit my BF family like we do every year.
    When asked would she ever consider staying in the UK? she will reply NO WAY! its too cold and likes Thai food more... Plus i have too many things in Thailand i need come back for.

    Hope that the above facts although i know many others GFs may not be loaded with cash or assets, they may help a few of you understand more.
    She just returned from her 3rd consecutive visa to UK in 3 years...

    by any chance have you ever been convicted criminal in Switzerland or any history there?
    These days Thai immigration are trying to keep out all prior convicted criminals... maybe that flagged you?

    Otherwise i would strongly be looking towards your wife, and not the neigbours... seems she has more to gain from your absence and more money to pay off the right people to keep you out. plus the perfect scapegoat..

  5. yes i have reviewed the contract, i have only paid half currently but if i dont pay the full amount in the next 2 weeks they threaten to end the contract.
    The contract does actually say that if unit is bigger or smaller then the price is per 63,000 baht per meter, cleverly worded ofcourse so its not so obvious.

    I found it interesting however that you mentioned interest for delayed build, i have been searching for any of these clauses in the contract but cannot find them. i have 2 condos now almost 1 year late finishing and whilst it says that if i am late making a payment they can claim 7% interest from me. i have yet to see a contract that gives the buyer and equal rights...
     

  6. this is a completely normal response to getting dumped - when the girl leaves you, it can shatter you... even if you didnt love her so much as you thought you did.
    When she dumps you, you will have plenty of guily thoughts, what did i do? whats wrong with me? why didnt i treat her better? oh no ive lost my soul mate! i want to die, i dont want anyone else blah blah blah....
    Yes many of us have been there, and it can take a good year or 2 to come to terms with, then a few more years to get over...

    i remember my childhood sweetheart dumping me in the same way, then to rub salt in my wounds about 6 years later she appears in bangkok with her new husband and wants us all to have a few nights out... myself and my wife and her and her fella... it was a strange one... but i tell you what!
    After that night i realized what an idiot i had been pining for her all those years...|
    i had obviously changed and grown up or in different directions, and she was someone i just didnt love anymore...

    The mind is a terrible thing to taste - reality and the tricks your mind plays on you are not the same...
    Dont be a fool... it was meant to be...

  7. yes totally agree, Hipflat whilst its a great idea at aggregating data to give at least some guidance on the market, it is just an estimate at that. And by Thai property market standards probably quite an over inflated one. asking price only or perhaps the Agents asking price which has their 10% cut added on to it.

    With regards to developers saying units are sold out, lets not forget many develeloper will purchase one building block for themselves for short term rentals or serviced apartments, then when your finished condo is finally finished and your ready to rent it out for 5% - suddenly you see the same units or bigger in your building being rented out for half the price with free maid cleaning daily... as always, dont invest what you cant afford to lose...

    Offplan is a risky business...

    Id be interested to see how Heights holdings are doing currently, as one of the biggest and supposedly highest quality developers in Patts. They certainly have a lot of projects in the mix at the moment. Has anyone purchased one of the new theme condos or perhaps have any experience with the build quality? the Maldives is also one of theirs

Thanks for the replies, it just seems rather suspicious to me that condos can be sold per UNIT with a FINAL PRICE stipulated. and certainlt no mention that it would cost me more if the developer basically screws up the design meaning i get an extra Inch circumference. And who is to say that it really is .59 meters bigger? if i go there with a tape measure and find it is not, it just seems to be a common scam the land office in cahoots with developers have to make a lot more money. Ive asked around and no one ever said they had units that were smaller than the 32sq meters. so if they are infact smaller im guessing they dont get told otherwise developers would have to refund them.

    All in all the costs of buying condos off plan have not been a good experience for us... Not only is the money tied up for 3 years when it could be in a bank earning interest. The projects are almost always 1 year late so thats 4 years... then you get land office scam at the end...

    I would buy second hand condos in the future, there is very little money to be made buying offplan... esp in Pattaya unless you buy in Wongamat which has the highest price per sq meter currently and you can buy for 50k per sq meter. then you may stand a chance... 

  9. this is interesting but dont be so quick to put pattaya to sleep as the market has slowed largely due to the drop in Russian visitors, EU and increase in Chinese...

    Its all about location, one only has to check these 2 condos that are still under development in Patts, one is almost complete and situated basically on the beach and the entire condo sold our FAST! the other is in a quiet part of jomtien but famed to become the biggest project patts has ever seen, but still the developer struggles to sell them and is WAY behind finishing it as its already 1 year + late!!!

    Again its location location,  Bangkok 12 years ago had condos left right and center that couldnt sell... just look at the place now where condos are going for 30 million and low starting prices of only 15 million is the norm for a shoebox in a 3rd world city. granted its the city for not just tourists and professionals etc.

    But Patts definitely has possibilities, you just have to be savvy...

    I rent a house out in Patts every year for staff parties and its about 15,000 a night... the company i rent from is making tons from luxury houses for short term rentals.

  10. yes because i bought it from a real estate agent - who in effect had already purchased it from the developer, or at least put a hold on it - they signed the contract on behalf of Ocean residential property. The contract was in effect signed by them and its huge.
    Then i signed a smaller contact that just had an agreement on installments and the total unit price
    Nowhere does it say i have to pay a set price based per square meter, no clause even mentions that if its bigger i pay more.
    As far as i can see the agreement was for a 32sq meter unit and the price was fixed.
    Even if it did say that in the Big con tract initially signed by the real estate agent, i never signed it so technically shouldnt apply to me either.

    It was bought off plan but through a real estate agent who hiked up the price before passing me off to the developer to pay the remaining fee which worked out at 67k per square meter when in reality i paid almost 100k per sq meter.

  11. LOL these forums do make me laugh - rule number one - dont listen to bar stoolers or 99% of thai visa as they are idiots - period...

     

    i came to Thailand 12 years with nothing but a back pack

     

    now i make almost 1 million baht a month (take home after tax) is it easy? NO - is it impossible? NO - how did i do it?

    i stopped listening to idiots on Thai visa for a start.... the mind is more powerful if you believe in yourself... not those negative jaded broken barstoolers that gave up long ago...

     

    in my humble opinion there is no better place right now to be than thailand to make money... why? developing nations grow fast and furious based on all the business models we excel at.

     

    as for a Thai wife or partner - yep! you will get screwed there and you just have to be very savvy... ensure that any business deals you do with lets say - another Thai - you pay them a reasonable return... but dont ever choose someone who is more capabale than you. always make sure they know you have all the cards and the companies go tits up without you.

     

    finally to make it here - you will have to devolve A LOT... you will have to learn to think Thai and then some... you will have to be very very brutal sometimes... business here has zero ethics and if your the sensitive type... you wont last long...

    about 3 years ago i purchased a condo from OCEAN RESIDENTIAL PROPERTY PATTAYA for THE PALM which is located Naglua and built by NOVA Group.

    After paying 1/3rd of the cost to OCEAN residential i noticed they turned the remaining payment over to NOVA Group, which i guessed was probably the actual cost that OCEAN made a deal for, then after making their cut they give the client over to the developer.

     

    All contracts were fine and all payments agreed have been paid on time - however the condo is 10 months late but that seems to be the norm in Pattaya developments

     

    However, now its time to sign the title deeds over - and i have just been sent and invoice with the agreed price for 32 sq meters and contact agreement

     

    except now they have added an extra fee - PRICE FOR VARIATION AREA

     

    apparently now my condo has been finished and the land office has re measured it and it is now 32.69 sq meters - so i have to pay an additional cost of 46,000 baht to NOVA group for this?

    This is not other fees or transfer costs but purely because the condo is apparently bigger than 32 sq meters, its not an easy shape for me to measure or contest either. apparently its measured from the center with a theodolite.

     

    im wondering if this sounds legitimate or is just a scam between Nova and the Land office?

     

    Has anyone else experienced this?

     

    i thought the contract was 32 sq meters and the price is final

     

    please advise?
