That should be sufficient enough. Clearly they had doubts she would leave. I'm a firm beleiver that it is the way the application is presented, supporting documentation in addition to a compelling covering letter explaining yours and her circumstances. Fwiw, my GF lives in a rented room in Thailand and does not work. She has a half Thai son who she cares for and goes to school there.
An agent may be able to help you prepare for next application with more chance of success. BTW, I have done applications for two previous Thai gfs over the last 10 years and all were successful.

So long as the application meets the criteria (finacial, relationship, reason for travel etc.) and it can be demonstrated that the visitor will depart UK at end of the visit. A friend posted recently that lots of Thai girls are posting their rejection letters on Facebook. My Cambodian GF received her (second) UK visit visa this week.

Last year, on EVA Air, in Premium and Star Alliance Gold member, I rocked up at Heathrow check-in with 29kgs. They wanted to charge me £110 GBP. I said but my allowance is at least 50kgs. They said yes sir but maximum piece weight is 23kgs. You can have 3 pieces of 23kgs making total of 69kgs. I said I just want one case at 29kgs they said NO! Not allowed. One of the non-airline employees suggested I ask the airline for a cardboard box for the "excess". A manager brought out a box, scissors, pen and tape so I could repack 10kgs into the second piece. What a waste of time and effort. I was flabbergasted but complied. At least Thai Airways at Heathrow never have this issue (32kgs max no question - unless on a restricted/saver ticket).

The Thai government and tourism generals are showing their panic now and also how little they understand the market. They wanted the numbers, a fair few came, but they are not the "quality tourists" spending the amounts envisioned. The economy is struggling - just ask any normal Thai - and a lot of foreign investment has gone elsewhere in the last 10 years. The boom times are over. Truth is that the Thai government and Tourism ministers want the money but not the tourists who come. Can't have it all ways. The world is broke and many of those travelling have lower budgets, or travel less frequently than before. This is the reality.

I flew out of BKK last Tuesday lunchtime and saw all the "scrap" Thai Airways planes on the left apron when heading to the terminal. A real pile of junk that they couldn't sell been abandoned or being broken up in place.

We got the land cheap off a relative. The value had gone up a bit due to commercial activities nearby. I was shocked at the official valuation. We used a big company, they came and did a full spiral bound written report etc. like those used by the banks to value property/land. I was amazed at the valuation. Can't imagine anuyone ever paying 4 million for the land. It still sits undeveloped and overgrown after 20 years.

The divorce was in the UK. The value of all our worldwide assets was added up and then halved. She got to keep the Thai land, I got to keep the Bangkok apartment (with a small adjusting payment to her) and we got half each of the UK house once that was sold.

This reminds me of my first trip to Myanmar (Burma) in 2000. Way up country in Myitkyina, the authorities (police/immigration) came to my hotel to check my details. After 15 minutes looking at my passport and checking visa etc. they said "thank you". As departing they said "bye" and asked "what country are you from?".

My wife (now ex) and I, bought 10 rai of lovely land on the edge of the village in 2004 for 400,000 Baht. My dream and hers, was always to build a nice house. Fast forward 11 years and her behaviour had deteriorated and I'm out. On divorce, it was valued at over 4 million Thai Baht which she accepted as a value on divorce settlement in UK. After the divvy up, she kept ownership of that land. I could not imagine wanting to live there myself with her or her family members all around. The Finnish man may well have the "right" to live on the property, but really, who would want to live there once the realtionship with wife and her family has gone toxic?

You don't know the wife or financial circumstances. Could be many valid reasons.
OP @mommysboy has nothing to worry about. Just keep doing extensions and get a re-entry permit. Or, just do a marriage visa application each time needing to return to Thailand. Neither is difficult.

Totally agree. Total scam. IF the IDP has Thai language (it does not) then understand. The IDP I had two years ago did not have Thai language. It was in English. Same as my car/motorbike licence.

I have often thought about marketing my Bangkok apartment for sale. Based on other adverts I see on websites, there always seems to be a lack of info or pictures or 360 degree walkthough or even just video. Adding as much relevent info as possible and pictures costs nothing. Many adverts don't even show the price. I would set-up a webpage with all this and then allow agents to use this. The more exposure the better. Adding easy contact details such as phone, Line ID, email, Facebook etc. to generate as many inquiries as possible. So many so called "agents" are lacking. Good luck in your sale.

Never, ever leave cash money in a hotel room safe. ALL the staff have the override codes to access it. You may not miss a few notes. OK for passports or laptops but NOT cash!
If I'm lucky enough to have cash when on tour, I will leave it locked in bike box. If not on a bike tour will leave it under the liner of the waste paper bin (overnight but not when room cleaners are likely to attend). Alternatively, hide behind the TV or fridge/freezer. Best option is to carry on person as safer. How many here got robbed of cash unwillingly? Maybe a few made some bad choices and got releived of cash by ladies.

It's the hot season. 35 to 42c is to be expected. Keep in the shade, drink plenty of cold fluids. If elderly or susceptible, then stay in air conditioned environments. Sensible precautions. Does it ever get this hot in Switzerland Mr Suisse?
FWIW: My Cambodian GF is bringing her elderly parents from rural Cambodia to coastal Thailand for a few weeks to relax and avoid these high temperatures.

Go to Lopburi by train, Grab or Bolt and enjoy. Plenty of nice hotels there. Hopefully you won't get bitten by the dirty, aggressive, and marauding macaques. Let us know how you get on and do, please, share videos of your close up encounters.
Pro tip: Take as many fresh bananas and shiny objects as you can and guard them with your life 🙂

Don't know that it's a new law. My GF's old passport was full of stamps (only land border). Many, many more than two per year for 2 weeks per time. She's from Cambodia so maybe it's an Asean thing vs Other regions.
