I am thinking of buying a condo, quite inexpensive, not more than 400,000 Baht. My small bank in the US doesn't transfer money to overseas banks so I am hoping that a money from the US to my bank in Thailand using transferwise will meet any of the Land Department's requirements for money transfers for Condos. I went to my Thai bank and they said all they need to do is write a letter on company stationery guaranteeing that the money came from the US. Is that it I wonder.

I called the immigration office and asked them if they could send a certificate of residence to my hotel in Chonburi. He asked me to send him a picture, a copy of the first page of my passport, and a copy of my wife' s ID card. He asked me to use LINE. I did as he asked and I received the certificate of residence by overnight carrier and I was able to sell my car within a few days. (1000 Baht transferred into his account using mobile banking) It was worth it.

If I am living in Surin but want the residence certificate from an immigration office in Chonburi I don't think I would tell them I am living in Chonburi. The computer will show my residence is in Surirn and my 90-day reporting is done in Surirn. Actually, I am selling the car to a woman in Chonburi so I will definitely need a residence certificate.

I just did a google search and it seems a residency certificate or work permit is required for an expat to make the sale.
"If an expatriate, the seller or buyer must provide signed copies of their passport, visa and work permit, or official confirmation of residency from either the Thai Immigration Bureau or their embassy. If Thai, the seller or buyer must provide an ID card and House Registration Document (Tabien Ban)"

Maybe I am out of date. But I needed one to both sell and buy my car ten years ago. The transfers wouldn't have gone through without them. The woman who is buying the car insisted that I needed some kind of proof of residence. I will try to sell the car without one and see what happens.

As far as I know, a foreigner always needs a certificate of residence to show to the dept. of motor vehicles. The buyer told me that they would need to have the certificate or proof of residence from me when transferring ownership. If the local immigration won't give me the certificate because my residence is in a different province, I might have to go to the US Embassy in Bangkok and get the certificate of residence. I was hoping to avoid that.
"If questioned just tell them that you are now living here, and don't mention that you intend to return "home" at the end of the day." I am not sure why I would tell then I am living here. I am only going to be here for a day or two. The immigration must have my address in their computer. They needed it for my one-year marriage extension. You can get a proof of marriage certificate in an immigration office in Thailand so I am hoping the same applies for proof of residence.

Is it possible to get a certificate or proof of residence from a province you are not living in and that you do not do your 90-day reporting in. I drove my car to another province to sell and just remembered that I need a certificate of residence to complete the sale. I am planning to go to the nearby immigration office with my passport and one-year extension based on marriage. I am planning to sell the car and then return to my home on the same day or next so I am hoping that not only can I get the proof of residence but that they will print out the certificate the same day I request it.

If the will states that the foreign husband will inherit the condo upon the death of his Thai wife would this be legally feasible I wonder. My understanding is that foreigner has to bring funds from abroad to own a condo. This would seem to make the will problematic.

How long are the certificates of residence good for. A month, a year?

A very kind of dumb question. I don't remember having ever scanned a document. Could I not just download the 7162 document as a PDF doc and then email it to Manila as an attachment.

I received a letter from my brother who lives in New York. It took 11 days to get here. This was in early July.

I just checked my American bank account and a check from the IRS for $1,200 had just been deposited. It is the same account that my monthly social security check is deposited in. I didn't include any bank details on my 2018 IRS tax form. I filed a joint return with my Thai wife and included her ITIN number. I thought this made me ineligible for any stimulus checks. I have yet to send my 2019 tax form to the IRS (I have applied for an extension-October 15th). My Thai wife just got a bunch of money from the Thai government because of some farm land she owns and cultivates. All this free money. What a wonderful world.

After reading the last topic on the announcement, I guess I better start thinking about doing a 90-day report. My last border crossing was in Feb of this year so the next crossing would have been in May (I have been on a Non-O Multiple Entry based on Marriage) and I didn't have to do a 90-day report as I was only in the country for 85 days before exiting and entering Thailand. And with the general amnesty until July 31st, I have not been required to do a 90-day report. If I am reading the the last item on the announcement correctly, I think 90-day reporting does not apply to me. Might just hop down to immigration and see what they say.

I have a one year Non O Multiple Entry based on Marriage which expires Nov. 17th, 2020. I did one border crossing in Cambodia and returned the same day on Feb. 12th, 2020 so my 90 days was good until May 11th, 2020. Becuase of the July 31st amnesty and because of the obvious travel difficulties and retrictions in Thailand I have been waiting for clarification from Thai Immigration as to what to do next. Are there any nearby countries where I can do a short one day border crossing and come back into Thailand, the same day if possible. I know Cambodia is requiring 100,000. What about Malasia and Myanmar. And, being an American, would I be allowed back into Thailand? I am going to the local immigration office tomorrow to see what they say. With some luck, they might give me another 90days without having to leave the country. I would consider flying to Vietnam or Singapore if I knew I could get back into Thailand.

I am wondering what kind of penalty you might have to incur for filing late. I know that if you owe the iIRS money and you file late you have to pay interest on what you owe and maybe a late fee. But what if you don't owe anything and you still file late. A slap on the wrist?

Actually. I entered my correct AGI the first time I filed which is why I couldn't understand why the efile was rejected. Turbotax then suggested I try again but this time submit the efile using $0 for AGI. Anyway, I eventually got the extension. Thanks for your feedback.

Thanks you guys for your replies. When I did my 2018 tax return last year (for 2018) I with Turbtax I was able to e-fle but this year I wasn't. You need to include your AGI and I did but it was still rejected. Turbotax suggested that I try to e-file again but use $0 for my AGI. I did but it was still rejected. No big deal. It's just a lot more convenient. I have since downlaoded my return (PDF). When I logged onto turbotax a few days ago to get an extension (e-file) I couldn't follow their instructions. But yesterday I googled 'e-file extension Turbotax' and a Turbotax site appeared with a few questions and then , after logging in, I was able to successfuly e-file my extension request.

I have had absolutely no luck in locating a site where I can file for an extenstion electronically. I've been to my Turbotax site and the IRS sites but no luck. I can download an extention form pdf and send it but where can I fill out a form online and click it and send it to the IRS (efile). This shouldn't be difficult. but then it is the IRS. Actually, I tried to file my return electronically with Turbo tax 2 months ago but the IRS wouldn't accept it.

I got the quote below from Siam Legal regarding purchasing a condo in Thailand. It seems to me that transferring money from my US bank to transferwise and then from transferwise to my bank in Thailand, that this would meet the Land Department's requirements. My Thai bank would know that the money came from the USA and would the write the appropropriate document guaranteeing the authenticity of the transfer.
"In the case where foreign currency is remitted into the country by bank transfer from April 1, 2004 to the present: if the amount of money transferred is at least $50,000 USD or the equivalent, then evidence in the form of a Foreign Exchange Transfer form may be offered. If the amount is less than $50,000 USD, the evidence from the bank certifying the purchase of foreign currency or the transfer of foreign currency into a foreign deposit account may be offered."
