Did you check the water heater? If it's on max heat it will never turn off automatically and skyrocket your bill, it happened to me when I rented a villa. I'm speaking about traditional water heaters, if you live in condo it's less likely that you have one but who knows..

Some "schools" (read: agents) can issue the ed visa without going out of Thailand (for double the fee, of course). Just go into language schools in your area and ask..
Ps: you need to be on visa exempt or tourist

I have an update. Basically they charge a fee (30000) just to change from tourist to non b in country. Not possible to change from ed to non b. This could be just an agreement with Phuket immigration though...

Today my accountant told me it's now possible to obtain a non-b without leaving Thailand. I'll know more in the afternoon but if they told me so it means it will be official soon (they don't do sketchy stuff).

Makes sense to extend everyone 30 days and give option to get a non b in the country. So everybody who wants to stay just pay an agent and get a non b. Those who are not willing to pay will have to leave.

I bought an infinite list of items from Lazada, no problems. When you buy expensive stuff there are official stores (Apple official seller, Samsung official seller and so on and product are guaranteed as bought in store...). It's up to you to be smart enough and do proper research. A mini washing machine what is one of those plastic washing machines that cost 1500 baht? Come on..

The airfare to let's say Europe is 20000 baht. Living in Thailand in a cheap apartment and eating rice will cost you probably 20000/month. So I don't understand how people without money would be on visa amnesty for that reason.

It depends on the cancellation policy of the owner. If it's strict, you are not going to get full refund.
If you like the property, stick with it. Tell the owner that yes you have the health certificate and if he wants to see it just provide something you made on Word with some generic hospital certification your name and passport number.

First of all, if he is speaking about co-owners committee he should not be entitled to rent short term the apartment as he would need a hotel license. Short term rentals are illegal in condominiums. Ask him if he's going to comply with the tm-30 regulation then?
Second, just print a document in word saying that you are healthy ????

60 or 6000000 doesn't change anyway the fact that these people would bankrupt even a 40baht noodle stall, you can imagine what damage they are doing to a whole country.
