67M baht starting price. So say the 15 units average out to 75M each. That comes out right around 1.2B baht. So the 1.2B project price they state must be the total sales amount not how much they are spending on the project.

Perhaps he has 'mysteriously disappeared' and all of this is a smoke screen to make it seem he is still around. Has he been seen entering/leaving the building he supposedly works at?

I have seen several houses resold in the mooban I live in, located in Ratchaburi. So used houses can be sold. However there are at least 10 homes that have been foreclosed on and these have never been resold. The main reason being that the banks want as much for them as what a new house would cost in the mooban, so why buy an old and now termite infested crumbling house when you can get a brand new one for the same price.

No need to convert a visa to another type. Just meet the requirements for the extension of stay you want or can qualify for.

Capital one used to require you to notify them of your travels abroad to make sure transactions went through with no problem. They don't require that anymore. But the option to report when you are abroad is still there if you want to use it.
The biggest issue is that you can't use a foriegn phone number. So if they want you to get an OTP for something you can't get it, like to verify it is actually you when you use a new computer to access your account. Then you have the hassle/cost of calling them directly to fix the problem.

FACT.
You can apply based on work OR investment. They are two separate options.
But if you look at the investment category requirements it still shows that you must supply work/tax history too. Perhaps this category is more like the combo method for retirement/marriage extensions.

Did the hotel ask for your passport when checking in? If not it was never reported. I have only once been asked to show my passport checking into a hotel or resort. My wife just shows her Thai ID.

How the law will be enforced is when you go to the doctor/hospital with a lung ailment and the first thing they will ask is, "Does anyone smoke at your home?"

I have had 4 housekeepers. Out of the 4 the second one we had did the best job cleaning but was also stealing from us. There is really no way to know beforehand unless you can find out where she worked before and talk to them. Ask friends for recommendations of people they know.

even if the baht doesn't deter them they will have less baht to spend when they get here. Lots of business I have been to in tourist areas lately have been openly complaining about the lack of business.

Bayer quantum works good. Just place a big drop on the ant trails. It takes a couple days to get rid of them. Just like borax the idea is to get the workers to take the bait back to the nest where the queen eats it too and kills off the nest.

Stayed in Pranburi at a beachside resort a couple of weeks ago. Had a little rain each day but not bad. And I did not see a single piece of trash on the beach, amazing! (It must all blow over to the Chonburi/Rayong side.)
