haha, I have the same problem everytime I'm on holiday over there. Pictures don't seem to help, but many male students seem to get a pretty standard flat top if you havnt noticed.

The Thai education system will be better off when the minimum for a farang to teach is a Bachelor of Education or its equivalent. I read these posts with amusement, for that day is coming.

The wife just informed me that her cousin is going to grow Indian Gooseberry trees in the not too distant future. They are reported to cost 1000 baht each as saplings, and the mature fruit when harvested will be worth 100 baht a kg. The fruit appears to have some medical properties, and has undergone preliminary research. According to my wife, the fruit is being purchased for medicine, not to be consumed. I was not aware of anyone growing this in Isaan, maybe someone has?

I am always amazed how expensive the gyms are in Thailand, considering how much less the population earns.

Why should hard working Australian taxpayers fund lazy parasites? I'm sure millions of Thai workers slaving away in factories for 12+ hours a day, 6 days per week would be over qualified to receive the Australian disability pension. The system in Australia creates this problem, by giving lazy people the option not to work.

CCC1469 relates to any agreement - so same problem whether lease, usufruct, superficies or right of habitation.
If adamant wife to be the owner and don't want to go the (Thai nominee) company route can perhaps rely on the third party bit - your sibling or friend perhaps as co-lesse with you.
Or - structure it so lease granted to you before sale to her.
Or - wife buys and grants lease to an offshore company controlled by you.
There's no one size fits all.
Interesting. How does one go about circumventing the requirement of fair payment to the lessor for leasing their land for 30 years? And secondly if the original lessor were to pass away, what then? The lease agreement is null and void?

In the meantime, I would keep all income offshore, and only access it via a foreign ATM, with a foreign bank card. I would not ever use an Australian based credit card or bank card to access foreign income (unless I was going to declare it in Australia).

Personally I think this is crap, and would not declare. Paid into your Thai bank, how would the greedy tax office ever find out?

So a 30 year lease from a Thai wife is no good? Can someone please explain? I'm sure many farangs would be leasing from their wife's.

Please don't claim you were only defrauding a big bank - you are not, other people pay in the end through higher bank charges and interest rates.
I doubt either poster would take the same view to walking into a 7/11 and taking money out of the till. What they have done is the same act of theft.
One can see why Thai banks only issue credit cards to Farangs with cash cover.

Gyms are usually way to expensive in Thailand, especially in Bangkok with the major chains like Cal WOW and Fitness First. Best gym I ever trained at was Tony's Gym Pattaya 3rd road, the 24 hour one. Great hardcore gym at a reasonable price.

Lol, we have 1 million in our joint savings account in Australia. Of which my wife has contributed over 50%. In Australia my wife and I would have no problem borrowing the rest of the money, but it can't hurt to ask the question here first. I was looking for some responses before we went into the bank, and after further research have decided not to bother.
Mods feel free to close this thread, I don't need some "numb nuts" Farang to give advice unrelated to the question asked.

My wife is Thai, I am Australian. We both live and work in Australia. I have read conflicting information on the question I have asked. How can the bank loose if we pay 50% and if we were to default, the bank would just keep the land.

Ok, the wife and I want to buy some land. The land is worth 2.5 million baht, but we only have 1 million in savings (Australian account). She works full time and has been for over a year now. The real question is, will a Thai bank lend her the money going off Australian pay slips and bank account, coupled with a deposit around 50% and me as a guarantor?

It's a rough ride for sure. If raining, you'll get wet. If hot, it's pretty miserable.
As mentioned before, they are PACKED on the way back to Pattaya with guests from the Ambassador. Amazing how many they can fit in one of those things! But it is cheap.
My friend has a private driver he uses. Charges something like 200B. Maybe you can check around to find one? If not, PM me and I will try and get the phone number for this guy.
Our friends told us it took them 30 minutes to get from Suk to Thappraya this week on Thepprasit. Unreal.
