  1. I would be afraid of getting hit with a large special assessment in the last few years of the lease myself. Not speaking to this particular building, but in general…If the leaseholder currently owns a majority of the units in a building, couldn’t that leaseholder vote for improvements, to be partially paid for by other current owners, before regaining full ownership?

Couple questions if that’s ok… I see on the initial infographic that you posted, that in the last column, there is reference to traveling from a “strictly controlled area”, which I presume to be the “red zones”? Would you happen to have a link that shows us what these areas are? Also, how does this affect interprovincial travel by car? And hotels? I assume they will want some sort of verification of a Covid test upon checking in? Thanks again.

I can understand your desire for a wide open floor plan, but I think that buying an older unit thinking you’ll transform it into some kind of soho loft is going to end up being an absolute nightmare and an expensive one at that…if it’s even possible. You may end up with the most expensive unit in the building (comparatively speaking) and that’s usually not a good thing. Yes, 99% of the floor plans here in Thailand are somewhat wonky, but I think that ultimately you’ll be way ahead of the game if you can find one of the 1% that you can live with and just do a cosmetic remodel (kitchen, bath, floors).
  7. I grew up on Clark’s desert boots but the last couple pairs I bought (within the last 5 years) were extremely disappointing. Same thing happened with Doc Martens. Something about the leather….it just never broke in right. I think my next pair of shoes are going to have to be custom made…just have to figure out who can do the best job here in Bangkok as I already have the leather.

  9. Yes. Absolute numbers are essential to making any determination in addition to other information that is missing. For example, What is the percentage of people who have died when comparing it to the overall total population of Chiang Mai Province? What was the health status (height/weight, alcohol consumption, diet, pre-existing conditions etc etc) of each and every individual that died. It’s necessary to parse all the relevant information in a granular way before making any proclamations.

  11. And therein lies the catch 22. If the vaccines lower the chances of being symptomatic if infected, then the vaccinated might very well be the potential “super-spreaders”.   12. Nowhere in your linked article, or any others out there did I read that he “got sick”. So your fear mongering is based upon pure speculation that you cannot prove. If his statement was that “you cannot contract Covid” then you might have a point. But it wasn’t. So, from what I can see, he could very well have been correct with his statement.

  17. “Nobody wants jewelry in the US” might be unsubstantiated but I’d be willing to bet that very few people would be willing to buy a high priced piece of jewelry from some random guy on EBay located in Thailand.
  18. Most of the food I buy is on sale more often than not. (Blue Diamond almonds, King Oscar sardines, Mainland cheese, Anchor butter) I only buy when on sale and stock up at those times. Add to that the 10% (average) discount codes for happyfresh delivery (prices are the same as in the store so it’s cheaper to have my groceries delivered for ฿50). Then factor in that I’m now getting 10% more baht per USD compared to 2 years ago. Steaks are cheaper. Chicken is the same. Broccoli and lettuce are hit and miss with price and availability. So, for me, groceries are much less expensive than pre-pandemic.

I see very livable houses for sale all over Chiangmai, both new and second hand including townhouses and detached homes, that work out to ฿15,000 per square meter (or less) and that includes the land. On the flipside, new floors and a kitchen in my condo added more than ฿15,000 per square meter to the overall cost. On the high end, a luxury kitchen (Poliform/Poggenpohl) with a full set of Viking/Subzero/Wolf kitchen appliances will add more than ฿50,000 per square meter to the build cost. So…I’m not sure I understand what your point is.
  20. I don’t need fancy. I value quality and good value. That being said… The Swan Burmese Restaurant near the Amora Thapae hotel outside the moat. Tsunami Sushi Bar on Huay Kaew just past the canal road on the right heading towards the zoo.
