  1. I appears that the stimulus bill has finally passed. I am curious as to weather or not I have to complete and send in my tax forms to the IRS for 2020  before I can be considered eligible. Last year I received the first stimulus check in my American bank account before the IRS received my tax forms for 2019. It is the same back account that my social security is sent to every month.

    This seems to be the best way to ensure that I can keep the house in the event of my wife's death. My wife seems to think that because I am legally married to her I have a right to stay in the house until I die if she dies before me. This word "usufuct" . What might the Thai translation be. (or is it Thai). Actually, my Thai wife and I have a will for the few bank accounts that we have and she included the house in the will. We have no children or beneficiaries meaning that in the event of my death, everything is hers and vice versa. We have a lot of our savings in 2 joint accounts. I have read that in the event of either of our deaths the other automatically assumes ownership of the accounts when the accounts have joint ownership. We have recently bought a new car and the car is not in the will. Unlike in the past, this time we put the  car is in my wife's name. In the event of my wife's death, I suppose i would just continue driving it as usual. I don't believe any relatives could take the car. But I might have a hard time selling it if I wanted to.

    I received the notification here in Thailand, where I reside.   On the outside of the official social security administration envelope is printed "letter par avion" so I guess it is standard air mail. It shows a monthly benefit increase of 1.3%.Hhoping  my SSA 1099 is on the way.

  5. I got the quote below from Siam Legal regarding purchasing a condo in Thailand. It seems to me that transferring money from my US bank to transferwise and then from transferwise to my bank in Thailand, that this would meet the Land Department's requirements. My Thai bank would know that the money came from the USA and would the write the appropropriate document guaranteeing the authenticity of the transfer. 

     

     

    "In the case where foreign currency is remitted into the country by bank transfer from April 1, 2004 to the present: if the amount of money transferred is at least $50,000 USD or the equivalent, then evidence in the form of a Foreign Exchange Transfer form may be offered. If the amount is less than $50,000 USD, the evidence from the bank certifying the purchase of foreign currency or the transfer of foreign currency into a foreign deposit account may be offered."

  6. I am thinking of buying a condo, quite inexpensive, not more than 400,000 Baht. My small bank in the US doesn't transfer money to overseas banks so I am hoping that  a money from the US to my bank in Thailand using transferwise will meet any of the Land Department's requirements  for money transfers for Condos. I went to my Thai bank and they said all they need to do is write a letter on company stationery  guaranteeing that the money came from the US. Is that it I wonder.

  7. I called the immigration office and asked them if they could send a certificate of residence to my hotel in Chonburi. He asked me to send him a picture, a copy of the first page of my passport, and a copy of my wife' s ID card. He asked me to use LINE. I did as he asked and I received the certificate of residence by overnight carrier and I was able to sell my car within a few days. (1000 Baht  transferred  into his account using mobile banking) It was worth it.

  8. I just did a google search and it seems a residency certificate or work permit is required for an expat to make the sale. 

     

    "If an expatriate, the seller or buyer must provide signed copies of their passport, visa and work permit, or official confirmation of residency from either the Thai Immigration Bureau or their embassy. If Thai, the seller or buyer must provide an ID card and House Registration Document (Tabien Ban)"

  9. As far as I know, a foreigner always needs a certificate of residence to show to the dept. of motor vehicles. The buyer told me that they would need to have the certificate or proof  of residence from me when transferring ownership. If the local immigration won't give me the certificate because my residence is in a different province, I might have to go to the US Embassy in Bangkok and get the certificate of residence. I was hoping to avoid that.

     

    "If questioned just tell them that you are now living here, and don't mention that you intend to return "home" at the end of the day."  I am not sure why I would tell then I am living here. I am only going to be here for a day or two. The immigration must have my address in their computer. They needed it for my one-year marriage extension. You can get a proof of marriage certificate in an immigration office in Thailand so I am hoping the same applies for proof of residence. 

  10. Is it possible to get a certificate or proof of residence from a province you are not living in and that you do not do your 90-day reporting in. I drove my car to another province to sell and just remembered that I need a certificate of residence to complete the sale. I am planning to go to the nearby immigration office with my passport and one-year extension based on marriage. I am planning to sell the car and then return to my home on the same day or next  so I am hoping that not only can I get the proof of residence but that they will print out the certificate the same day I request it.

  11. A very kind of dumb question. I don't remember having ever scanned a document. Could I not just download the 7162 document as a PDF doc and then email it to Manila as an attachment.
