In investment, there is buy and sell, not just buy. There is a timing to get in, and a timing to get out. Or else, why would you be selling those bank stocks almost immediately after an IPO?

bank stocks conversation have got no place in this section as has bitcoin no place either, it's not a money forum, it's all about thailand

you've hijacked this section for your own personal agenda, you've no place to be advising people not to buy to save them from losing money, who do you think you are? advising people not to buy real estate in Thailand in a section about buying real estate in Thailand, do you think that because you've made so many posts you have your own rules? that you are special? well I can tell you that you are just the same as me and anyone else on here, your number of posts are irrelevant.

if it was a section on buying a swimming pool, would you be right to be advising people not to buy a swimming pool?

if it was a section on buying a tv in thailand, would you be right to be advising them not to buy a tv?

if it was a section on buying an eight bedroomed house in thailand would you be right to advise them not to buy one?

    get my point????????????????

this section of this forum is not about investments, maybe you should start up another forum?

as a recent property buyer in thailand I come on to this section expecting to read about such things and other people who are doing what I've just done as that is what this section is all about after all? instead i have to read know it all's trying to save me money by telling me that I shouldn't be buying and what a fool I or anyone is who buys real estate in Thailand.

oh I see destiny, you're talking through experience, I can't comment as never used steroids but if you like to use them I don't care, none of my business, I'd rather talk about the joys and benefits of living and owning property in thailand and what's involved in the process, that's what this section is about unfortunately it's been hijacked by guys obsessed with money and investments and that's not at all what this section is about, it's about owning real estate or land in Thailand

So what valuable investment advice would you be contributing to the followers of this forum section? That money is not important at all, and they should not be obsessed with it?

Or perhaps, just rub tree barks?

I am in no position to give any one investment advice, how other people invest their money is none of my business but I thought this was a real estate topic for people buying real estate and spending part of their lives in Thailand and how to go about it ,not about know it all's dishing out investment advice and advising you not to buy property in Thailand, this section is about buying property in Thailand trogers, not about you advising people not to buy property in Thailand, your comments totally contradict what this section is about and belong in some money making forum

And what selfish interest do you hide in this forum?

I am happy to say I have extended advice to some people in this forum here through PMs and they did not come back to me with regrets.

yes you are right trogers, I have an extremely selfish interest, after many holidays and good times in Thailand I choose this country to buy a holiday home and improve my life, not to rent, to buy as want to live in my own home in a nice sunny climate in a country I love to visit, I am selfishly trying to improve my life, selfishly spending my money on me, selfishly having more fun, selfishly spending my hard earned savings accrued over many years from hard and stressful employment which soon I selfishly will stop doing so as I can spend more time in Thailand in my own home 150 yards from the beach which I selfishly choose to buy.

I read this forum as i wish to educate myself on Thailand, if I want to learn about business and making money? I'll read something else

Sixty percent are speculators, waiting to resell or rent out.

Assuming 80% of new developments comprises mainly of studios and 30+ sqm 1-bed, we can say that there are over 50,000 units in the hands of speculators. Good luck to them.

It's too late for recent buyers of such units to back out. But there is still time for potential buyers to stop their foolishness.

maybe my reading is not so good but the report says that there COULD be a problem in 2019, this is still 2017,

this topic says it's official and already happening but now any report that it COULD happen in over a years time

is enough to get trogers and the like to get over excited and claim that after all they are correct in their desires/dreams

that there is a crash in the Thai propery market.

if they wait long enough then of course they'll be proved right, this topic is already very old and as of now

there's been no crash, eventually of course this can and will happen but will they fall back to the way below the prices

of when this topic was actually started??? it will have to for these jealous, green with envy guys who don't

have the balls, the money or both to buy a property in Thailand to be proved right.

and even if it does happen the guys who did have the balls or the money will still own a condo, the envious posters

on here will maybe be able to haggle with their landlord and get a few baht off their rent, good luck with that, I'd still

prefer to live in my own place and pay rent to no one and have a place I can call home, for me that is something

I am willing to pay for, each to their own of course.

my condo will be empty for probably 7 months of the year, it's mostly for the UK winters, it's my second home,

of course I don't rent out my first home and I won't rent out my second home either, you money obsessed guys

who post on here have to realise that not everyone is as money obsessed as some of you obviously are, there is

more to life than money and life is short, to own a holiday home in a sunny country is something most Northern

Europeans would have if they could, I can and I have, the jealous on here should accept there is many like me as literally

millions of foreigners have bought (not rented) property in Thailand!

absolutely ridiculous to regret your purchase due to the moaning, bitterness and venom you read on thaivisa.

are you that insecure or careless that you didnt have a clue what you were getting into?

this just sounds like purchase anxiety to me.

yes I know I am being ridiculous and definitely is purchase anxiety, I considerd Spain but their tax issues scare the hell out of me and Cyprus which is good value but ultimately choose Thailand as this is where I almost always go on holiday, I was naive to the goings on in Thailand which I've since read on here and it was not for me a small purchse costing £175k and a one time opportunity for me, cost me more than my home in UK but to live  next to the sea in a new build with a unbroken sea view means you have to pay a large premium, I could have saved £50k by being half a mile away from the sea in an older property but I'm only doing this once and is an investment only in the quality of my life, not interested in making money and dieing a richer and unhappier man.

the same way I have been put off by what I've read on thaivisa I am encouraged by what I've read on this topic, I'm now back in the UK and guess where I wish I was right now? nowhere is perfect and most of the issues people complain about on here will not affect me, you only get one life, this isn't a practice, the years fly by and this is why I decided to buy my condo and make my quite boring and quiet life a bit more interesting and fun, you can say many things about pattaya but never boring or uninteresting,

nothing is perfect, I love Thailand, I hope I made the right choice, in future will try my best to ignore and not read the guys who have got absolutely nothing good to say about Thailand on here, I don't really get these guys? if thailand is so bad, why are they still in Thailand? why are they on a Thai forum? and why do I even take any notice of them???

    thanks for all you comments.

  7. thanks newnative, I think a seaview and next to the beach would be special and if I were to bail out and instead choose cyprus or tenerife I'm not going to get as close to the beach for what it costs in Pattaya, probably add 60%, 70% or more and out of my budget.

seems the reasons i bought I now ignore and focusing instead on the bad stuff, I admit i do listen too much to the bad stuff, I'm an indecisive person who was decisive when choosing my condo and now read all the bad shit and I shouldn't, it was not my intention to encourage people to post good stuff but admit I am enjoying reading the positive messages and feel better for reading them and have a decision to make in early new year about staying or selling and I am encouraged by the positive posts.

seems for now the negative posters are having the day off?.....I did expect to get hammered but wanted to get my thoughts off my chest and here on my own so thought why not post what I am thinking?

Okay, buying off-plan isn't a great idea but you haven't specified what's gone wrong, if at all.

So, please provide a straight answer as to what has gone wrong with your off-plan purchase, Hugh?

nothing has gone wrong, after I bought it  I came on here to read that only an idiot buys off plan and that the market is about to crash big time, I try to tell myself these guys are idiots but be lying too if i didn't think what if they are right? what have I done?

I fell in love with the idea of owning my particular condo that's why i bought, it's nowhere near finished yet but when it is next year I think it will be one of the most desirable one bed condos in Pattaya and won't be difficult to sell as has great location next to the beach with uninterrupted sea views, well I hope won't be difficult to sell.

ever since I bought I've became a regular reader on here and to be honest I was clueless about Thailand and many of the things that go on here and much of what I read has made me come to the conclusion that I made a big mistake,

Now I just make fun of their posts whenever possible. I've loved living in Pattaya for years and still do. Take Pattaya as it really is, not as TVF Pattaya bashers say it is. ('Course, if you don't bash, then they'll label you as a wearer of rose-tinted classes, Thai apologist with head in the sand, and the worst term of opprobrium known to any TVF Poster: real estate agent!           Before, before, before, before anything else, you need to remember that the number of Pattaya expats posting on Thai Visa represent just a tiny fraction of the expats actually living in Pattaya.  So, you start there.  Then, it's obvious that a good many people posting don't actually even live in Pattaya.  They suffer from Pattaya Envy and, yes, it is has some similarities to that other envy that starts with a 'P'.  They wish they were big enough to live in Pattaya but they're small and timid and stuck in some dreary basement in Cornstalk, Nebraska and, for whatever reason, feel that they can comment on all things happening in  Pattaya.  It never fails to amaze me the number of people keeping track from far away on what is happening in Pattaya and they either don't live here or only visit occasionally.  (And, if it is so bad, why do they keep coming back?  )

The other thing to remember is people that are happy are much less likely to write they are happy than those who are unhappy are to write that they are unhappy.  So, you get a lot more complaining than praising on Thai Visa.  Just the way it is and you need to be aware of that and not let it overly cloud the way you feel.  And, that's really the important thing, as some posters have already said.  How do you feel about living here, regardless of anything you have read. You mention that you have been to Pattaya a number of times.  What keeps bringing you back?  You may find that the things that bring you back as a visitor will be just as enjoyable year-round.

I, myself, do my share of complaining on Thai Visa.  As a year-round resident I feel I can make a comment on the state of the sidewalks, traffic, and so on.  I did the same about where I lived in the US.  That doesn't mean that I don't like living here--just that I am invested in where I live.  I think for a lot of us it's just a way to vent a little.

I urge you to see the Pattaya that is out there beyond Walking Street and Soi 6.   I think too many of the postings on Thai Visa seem to revolve around those two areas and too many people judge Pattaya just by its party element and nothing else.  There's a nice world of interesting people who have made Pattaya their home, some part-time and some full-time.   And, there's lots to do away from the bar scene.  I think it's likely that however you fill your time where you currently live, you will be able to do much of the same things in Pattaya.  Try it for awhile and then decide to stay or leave.

thank you for your words, as I replied to another poster I'm not really sure what my post was trying to achieve and maybe just wanted to get my thoughts into words, of course I realise there will be a disproportionate amount of negative comments and yes I'm being terrified by them.....yes I like thailand and maybe was seeing things through "rose tinted spectacles" when I decided to buy an expensive condo but the same condo by the beach in Florida or cyprus or the canaries would be double the price and I couldn't afford that so maybe I have to accept that and just get on with it.

my thoughts are sell, try not to lose too much and try and buy elsewhere but I'm sure if I logged into that area's forum they'd be doom and gloom mongers having their say there too, the things I am now reading about Thailand and there are many are putting me off and best thing is to just stop reading them even if that's me burying my head in the sand.

not got a clue really what's going to happen? I do think at this moment better to sell and accept my punishment for my foolishness but hey, I've been here almost 2 weeks and been no sunshine, haha maybe that's all I need to fall back in love with this place???

One persons "despicable" is a others "heaven"so trust your own judgement
It seems like you may have jumped in a bit quick buying an off plan condo but if Pattaya is where you want to be then so be it.

Sent from my iPad using Thaivisa Connect

I'm not sure the point of my post either? and you are right I was a bit quick but I'm in my 50's, how long can I wait? I decided to take the leap and buy a condo and never once read Thai Visa and then started reading, maybe looking for positive messages as it was a big decision for me, looking for reassurance I'd done the right thing, sadly for me that's not what I read and completely surprised by so much negativity so instead of reassurance got the complete opposite and now regret my decision and admit I am an idiot.

before I'd only read barstool banter on pattaya addicts and maybe I should have stuck to that?

Nothing is better or worse here or elsewhere. You have frustrated, negative, agressive, rude people all over.

Look at the good things around you, as I'm sure there are many. And then enjoy what life has to offer in your present situation...

thanks, honestly if I was to make a post of the things that have worried me that I have recently read on Thai Visa, it would be an incredibly long post and much of it very serious stuff and it has put a big question mark in my brain and had me asking myself some serious questions.

I may have to make the best of it as one of the things I've discovered from reading on here is that the condo market is dire so I may not even have much choice? hope not, I've never had a bad holiday in Thailand, maybe I should have stuck to that and I suppose was greedy wanting more?

    Can't be that bad then.

  15.  I recently bought a condo off -plan in Pattaya and now sorely regret it, I am currently in Pattaya on holiday,

have been many times before, maybe not as good as once was and everytime I come on to Thai Visa, something I only started doing after I purchased my condo I read so many hellish things about Thailand and the more I read the more I question my decision to buy a condo, the things said about Thailand on here make it sound like a despicable country and a terrible choice for a retirement holiday home and I wish I had started reading Thai Visa before I purchased as I'd never had bought it.

ok I was naive and stupid and my own fault and I will live with and deal with the consequences and most likely sell at a loss and lick my wounds for my stupidity, life is too short and thought Thailand could be my answer to improve my lonely middle aged life but was naive and now my eyes have been opened by all the negative stuff on here and realise Thailand is ok for short holidays but to live for long periods I now think is not a good idea, the negative guys have a very loud voice on here and many have not a single good word to say about Thailand but I'm listening and many things they say are or could be accurate and I'm asking myself  "do I want to live in such a country?

maybe I've made some of these guys happy wth my honesty and they'll take pleasure in writing what an idiot I am but really I am just a faceless nobody to them and would hate to be such a sad person as that who gets joy from a unknown stranger, I'll recover from whatever loss I take and I'll look elsewhere and put it down to experience and more stupidity from me and move on and now take the inevitable stress and pain, I've given myself a lot of upcoming hassle now but don't want to live in Thailand any more, there is just too many bad things.

  16. this news relates to Thailand trying to boost their yearly GDP figures to around the 4% mark so they can claim

positive growth and are worried because of the recent mourning periond that GDP figures will be affected adversely

and are hoping to boost consumer spending in the run up to the end of 2017 to boost the GDP figures

any such news on ThaiVisa gives ammo' to the guys who like to bash Thailand and I'm reading that the economy

will tank, the baht will crash, there will be an early election, the army has spent all the money etc etc etc all on the basis of this one news story.

in truth the guys writing this stuff have no clue and even if their negative bullshit actually turned out to be right for once?

it would be because they got lucky, I read so much of this negative stuff on thai visa that I almost stopped reading, sadly a few posters can have a very loud voice and these guys although difficult have to be ignored.

  17. unable to delete my account, tired of only reading from the money obsessed moaning, never happy, always bringing thailand down, bordering on racist comments on here from the few idiots with a lot to say....I love Thailand, had many holidays there and never a bad one, of course it's very different from the UK in so many ways and that's only to be expected.

if someone from the forum can delete my account...thank you.

to the smart and honest guys on here I've enjyed reading your posts but the small minority with the loud voice,

obsessed by money and who ridicule anyone who doesn't agree with them I will happily never read their selfish stupid messages

Hugh McKee is correct that there is a lot of negativity on this board, often directed at others, either directly or indirectly, like you’re a fool if you buy property, want to start a business, Thais are bad people who wants to scam you, not to forget all the personal insults that are thrown your way if you make the mistake to try an argue with some of the ludicrous statements that are so often uttered on this forum.

Thailand does indeed have some real issues (corruption, lack of democracy/free speech, poorly educated workforce, ambiguous laws with lax/random enforcement, little consumer protection, and of course human trafficking) and the sustainability of the current real estate developer’s business model is also questionable.

But if you’re an affluent educated white guy, chances are good that you’ll have a great time in Thailand and many of the things written on this forum is just so far from the reality that I experience in Thailand.

In general I do like to be subjected to opinions that are different from my own, but I have found that some people on this forum just repeat the same negative stuff over and over again (or tell us all to invest in gold bitcoin), and it’s pointless to start to argue with them, so when I spot a pattern, I just block them.

In fact, the person who started this thread is currently on my ignore list, because he was popping up in most threads about real estate just to tell us all how stupid it is to buy in Thailand.

Meanwhile I am really enjoying the condo that I paid eight figures for, even though I had to join the board and basically take over the duties of the JPM because he was incompetent, but now I am in charge of the building’s finances, and I talk with our building manager regularly, so how our staff or even JPM would be able to steal from us (unnoticed and without consequences), as you so often read here, is a mystery to me.

Will I be able to sell my condo for what I paid? This is not at all a concern for me, as I bought the condo to use in the foreseeable future and actually just bought the 20 year PE visa, implying that I will be coming here for a long time.

What worries me much more than condo prices is the faith of the Thai democracy, this is what makes me have second thoughts about having bought a condo in Thailand.

But currently, I just don’t know of any other country that offers the same as Thailand: Great food, climate, nature, infrastructure, friendly people, high living standards (if you have money) with access to most Western products.

so happy to read this, thankfully a bit of honesty and realism

the guy who started this topic funinsuninbangkok is posting very recently on another topic how he supports US having a war and bombing North Korea, I would have thought no one in the world would have wished that, proves what type of person he is and how he should never be taken seriously.

Some people are unsure of their move to purchase and seek assurance from such forums.

Alas, to come across such posts that give sleepless nights.

I bought, with a clear purpose and timing. And when it's time to sell, I would. But all considerations in an investment perspective. No sleepless nights.

I read this forum before buying and knew that a very small group of people on here can make a loud noise, sure after buying your negative comments maybe annoy me more hence posting.

as for sleepless nights about investments? I don't have any investments, my condo is going to be my second home, my first home is a property I bought in 2007, 10 years later I probably would get £25k less than I paid for it 10 years ago, how many sleepless night have I had over this?...eh none.

my last post all you cyber bullies and racists on here, maybe I'll post some photos and good reviews 6 months from now of my beautfiful holiday home 50 yards from the beach, all bought and paid for by a working class guy.

  22. which condo did you buy funandsun?  of course none and are fiercely jealous of anyone who can and does

so what thailand has some crooks, you could get similar news reports from every single country in the world.

and for your information, I watched my condo building being built for one year before taking the plunge, spoke to the developer several times, from an another country there's only so much due dilligance you can do, just because you can produce 2 news articles where people have been conned means absoluely nothing to someone with any sense, to you funandsun who has little sense these news articles get you excited and mean the world.

funandsun your a complete idiot, you already posted that sansiri's profits are only because they overcharge

maintenance fees to condo owners, now you think that a couple of bad news reports means every Condo purchase in thailand is the same...as i said your a complete idiot.

talk about generalising, this is what you wrote earlier today about Thai men, you do in fact have a very small brain.
