  1. Here's another video
  2. Lots of passport bros are coming to Thailand. Search on youtube for interesting videos. Here is one https://www.youtube.com/watch?v=IH0maa1MLV0 and
  3. Never show money, wallet or phone to a stranger, to satisfy their curiosity.
  4. Bangkok is planting 2 millions trees and making 130 new parks by 2030. See here: How about Pattaya planting 100K trees by 2030 and start by planting 2,000 shade trees on Pattaya beach? How about making some new parks with trees? Are the city politicians listening? How about starting to provide some benefits to the city inhabitants with all those property taxes City Hall is collecting? Enhancing green spaces is crucial to making the city more livable, especially to attract expatriates
  5. Good choice. How much $$? Be sure to get new gaskets/washer to all adjoining parts.
  6. The leak looks like it is between the body and the rusty screw. I would try to find stainless steel (SS) or brass screws/bolts that are exactly the same size (thread, length, width and head) as the existing, replace all screws. Also replace the washers with SS, brass or nylon washers. Rusty washers and bolts rarely seal well. I didn't see any cracks on the housing, but you must inspect it closely. The housing surface, where the washer sits and both sides of the washers, need to be perfectly flat, clean, dry and smooth, no scratches. Some 3M silicon(or other very high quality) for wet areas or gasket silicon/sealer on both sides of the washer, would help seal the leak. The sealers must be applied to clean dry surfaces and must be totally dry before you test. I use silicon or plumbers putty. Read the instructions on the sealers and give extra time for curing. Finding the parts maybe challenging but I would contact Hitachi, at their Bangkok offices. If the original parts are not rust proof, try to find the SS, or brass ones. Bangkok will have them, maybe near China town.
  7. I've spent time in both locations. Basically Phuket is more expensive for everything. Restaurant meals are twice Pattaya prices, Phuket transportation in some cases 5 times more than Pattaya prices, accommodation is at least 50% more expensive in Phuket, density of Russians is much greater in Phuket, Phuket gets lots more rain than Pattaya.
  8. From the mid-19th century onwards, the traditional topless attire of Siamese women began to be viewed as obscene, and attires revealing female breasts were then regarded as 'un-Thai' expressions of depraved Western sexual culture
  9. This is from the wise website. -------- You can use your Wise card to make online payments. For some online payments, you’ll be asked to approve the payment from your Wise app, or using a code sent by SMS or call. This is called a 3D Secure (3DS) online payment and is an added level of security some websites ask for. Once you approve, your payment will go through as normal. Some websites only accept locally issued cards. So if your online payment gets declined, that might be why.
  10. Do not sign anything unless you understand the writing. In Thailand, if you are not fluent in Thai language, do not sign anything written in Thai, until you get a certified translation into a language you understand. Even if a policeman tells you sign something and gives you a verbal translation, do not sign it, get the certified written translation. Do not accept a police interpreter's translation verbally or in writing, unless they are a certified translator. Certified means certified by the Ministry of Foreigner Affairs.
  11. If a condo price is 30-40M baht, not many have an adequate down payment to buy. So maybe they can afford an adequate monthly lease payment
  12. Who financed the construction of all these unsold condos? Most prudent lenders would want to see at least 50% sold on plan units before lending anything to the developer.
  13. If you are in Thailand for 180 days or more in one calendar year, you need to file an income tax return. Using a credit card or ATM card is not taxed according to this lawyer: Thailand Tax Professional: https://mahanakornpartners.com/
  14. Very valuable information here, from a professional lawyer in Bangkok. I highly recommend watching this video
  15. Does this form need to be filled by all who apply for a retirement extension? There are 2 ways to qualify financially for a retirement extension, by monthly deposits or by bank balance. Is this form only for the monthly deposit method?
  16. I recommend you go to the Kwaeng Court with your Thai friend. Basically your Thai friend is there to interpret for you. You tell your your friend what to say, and the Thai friend tells you what others said in Thai. Go to the counter with your friend, get the forms, instructions and the consultant's name that will be assisting you in the Court, have your friend help you fill-in the forms, then go back counter with the completed forms and evidence and present them to the consultant. Copy everything for your own records. Once the consultant is satisfied with forms, ask for instructions for the next steps.
  17. Who told to go to the volunteer lawyers? You don't need a lawyer in Kwaeng Court but you do need to be able to communicate in Thai. Did you go into the Kwaeng Court? Sign-in with the policeman? Turn right and go down to the end counter? Ask to start a case? Do you speak Thai and write Thai or did you have a Thai speaking person with you? From my experience it is practically impossible to do anything through the Courts unless you or your representative can communicate in Thai. If you can't communicate in Thai then you have to find a Thai friend or pay someone to do the translation for you.
  18. It's not completely free. The Court has a specific process. The Court will assign a Court consultant to your matter and he will guide you through the process. Basically, several forms have to be filed along with proof/evidence, preferably in physical form like documents or photos, of your claim. Everything must be in Thai language. Once the consultant approves the forms and their contents, they are filed and the defendant is summoned to Court. You have to pay the Summons delivery charge, photo copy charges perhaps certified translations, etc. I recommend following the Court consultant instructions and process. I am not a legal expert, lawyer or court consultant, so go to the Court and find out all the details. I am just trying to point you in a direction which may prove fruitful for you. You can also go to the Ministry of Justice in Chonburi city and they have an office where they will provide you free advice on how to obtain justice.
  19. Go to Provincial Court house in Jomtien. On the second floor, you can get a free consultation from a lawyer. You can also start legal action by filing a case in Kwaeng Court, located in the same complex as the provincial Court. The case must be filed in Thai language. Very small costs. How did you arrive at the 500K value? A decent laptop costs only about 20K.
  20. 80 baht for a Leo or Chang small bottle is pretty pricey. In LK metro, some bars have the small bottles for 50-55 baht. Even Beach Road bars sell for the smalls for 70 Baht.
  21. I am considering renting a car, something like Honda City or Toyota Vios, in Penang or Kuala Lampur. I'd rent it for about 1 month and travel around the island and return it to the same city. Does anyone have any experience, positive or negative, renting a car in Malaysia?
  22. Dear Mayor, please place public trash cans along all walkways and public spaces, so people can conveniently discard unwanted material. The only street in Pattaya that has public trash cans is Beach Road. Please also empty the trash can daily or whenever they get full and make sure they large enough to contain all the garbage that might deposited into them.
  23. That form is very confusing. At the top it says Personal Income Tax Return for taxpayer with only income from employment under Section 40 (1) of the Revenue Code Only But in section A it wants you to enter "Salaries, wages, pensions etc. (Plus exempted income from 5.)" Pensions are not income from employment. Are there multiple versions of the Thai Personal Income Tax Return forms? I am retired , not employed.
  24. Go to the provincial court to consult a lawyer, onsite, who will provide a consultation, free, for 30 minutes. Sometimes these free guys are useful and sometimes they are useless. You can personally file a case with the Kwaeng Court, no lawyer needed, but everything needs to be filed in Thai language. I don't know the location of the Kwaeng court in Bangkok. In Pattaya, it is adjacent to the Provincial Court, on Thappraya Road. Basically, the cost is very small, like paying delivery charges for the court summons, etc. Use this court as the first step in all legal proceedings. If you decide to go to a higher court, that court will look favorably upon you in that you tried to resolve the matter seriously before coming to the higher court.
