  1. Stop busses from entering anywhere from Sukhumvit down and that alone will reduce traffic jams.

    Put cops out in the roads issuing huge fines for double parking , that will reduce problems further.

    On main intersections issue ridiculously high fines for those blocking lanes which suppose to go straight, but they use it to cut traffic to turn tight off Sukhumvit road.

    That alone without any studies will reduce traffic jams., theaparsit road is always full of idiots double parking because either they can not reverse park or too lazy to walk 5 meters

  2. Sounds like Pattaya is burning, time to get some popcorn and a cold drink . Pattaya is a mess, outdated roads, flooding, crime, A big city on the water and they have no idea how to take advantage of this. Walking street on the ocean side should be all open air bars and restaurants with huge patios to enjoy the ocean breeze and moonlit sky.

    How about changing the traffic flow on beach road and second road, knock some buildings down so Jomtein second road and beach road Pattaya come together at some point and second road Pattaya joins smoothly into Jomtein second road. If you had some Engineering vision you could see this easily. No more sharp curve at walking street and of course getting rid of all the crap parked on beach road.

    Seeing this will never happen Pattaya will slowly get worse. Instead of building something like a bypass or over pass the are going to build a short little tunnel which will not to anything to relieve traffic congestion.

    Bangkok is no different,

    Was there over the long weekend, In Nana go go's, i visited 6 at around 10 pm, there were 2-3 customers in each.

    Patpong was totally dead.

    Pratunam Markets, you could actually easily walk

  5. Here is the deal, i have been in business for a while here now and since the last wage rise, productivity reduced, staff stupidity increased and staff shortages also increased.

    For the life of me i can not understand why would anyone want to raise wages when it only results in more laziness and less productivity.

    I have not stopped wasting money on job advert for the last 3 years.

    Since the last wage rise, get about 50 people calling for the job per month, about 7 out of those 50 actually bother to show up for interview.

    Out of 7, lucky 2 will actually come on time, not 30 mins late if not 4 hours late.

    Out of 2, none will have matching or required qualifications, and even after employing and and wasting time and money on them, they quit to go back to Isaan because they are tired.

    A mate of mine was caught with 1 extra cartoon, they said either pay $100 or loose it.

    I came back last year with 75 kg full of vitamins, glucosamine etc etc.

    Female officer asked if it was for sale, and it was not. It was for myself, staff, friends and dogs.

    She asked what the approx value was, i told her $500( in reality over $3000) so she asked me to pay 2200 baht.

    Sometimes "without" the legalities, its just down to luck and officers mood.

    Firstly by definition deposit is a security for non payment, welcome to the world of knowledge .

    It is a deposit for damage to the property NOT for the rent, you still don't get it

    I really have no idea what planet you live on or come from to state such nonsense .

    2 months rent is a deposit for non payment and damages it is not solely for damages.

    Why do not you site which section of the law states security deposit is for damages since you so confident about it

    Thirdly charging tenant for damages caused by water leak initially installed by the landlord is criminal.

    Do you still want to argue the legality and who knows more?

    Isn't it standard to pay, first and last months rent in advance + damage deposit?

    First payment is 2 month deposit plus 1 month ahead

    She has 45days to return the deposit from the end of the contract but she may well feel that period does not start until you get out.

    Getting deposits back here can be difficult, but your money problems are not hers.

    There is no rule, law or common practice to sign new contract after initial one is expired.

    Once contract has expired it becomes month by month basis and 30 days notice required from both parties in case of vacating

    not quite, if your month to month technically neither party has to give notice once the paid for time elapses. though 48 hours ior longer is sometimes used as a courtesy.

    for a written lease you only need to give notice as specified in the lease, usually 30 days, if you want to renew or extend, not for terminating. its assumed the lease will expire unless someone says otherwise in writing.

    Once the lease has expired, 30 days notice from both parties is required by law.

    Legally she can not throw you out with warning letters, locking you out is illegal.

    Secondly ask her if she has paid tax for rental income , rest assured it will wake her up.

    Thirdly call Consumer protection board and ask for their help, just do not rant like now. State facts in point form.

    dude , no rent money no place to live, the deposite is not rent, and yes you do sound like a little high school girl. deposite is returned after the cost of any damages repaired if any. the deposite cannot be applied to the rent because you want it to be, it is not your money it is esscro money you agreed she would hold. the descision to do that is up to her. i suggest you top whining, say sorry for your misstake, and give her the rent, and do it quickly before you are accused of attempted theft, and for sure you will be, it is the same here as everywhere else :-)

    Dude, let me explain something to you, if you were to leave your tenant without water and tenant had the balls, you would be paying for his hotel accommodation.

    OP, never said he did not have the money, AGAIN 8 days is hardly a world disaster and if anything should be given rent free for at least 2 weeks due to inconvenience caused.

    Deposit is exactly that a bond for non payment of rent and damages. Money is NOT in escrow account, you should learn a little about Thailand, Money is in her personal account with no security or interest unlike many other developed countries.

    Scamming renters is NOT new thing to Thailand, and charging for wear and tear, including any damages even the ones caused not my tenant is also a norm.

    Why? because most people like yourself and a large number on this thread, do not have a clue, so a landlord can get away with it.

    Should one of those landlords come across someone with a clue, they quickly change their attitude, manner and behavior and if they do not, they can find themselves locked up or paying ridiculous amount of money to lawyers, accountants and revenue department.

  12. Common sense says his rent is overdue and the land lord wanted another one year lease but was too nice and extended him 30 days twice big mistake.

    8 days is hardly overdue, and again for the slow ones, if she wants yearly contract issue 30 days notice and look for whatever she likes.

    Issuing late payment warning sounds like she has a farang boyfriend advisor without a single clue , it's not a job nor letters of demand especially when she holds 2 months deposit and left tenant without basic nessecity such as water for 2 weeks.

    But there is a rule in most normal countries but maybe not yours that the RENT has to be paid. It is also obvious that this landlord wants a yearly lease and she made a huge mistake by extending for 30 days TWO more times when she really did not want to. He also admits to having no money which makes people desperate and exaggerate any situation. No matter where you live on earth, If your landlord or living conditions are soooo bad you move. That's it. Leaving a dead fish like one moronic poster suggested or some other ridiculous thing in the apartment after just gives the owner 100% reason to keep entire deposit and in some cases he/ she can collect much more from you and often do. Keep that in mind. She can find your Company and boss rather easily it sounds.

    Considering that you do not know where I come from, do not make a fool out of yourself making stupid statements.

    If landlord wants yearly contract , landlord can issue 30 days notice to vacate and find a new tenant.

    It helps to know a little and have some common sense ability before posting utter rubbish
