And  could  you  confirm that these same   farang have never  lost something, regardless  of perceived  status, in any other  location?

The way the  world  is now  everyone is a part of a  game in reality. Thailand  may simply but not  exclusively be a  little  less  generous  to the   naive.

maybe but not in the same manner as how it happens in Thailand. Ive lived in Australia / Spain and the attitudes are very different.

I don't really blame them as they are only looking after themselves and their family.

A cynic, no more no less and obviously not living here either. Depends how much you boasted about yourself and your assets! See you have been a long time member, since just last month. Think pinch of salt is called for.

Yes certainly, if you pronounce yourself as someone with a bit of cash, splash the cash so to speak then for sure you are basically setting yourself up.

To be fair the majority of farangs i've met in Thailand have at some point lost something, regardless of their perceived status.

Don't get me wrong i enjoy visiting Thailand but as a farang you are part of a game.

  3. Agree with above poster Thai women are easy to get in bed.

Having been out with many non Issan / bar girls and was surprised how forthcoming they were.

Problem is I lose interest in it when its on a plate, I like to build it up a bit. The funs in the chase not necessarily the end result.

Other problem is any Thai women that speaks English to a level where conversation and flirting is possible has already had more farang sausage than you could imagine!

  4. For the the Thais its like investing in stocks, some cash in early and others are playing the long game....the ultimate goal is the same, to get money.

Having worked in Thailand and spent a fair amount of time there with respected Thais of the local community and basically it whats you've got and how much, sad and not saying other countries are different but they are....

Yes you have respect there however its only because of what they might think you have or what might be coming in the future, (Reciprocity)

Getting married or having a relationship with a farang is a career choice for many thai people. Some people enjoy their job but most don't and just endure it. Either way they wish they had other choices but they don't.

Don't kid yourself, Thailand its the wild west. Enjoy the show and only put in what you are prepared to lose.

  5. After reading the OP and subsequent posts its seems you have decided to do exactly what you already have been doing!

It appears that you have everything you could ever have hoped for.

Anyways, my advise is to do whatever you like doing, you certainly have enough experience in both countries and enough money

Enjoy yourself. Oh and regards to the pollution in the North.......anyone?

  6. As mentioned they are a pack animal and if you wonder into their territory with your own dog you have are going to have a different experience than if you were walking alone.

Dogs 'communicate' by smell and energy . You cant fake it as dogs will see your true colours.

TBH if you are with a dog and get approached by a pack of dogs (Like i have several times) Its best to remain as confident as you can and do not hesitate at all. Walk around them rather then away from them, as this will encourage them to continue their attack. Rocks tend to put them off but its not the ideal situation and the last thing you would want to to do is injure any soi dog.

The odd (1 or 2 ) soi dogs you might bump into in town can easily be put off by actually approaching them with your dog. My dog has actually made some friends with soi dogs on the 'beach' at soi 35 and they often play together.

I have never had any issues with soi dogs in packs or on their own when i have been on my own.

I also was hoping the conversational level might be higher than Pattaya. (ie: people have conversations not limited to food, the evils of Thailand, Thai women especially, how drunk they got last night, or football)

Ill try not offend everyone but Thailand as a whole tends to attract those very people so it tends not to matter which part you are in. The art of a decent conversation tends to be lost out there.

Hua hin tends to attract many Scandinavians and also the French ( whom tbh are the people i spend most of my time with)

It must be bad when you'd rather hang out with the French than the English lol ;)

  8. Thais will throw rocks or stones at them, which ive had to do a couple of times as had about 6 of them around us.

As above the action of bending down triggers a 'Pavlovian response' in the soi dogs

Thais attitude to dogs is changing...I have seen a few locals in Hua hin, attempting to domestic some of the soi dogs by actually taking them as pets and seen them walking them with bits of string as a lead, which is nice.

I used to take a bag of feed on the way upto Khao Hin Lek Fai viewpoint and fed many of them and they are not aggressive when you are without a dog i.e threat to them

I do agree with u that foreigners often go to Thailand and fall inlove with the country and so easily buy a home.So they use lawyers and often  a farang lawyer.Than for such a lawyer to come up and construct  twisted solutions is not what we should expect from such people. We should use and pay lawyers for only exactly to operate within the law!

yes and the situation isn't helped by the real estate agents. I believe anyone can set one up  and there is no code of conduct or duty to the public. They don't care as they are coining it in.....

  10. have many houses in company names...I'm very happy with my setups....you didn't do enough homework and probably chose the wrong lawyer

yes it certainly didn't help me. Have you sold any of your houses previously? Did you sell the company to the new buyer?

I knew of an acquaintance who owned electric mango in soi 112 Hua hin. He 'owned' it through a company but when he went to sell he had to 'pay' 1m baht to someone (thai) that was associatted with his company. There was no other way round, he had to sell so he paid the 1m thb to get the rest of his capital back

  11. The Thai law is actually very simple. A foreigner is not to allowed to own land in Thailand. That's it.

Ok you say the law is straight forward, its the thai advisors and lawyers that are selling illegal products or encouraging you to enter

into this type of arrangement thats the problem then?

Thai law eh..... No gambling yet they sell lottery tickets on every soi. No prostitution yet pattaya contains over 10,000 girls selling sex? How on earth are you supposed to operate in such a backward country i'll never know.

a 30 year lease is great if you only want your house for 30 years or will pass on to your thai family.

Seems only option is to buy a condo but that t wouldnt interest me.

Thanks for all your comments. There is more going on behind the scenes with these people which i cant mention at the moment (its not directly connected to my houses though )

There are more to blame don't u think so?

They should not be selling these companies for house purchases regardless of the way it is done.

We've all experienced and been confused by thai law. It certainly wouldnt surprise me if it all came tumbling down at some point.

It was suggested that i should've set the companies up as 60% / 40% rather than the normal 51% / 49%.

Better you forget about all this Ed and move on....your out of your depth here trying to understand all this

lawyers and accountants never volunteer any information....they only answer your questions if it suits them

maybe they saw a wood duck like yourself and decided you were easy prey

Thanks for your comments.....yes they must have seen me as that.

How can he get any help from the Thai Bar Association

as quoted in previous posts the lawyer actually did nothing wrong

the OP didn't ask the right questions and then became confused...can't blame the lawyer on this one

its Ed Strong who doesn't know the procedure

Once i set up the companies i had to return to the UK over the subsequent weeks i asked the lawyer for details of the companies.

This is where i was met with silence, she would not answer me or reply!

I then asked the property agent if she knew any details about my companies!? She replied she knows nothing / zero!

So i then found another lawyer to check on my two companies and she informed me that the above agent was indeed director and her family were shareholders ( Hold on 3 weeks ago she knew nothing about this or had any details )

That is the procedure is it?

Yes i stand no chance in court but i have all the above chat recorded and stored.

I have no doubt they would have let me rent out these houses and take the rent money however when i came to sell that's when the problems would arise.

Just when I think falangs in Thailand have learned the lesson we can't own property in Thailand, along comes another one.

Why this obsession? I've been renting a condo in Thailand for 8 years now, no problem, no angst. If I was kicked out tomorrow, there are so many landlords who would love to have a reliable tenant.

Its not an obsession just thought it wouldn't loose money....I was never planning on living in them just rent it out for a few years then maybe sell it.

I was wrongly advised by people who are directly involved in that business.

Just seems like a scam like many others conducted against the falangs out there....

Big smiles and couldn't do more for you attitude when really they are just planning on fleecing you.

U have proof of payments and receipt?

I have all the receipts for the payment but they are not in my name only that of the agent.

I can prove that i sent approx £140,000 to Thailand from my business in UK to Thai account

Also i sent two payments (£6,000) directly from UK account to Land and construction companies associatted with the development in hua hin

  17. mrboats and SOUTHERNSTAR

Thanks you both seem to confirm the same.

''the lawyer is correct you cannot transfer a house into a company that's not 100% Thai owned''

This was never explained to me at the time or afterwards. Just a silence when i asked for details of the shareholders of the company.

''In your case if the companies have been formed and now you don't need one as the sale has gone south, do you think it is okay to backtrack and not want the company ? ''

Originally there wasnt a proposed sale, just that this would be the way to do it and then try to find a buyer and 'sell' them the company.

When they wouldnt give me any info about the companies then i refused to use those companies and that also there was only 1m THB registered capital on each company which i wassubsequently told wasnt sufficient for a house that was worth 3m +?
