  1. Product line is lousy, limited, and most of the models are very dated. No model to compete in the very popular CR-V suv size. Kicks is too small, Terra is way too big. Their one good model, the X-Trail, isn't sold here. If they fold they won't be missed--lots of Chinese models arriving so plenty of better choices.
  2. I agree--look for another unit in the project. And, I am also wondering why the landlord would have anything to do with a new gate for the condo project? That would be a decision for the condo board whether to repair or get a new gate. Stay until the end of your lease and then move.

  4. Thailand has no MLS--Multiple Listing Service. You want maximum exposure so you need to email all the agencies in CM that you can find on the internet, starting with the biggest and the ones nearest your property. Email them with good photos and good description and ask them to list your property. I'm in Pattaya so I can offer no help with any CM agencies to use. The last house I sold in Pattaya, this summer, I listed it with about 40 agencies and it sold in a three months. You can certainly also list it yourself on websites like Facebook, Craigslist, condo bulletin board, with condo office staff, etc. Having sold 20some properties in Thailand since 2010, both condos and houses, and mostly with the help of an agency, I would suggest offering a 5% commission in your email. This can always be negotiated depending on what offers you get but it's good to start with 5%. The objective is to get the agencies to both list your property and bring clients to see it and, hopefully, buy it. My reasoning, as told to me by an agent years ago. If you are an agent with a client, will you take the client to the seller offering 2% or 3% commission on his condo for sale or the one offering 5%? I know posters will say don't pay more than 2 or 3% commission and others will say realtors are worthless, but, again, the objective is to get the property sold quickly, not sit for years. This is what has worked for me, with those 20some properties mostly selling quickly, even during the covid years, when we sold both a house and two condos. Good luck with your sale.

  7. Voter turnout in 2020 was 66.6%. Voter turnout in 2024 was 63.7%. Not a guess. Fact--which I know you Trumpets absolutely hate. Fewer voters voted in 2024. But, feel free to provide credible evidence of massive voter fraud in 2020. Let's see--I remember there was the Republican who turned in a ballot for his dead wife . . .
  8. Perhaps I didn't reply because your question did not warrant a reply--starting with your ridiculous, untrue extra '15 million voters' claim. In 2020, the total vote count was 155,507,476. In 2024, the total vote count so far is 151,498,832. A difference of around 4 million votes from 2020, not 15 million. The extra 4 million in 2020 can easily be explained by Democrats being far more motivated to get to the polls in 2020 to defeat Trump than they were in 2024. I would guess there were also significant numbers of Democrats that didn't like either Trump or Harris and they decided to not vote for either candidate.
  9. Yes, and if you win a county by one vote it turns red or blue. If you win a state by 1 vote it also turns red or blue. Deceiving--you can't tell by looking at it whether it was a 50 50 vote split or 80% to 20%. The entire map could be red or blue and the winner could have won by 51 votes. Landslide! It's all red! Landslide! It's all blue! Deceiving. Reuter's currently has him at 49.9% of the vote to Harris's 48.3%. Looking at that red map, you'd probably guess a far wider margin. Below is a county map of the 2020 election. A lot of red, too--and Biden won by 7 million votes.
  10. Wrong. Not the most votes in history for president. That belongs to Biden--81 million. Trump is currently at a little less than 77 million. So, no bests or mosts for Trump. Far from it. Actually, Clinton beat Trump in 2016 by a larger margin of the popular vote than Trump so far is beating Harris by.
  11. Your map's a little out of date. Reuter's has Trump's vote total at 49.9% today. Under 50% at this point for 3 runs for president.
  12. Yes, a lot of red but it's deceiving. It adds up to less than 50% of the vote. Same as his other 2 runs--could not convince 50% of the voters to support him.
  13. I am American, with accounts at half a dozen different banks, including K-Bank. None, including K-Bank, has sent me an email such as this--although I'm not sure any, except Bangkok Bank, have my email address. I did fill out forms such as these when I opened a new account at yellow bank earlier this year. I would not do anything by email and, instead, wait to be asked for this information in person while at the bank. I was at yellow bank at central festival last week and spouse and I asked one of the managers if the bank had heard anything further about taxation and requirements for banks regarding TRD. She said they had not. This was a follow-up to a dinner meeting we had had with several bank managers around the beginning of the year to sound them out regarding new requirements for bank reporting to TRD.
  14. Spouse and I work together but I do most of the furniture arrangement and I design the custom built-in furniture for our projects, with his input. I am a firm believer in 'a place for everything and everything in its place.' I am also a believer in 'form follows function'--and trumps feng shui. From your description, your living space needs improvement. I suggest you take your girlfriend and tour some decorated model homes or condos. I think you both need to be educated a bit in furniture placement and how rooms function--or don't. Show houses and condos usually have good design elements and good use of space. If you see a room you like, snap some photos with your phone--tell them you're touring a lot of projects and want to remember this one to circle back to and maybe purchase. These tours will give you some idea of what is possible. Take a hard look at your space and how you spend your time in it--then choose furniture and an arrangement of it that best fits your needs. If you like to watch a lot of tv, for example, design your space for comfortable tv viewing. That would include facing the tv directly with a comfortable sofa, side tables at hand for drinks/popcorn, and the tv at a good size, viewing height, and distance from the sofa. It sounds like you need to start over with where your tv is placed. Power cord management is important--both for safety and looks. If you have a power cord snaking across a room, that indicates poor design. Usually a design can be rearranged to eliminate this. For those planning a new construction or renovation, think about where you will need outlets and light switches before you begin. Have a furniture plan in mind, if possible, and note where furniture needing power outlets will be placed. At our current project, I knew we would likely be floating an electric 3-seat sofa recliner in the middle of the living room, so I made sure there was a power outlet built into the floor right where the sofa would sit. The power cords for the sofa, and also a floor lamp next to the sofa, are hidden under the sofa, rather than visibly, and unsafely, snaking across a walkway to a wall outlet. We also have a home office space with custom built-in furniture so we planned for power outlets to be where we needed them for a printer in a cabinet, table lamps, computer, etc. Do as much planning as you possibly can before construction. If a place is messy, it's usually one of two things--messy people living there or not enough storage to put everything away. If you fall into the latter, start with getting rid of junk you don't need and then look at ways to increase your storage for what's left. Stuff sitting all over the top of the microwave? Look for a small, counter storage unit that fits around the microwave and provides some storage to neaten things up. There are lots of storage selections for everything you need to store on Lazada and also at places like Index and Home Pro. Look for ways to add storage. If your armoires don't go to the ceiling, large wicker baskets can be put on top of them to store things like Christmas decorations, extra linens, household/hardware stuff, etc. Big, round wicker baskets with lids are also useful for storage if you have a free corner in a room. IKEA makes big, rectangular upholstered ottomans with lids that store quite a lot. We've used them several times. Put a big tray on top and you have a coffee table that doubles as a foot stool--with storage to boot. Bathrooms often don't have enough storage but usually there is space for a small cabinet with drawers to slot under a wall sink. If you have counter space, small baskets are also good to neatly organize the toiletries scattered all over the counter into one easy to get to container. Life is short. A nice, comfortable, well-designed place to live is important. Believe me when I say you will feel better, and live better, in a space you have taken some time to design to fit your needs. Get started and good luck.

  19. I'm not seeing much 'battle' in the very weak response from the city. This is the best they can come up with? Pathetic. Really just same-o same-o. More traffic enforcement--as if that will work. And, as always, no concrete, specific proposals. Just glittering generalities. This agency will work with that agency, blah, blah, blah. One of the big bottlenecks is in front of Central Festival--both sides. On the beach side there's a large police station right next to the mall. Usually just one or two cops out helping beachgoers crossing the street by the crosswalk--while completely ignoring the bad traffic bottleneck by the mall right next to them. One immediate help would be to eliminate parking on both sides for stretches at both mall entrances to help thru traffic get by both congested areas--and enforce the no-parking with stiff fines and police presence when the mall is open. Going to 'battle' would involve eliminating parking on major roads, opening up an extra lane immediately to allow more cars to get through the extremely long traffic cycles at busy intersections. Going to battle would involve hiring an entirely new traffic ticketing crew to ticket illegal parking with stiff fines--with a percentage of the fines collected going directly to the enforcement staff. Going to battle would involve getting road construction projects done much more quickly, with much more direct supervision and coordination of the work by the city. How many stories have we read of the deputy mayor or mayor dragging himself out to 'inspect' why a project is 6 months or a year behind schedule? Some hand-wringing, a few meaningless promises, and, that's that. Going to battle would involve getting massive new projects started to construct either underpasses or overpasses for the major Sukhumvit intersections--as has been done to the south and to the north by Sri Racha. Only one of the 3 proposed underpasses was ever constructed. Why? The city didn't 'battle' for them. Going to battle would involve looking at major traffic intersections with an eye to improvement. For example, the right turn from North Pattaya Road on to Sukhumvit could be re-striped to allow 3 lanes to turn right, rather than just two--cars are already doing that now, taking things into their own hands. Speaking of that intersection, perhaps someone could inform the city that the traffic light on the North Pattaya/Sukhumvit intersection is messed up. When the North Pattaya light is red, it gives a green left turn arrow--which is wrongly sending the cars turning left directly into the Sukhumvit traffic going north. There should only be a green arrow if that traffic is stopped. When the light is green for North Pattaya road drivers to turn right, the left turn arrow turns red, when, of course, it should be green since the north-bound Sukhumvit traffic is stopped. It's been a couple of days since I have been thru the intersection and, perhaps, it has been fixed by now but the fact it has been this way for months and no Pattaya officials have noticed--even though City Hall is on that road--is an indication of how lightly interested they are in traffic safety and improvements.
  20. Not charging someone with a crime does not mean they have been 'cleared' of the crime. In many cases, and likely this one, it means there is currently not sufficient evidence to go forward with a trial.
