    13% roi.

    How can you be sure of a 13% ROI when you have only booked the condo?

    I own the condo. I listed it as available for rent from next month. 2 people came to view it, the second paid the deposit to book a one year rental starting next month. There were three more people due to look at it this week.

    Steamer for one's Latte.

    Grind the beans and put them in the machine before going to bed, turn it on, which I presume is okay to do overnight on a coffee machine(?)

    then wake up (kind of) steam one's milk, place under and pour.

    Think that would suit me.

  3. Looking for a first ever coffee machine.

    Presumably they're called a grinder or something.

    One with a timer if possible, it really only be used for one's morning coffee.

    If can plug it in and set it for 8am to have a freshly grounded pot of coffee, great.

    Or one where you add the ground beans yourself.

    If can make a latte, fantastic.

    Though I guess something like that for 5k baht or there abouts isn't really possible.

    any recommendations on a machine??

  4. I have a newly renovated condo in CM, about 10 minutes from Thapae Gate, so not exactly downtown.

    It's not a studio shoebox, and is priced accordingly.

    It wasn't really bought as a rental property, but as I'm not there now, decided to put it on a classified's site as available from next month.

    I honestly wasn't expecting much interest as it's out of the city center, and priced higher than other units. In fact, I didn't really expect anybody to be interested at the price I listed it as. (I listed the rent as the total cost of unit and renovation divided by 7.5 years.)

    It was only listed yesterday evening and already 3 people are due to look at it over the next few days (International Uni student, Indian NGO, digital nomad), with 2 of them asking how they can book it to ensure they get it when it becomes available next month. Just from one listing on one site.

    Pleasantly (and very) surprised.

    With the endless tightening up of the visa situation, the doom and gloom nonsense that you read, you'd think the opposite. But hey, TIT and the doom and gloomers will just be doom n gloomers. biggrin.png

    Looks like the rental market in CM is doing very, very well indeed. smile.pngthumbsup.gif

    Anyone know of a place downtown or near the train station that sells small kitchen sink units? Preferably one in a cabinet and not just the bare metal ones. Thanks very much.

    Thai food can be delicious and very healthy; just prepare your own/have your partner prepare it or pick a proper place to eat. There's plenty restaurants available that good healthy Thai food with proper ingredients.

    People eat 30 baht gunk 3 times a day from Nosepicker Somchai, and then seemed surprised when they are fed up with it! laugh.png

    Moving up a notch, or avoiding that lower notch all together is advisable. wink.png
