  1. You are covered by the Pathum Wan 2 Area Revenue Branch Office:

Very close to BTS Chit Lom, I believe their office is on the 14th floor of the PiYa Place office building tucked away behind the Mercury Ville building, accessed by Lang Suan Road.

Here is the Revenue Department website with their full address:

Now if someone were to present these to land office would they be able to purchase the land without clearing the mortgage and paying me the loan and considerable compound interest?

It's not impossible, but it's unlikely as you would either have to appear in person with your passport to complete the sale, or you would have to supply documents notarised by a Thai embassy.

You don't really need a lawyer. Just go to the land office with a Thai speaker and your passport and ask for a photocopy of the chanote. You will be given a copy of what the land office has on file, which is the most up to date version.

The second to last entry should be the sale into your wife's name. The last entry should be the mortgage from yourself to your wife.

  3. Hi

I have a Samsung S22 Ultra. I want to record video and turn the screen off at the same time to preserve battery life.

Can this be done? Using the native Camera app, the screen will not turn off or go into screensaver modeby itself. If I press the power button during video recording the camera app stops recording.

My idea is to record some long Ultra High Definition videos of wildlife, the sea, sunsets, etc. Turning off the screen will significantly increase battery life...

Considering that the company consists of my friend (Thai) as the majority share holder, his sister, and me, there won't be anything like this on the "AGM".

So to sum it up, the shares that are in my name have no real value, correct?

How many shares or what percentage of the company do you own?

What assets does the company have?

Without that information there is no way of knowing the answer.

However if (a) the company does not hold any real fixed assets such as land, buildings, vehicles, etc, and (b) you are a minority shareholder then the chances are the shares hold little real world value.

Isn't the point of having a limited company is that the shareholders are not liable for debts?

My question goes more in the direction of:

If the company is making for example 100k per month in profit, and the owner is transferring this to his personal bank account (would this then be booked as dividends?), am I then theoretically entitled to also receive a share of this, relative to the shares we each hold in the company?

The profit could be being paid as a salary.

You are not entitled to a dividend unless it is agreed at the AGM.

Chances are your friend transferred a small percentage to you as there needs to be a minimum of 3 shareholders to create and maintain a Thai private limited company.

  6. It means you own a percentage of the company. If you have ordinary shares you have a right to attend the Annual General Meeting and vote.

Depending on the percentage of shares you hold you may have other rights.

You will not receive profits of the company as that is not how companies work. You could receive a dividend if a dividend is authorised for all shareholders at the AGM.

It depends, but if you have a minor stake in a business then it is very easy to make sure you never receive any dividends should the majority shareholder(s) decide so.

All you could do is sell your shares to recoup your investment and hopefully some profit.

Crucially, it all depends on who the other shareholders are.

Perhaps if you do not yet fully understand how a company functions then maybe it might not be wise to invest at this stage.

    Foreigner seller needs to supply
certificate of residence from immigration ( should be free at immigration but varies from place to place ) or instead of certificate of residence a work permit or yellow housebook is accepted in certain provinces
if foreign seller has left Thailand then a signed copy of the exit from Thailand stamp in their passport instead of residence certificate and valid visa stamp.
(Certificate of residence not required in all provinces ?    / DLT's Pattaya requires it )
sometimes the police station will give you this document too.
    copy passport photo page
copy of visa page and or extension  ( not expired )
signed  " nungsue moub umnart  ( if seller is not going with you to DLT )
signed  "beb  kum kor own le rup own ( if seller is not going with you to DLT )
green/blue book signed by current owner

What does "green/blue book signed by current owner" mean please? Does the actual book itself have to be signed? If so, where?

    Thank you.

  8. A slightly unusual question for the experts.

Honda PCX first registered January 2560, so a little over 5 years old.

Blue coloured body with gold coloured wheels.

A genuine 344 kilometres on the clock. Basically the owner bought it, rode it a bit then put it away in the garage.

It's basically immaculate. The battery has been recently changed and the fuel has also recently been syphoned out of the tank and changed.

It has both keys, green book, original invoice. It has been taxed throughout the 5 years and it is currently taxed.

I know the owner personally, and I know it's been sitting in his garage all this time.

The original invoice is for 89,000 baht.

Q1: What's it worth now if it was advertised for sale online?

Q2: What is the best place to advertise the bike for sale? It's located in central Bangkok.

    Thank you for your help.

Or should I just submit all docs to them before I go away using the old passport.

    This.

The Ministry of Labour may accept a late submission, but again they might not. Nobody can tell until you try.

Do you really want to put yourself in a position where your work permit can be declined, and therefore your extension of stay can be put in jeopardy?
