    You selected this date? Or was it the default option? Is there a sepcific time? Or will everyone just converge and queue?

     

    By 7 July the next big Sinovac shipment ( 3 MM ) should be here, so maybe that makes sense.

     

     

    When you register they give you a date and a time. Actually I checked my slip and it is 9 July at 11AM. Very specific for Hua Hin hospital

  3. If you want a nice property at a bargain price this is a good time to buy! There are very few buyers and some people just need to sell right now. While most properties are not good deals a few are. Over a period of a couple of months I looked at maybe 15 properties and all were overpriced. Then in two days I found 2 large pool villas in good neighborhoods. Both were priced at 4 million baht. Other similar homes were twice that. My wife made a full price offer on the first one but didn't want to pay a 30,000 baht charge for something. This was the first day of listing and they sold it to the next person in line that same day. The other house had been listed for awhile and had been in escrow several times and kept falling out? The problem turned out to be a relative of the out of town owner who was killing the sales by making terrible conditions for potential buyers such as asking for non refundable million baht deposits before inspections etc.  My wife is pretty experienced at working out real estate problems and ended up purchasing that one.  A lot of housing developments are mostly empty due to out of country owners not coming back because of the covid situation. Some of these people really need to sell and the people who get out there and make offers will get some great deals over the next several months!

  4. I went to Market Village, Hua Hin yesterday afternoon to register for the vaccine. At 5PM there was no waiting line and it took 5 minutes to fill out the form. I got an appointment for vaccination on 7 July. They said they had registered about 60 people. Be sure to take a photo copy of the first page of your passport. You can also do this at Bluport. If interested you should probably go quickly?

  5. Are you buying as a business or as an individual?

    I use the business site and it is quite secure if you do everything through the site? They hold the funds until you receive the order and it is as agreed? Some sellers will try to get you to go around the site and deal with them directly. If you do that you are on your own with no protection from Alibaba.

  6. The problem is that there is no easy way to get comps here in Thailand. Realtors may or may not tell you what is really going on in the market? The only way to really get an idea is to start looking at a lot of properties and comparing asking prices. Some people will put a high price on a unit and never lower it? Others want or need to sell now and are open to offers.

    As an example my friend bought a condo in sriratcha 4 years ago for 4 million baht with the realtors assurance that it could be resold quickly at 5 million! A few months ago he sold it for 2.6 million. He then started shopping for a replacement. Finally finding a large pool villa in a nice gated community in another city that was listed for 8 million. He offered 4 million and after several weeks of negotiation and other offers that fell through they accepted his offer. The reason for selling was very old foreign owner in poor health. Use your own attorney to check title and have a professional inspection done. Don't accept anyones word as to condition of title or property. Good luck with your search!

    no no no, has to be a chip inserted within the host and connected to a world wide data base! Needed to travel, enter stores, drive a vehicle, buy food, rent a room, collect funds from your account, etc.

  9. There are lots of bargains right now. Start looking and make low offers. There are plenty of deals to be had!

    I agree the banks seem to hold prices high and may not be your best bet? However I would make a few low offers and see what response you get? The true bargains sell quickly! I found one that was reduced by about half. first day listed. I agreed to buy at the listing price but argued about a closing cost fee of about $1,000 usd. They sold it to someone else that day! There are more!

    And as for condo's : I can't live in those boxes, even the nice ones have 9 neighbors around them, always someone sneezing, music, renovations, walking with high heels and so on. It's a nightmare, for me at least.

     

    In Hua Hin, I am looking at houses. In 2 days I found 2 great very large homes that were reduced from around 10mil. To 4 million. They are not new and not perfect but you get the idea? Almost nobody buying now and some sellers getting desperate! 

    I am looking at buying and doing a 30 year lease back.

    Whilst I would like to think I can meet any any future requirements, you can never feel stable here.   

     

    I think it's only a matter of time before compulsory health insurance, attached to a retirement visa, is introduced.  No health insurance, no visa.

     

    You could have a Thai wife, a car, a condo, a farm, a bar, children etc, but you will NEVER have a right to live here.  All farang should have a Plan B alternative to living in Thailand.  

    Good reminder, instead of buying that house I think I'll just keep renting?

    Today Pfizer said that their vaccine now does not need to be kept at the extreme cold they previously required. Now just same as all the rest.

    The subject is not about taking the vaccine. I would choose to take it, but not the Chinese version. The poll was about forcing expats to take and pay! Not everyone, Just Expats?
