It's actually the other way around. The Land Office has the original and the person named on the title deed holds the copy.
If the deed is old then it is possible it has been renumbered/resequenced. When this happens the title deed can sometimes get slightly misfiled in the new sequence, which means a more thorough search will be needed to find it. This has happened to me once before and it took an hour or so for the Land Office to find the missing deed.
That being said, all NS4 chanotes have been digitised, and all the relevant particulars are held on the Land Office computer systems.
However, if the buyer wants to sell the land they must appear with their title deed on the day of the sale, unless the property is mortgaged, when a representative of the bank will appear with the title deed.
No deed, no sale. That is absolutely final. If the deed has been lost by the seller, then the seller will have to go through the process of obtaining a duplicate title deed from the Land Office. This can take some time.

And the Tax on that ticket ?
We used to get the TG Airmiles with our previous Card (Citi ROP), I don’t think the miles per baht ratio was as good as yours (I think it was 1:20) - but we still had to pay Tax on the ticket.
I recall one time the Tax alone on the Airmiles ticket was more expensive than buying my Son his ticket separately (some weird setup about using Airmiles for kids tickets but charging adult tax rates).
30+ thousand baht.

How much do you have to spend, and on which card in order to get that reward please?
SCB My Travel.
You get 1 mile for every 17 baht you spend.
A round trip business class ticket with Thai is 180,000 miles.
17x180,000 is 3,060,000 baht.
And before you all think I'm rich, a lot of that expenditure is on behalf of the company I work for!

Mine doesn't. If you have a stable job and work permit with some history then it's possible to get an unsecured credit card

I do. I rack up about 1 business class return to Europe per year, which I find very convenient.

Ouch, that's pretty vague.
If you have two doses of Pfizer here in Thailand, they way I read that link, you would not qualify as fully-vaccinated?
The guidance is very specific.
At the present time Thailand is on the UK red list. This means that if you have been in Thailand (or any red list country) in the previous 10 days before arriving in the UK then only British and Irish nationals and those with permanent residency will be admitted to the UK.
When you are admitted you must quarantine for 10 days in a managed hotel, at your own expense.
In this scenario it doesn't matter if you are vaccinated or not and it doesn't matter what brand of vaccine you received or where you received it.
You will be entering managed hotel quarantine and you will be paying for it.

I just noticed the word "inheritance" in the title of the OP.
My strong advice would be to arrange this before he passes. If this has to be resolved through probate the legal costs will be quite substantial.

You are confusing share ownership and company directorship.
The first thing to do is to hold a shareholders meeting and propose a motion to amend the list of shareholders. If this is voted in favour then the minutes of the meeting need to record this and be signed by the correct number of directors. You will need the cooperation of other shareholders to do this if your friend controls less than 50 per cent of the shares.
In terms of actual ownership, he needs to attend the Department of Business Development with his children and transfer the company shares to their name.
There will be a nominal fee for this.
If the meeting is held first then the change of directors can be dealt with at the DBD at the same time as the transfer of shares. If you do it the other way round your will need to attend the DBD two times.
Shareholders can be any age, directors must be 20 or over.

It's not just Thailand, but almost every country in the world.
If you have the slightest problem and you use an agency, the airline's response will be to ask you to contact the agency, which is easier said than done in many cases, especially if you need to rebook quickly.
For me, it's direct bookings only.
The same with car hire.

Cheapest PCR test I have seen is 2,400 baht for results within 48 hours or 2,600 baht for next day results by 3pm.
From Doctor Donna at Medconsult. A very well known and established clinic in Bangkok.

I assume if you rent out a house with 5 rooms to one person it counts as one unit
Correct. What is counted are the number of lease agreements, not the number of rooms per lease.

You need to obtain a copy of your condo rules. They will state what is and what is not allowed.
The rules will also state the monetary fine if you do break the rules.

...is there anything I need to do/look out for ?
Arrest and being charged with theft and then being taken to Court if you do not pay to resolve the situation.
The bike is not your property. Steal someone else's property and expect to pay a penalty for it.

i doubt that, i hear business owners saying how difficult it is here to terminate people
It's difficult to correctly terminate staff for cause and not pay them severance, no matter how bad an employee they are. That's the problem.

In essence what you are asking for is a contract between an agent and a Principal where the agent is granted an indemnity against any future losses or claims that may result from a particular activity.
Be warned that such an indemnity may not hold the agent harmless if the agent knowingly and recklessly exposes the Principal to legal action.
This is because a contract cannot supercede statute law, even if the contract is entered into willingly by both parties.

Would they still be required to isolate or is this jab considered the same as the AZ jabs used in the UK?
Yes, isolation is required. This is because vaccinations received in Thailand are not currently recognised by the UK, regardless of the vaccine you have received.
To not self isolate, you must have been fully vaccinated under one of the following programmes:
"UK vaccination programme, approved by the Medicines and Healthcare products
Regulatory Agency (MHRA)
UK vaccine programme overseas, approved by the MHRA
an approved vaccination programme in Europe or the USA – not all are recognised in England"

Yes.

Pay for a nanny or a childminder or a cleaner instead of trying to get another woman involved for free.

It is illegal to deduct money in this manner from employee's wages. A call to the Department of Labour Protection and Welfare Hotline on 1506 should quickly resolve the matter.
I should say, however, that an employer can terminate an employee at any time as long as the employee is paid the correct severance.
